I'm SUArta Back!  The FHA Spot Condo Approval Mortgage lenders that see a fair amount of FHA loans have, for the last few years, lamented the loss of the condominium "spot" approval.  This erstwhile shortcut would allow a single unit of a condo project to be eligible for an FHA loan even where the entire project might otherwise not pass muster.  And for FHA, it's been widely recognized since the sunsetting of the spot approval that buyers whose search requires an FHA loan and a price range that might only include condos, had real challenges ahead.  Specifically, their target inventory would need to be confined only to existing FHA-approved projects, which can be found on the FHA approved condo list. However, as of 10/15/2019, the Federal Housing Administration has reinstated a version ...

The Savina sales team recently announced they are over 70% sold. That is amazing news for this new construction high rise considering the overall market conditions. Savina seems to have way more activity than the rest of the resale condo market in downtown San Diego. What sets Savina apart is the incredible location, right at the edge of the waterfront and little italy districts where all the action is. The waterfront has over $3.1 billion in redevelopment over the next 5 years. No doubts the best investment is the SD Waterfront area. Learn more about Savina in our page dedicated to Savina San Diego Condos.

11th Annual Brasil Jazz FestaSunday March 24, 2019 in San Diego We are so looking forward to the 11th Annual Brasil Jazz Festa that takes place at Dizzy’s in San Diego, on Sunday March 24, beginning at 6 pm. (photos shared with permission)  We have a particular fondness for this event, having attended the first 4 of these festivals when they were held in Encinitas beginning in 2008, and having gotten to know a number of the musicians. We have attended a few of the concerts downtown but somehow the time of day and drive has made it harder or it has conflicted with other activities. The Brazilian music is always wonderful, with regulars as well as guest artists, and with a relatively small audience and an intimate venue, it’s a special treat. The only better thing would be attending a con...

Wow, That's a RED Building!! I have been showing a fair nuber of properties in some popular urban neighborhoods in San Diego - Normal Heights, North Park, University Heights - and have enjoy seeing the different architecture, both residential and commercial.  We've toured a bunch of craftsman style bungalows as well as several homes with more of a spanish influence. Not only are they smaller than many homes out in Carlsbad, they are older...built in the 1920s and 1930s. I was in town again today to show a property and drove by this bright red building on one of tghe main roads, and had to grab a photo.

As of September 21, a new federal law allows you to freeze and unlock your credit report for free at all three credit agencies. This could have cost up to $19 per agency every time you locked or unlocked your credit report. A freeze prevents lenders from opening your credit report. This will stop fraudsters from opening any type of credit in your name. This action from the federal government comes a year after the Equifax data breach that exposed 148 million Americans personal information. The law also extends credit alerts from 90 days to one year. You have to freeze all three agencies to make the freeze effective. The three are Experian, Equifax, and TransUnion. You can do it on the phone, in writing or on their websites. You need to select the freeze option for the website. Most imp...

As a loan officer, I always ask Realtors what type of database management are they doing. I hear I mail out a Christmas card or a have them on an email program. Some even have their database on a monthly postcard system. (but not many)The ideal program is a postcard a month and a phone call quarterly. I call the phone call the intelligence gather opportunity. This way you can stay ahead of your people needs. You want to be finding out who has a child on the way and needs another bedroom, who has a job transfer coming up or the unfortunate divorce. With this information, you can be ahead of the game and start helping out your buyers and seller early on. This will normally prevent them from calling the neighborhood farmer or go to an open house and establish another relationship. Then y...

Wordless Wednesday: The Lady in the Green Dress  We spent several hours at Balboa Park on Saturday as part of our anniversary celebration. Some of that time was at a wonderful and intimate art musuem, the Timken Musuem (free admission) that features a collection of European masters, American 19th Century art, and Russian icons in 6 rooms.   Part of the reason for going was to see "Leela - Portrait of a Woman in a Green Dress,"a modernist installation by local artist Bhavna Mehta, inspired by the 1530 painting by Bartolomeo Veneto, "Portrait of a Lady in a Green Dress" also in the museum (see photo at bottom). This almost-lifesize "sculpture" is all paper, folded and cut. Truly amazing and beautifully colorful.

Smiling on a Saturday: Balboa Park Carousel  We spent several hours yesterday in wonderful Balboa Park in San Diego to celebrate our anniversary. We stumbled upon this 1910 carousel on our way to the rose garden and had to stop and watch, plus take a video and photos for the grandkids!  I understand the murals are all originals, and all but 2 of the animals (I think ALL the seats - the stationary ones and those that moved up and down according to my research) are original. It was great fun to see the riders - young kids with parents, older kids - all whirling around while the music played. It's been decades since I've ridden one of these...how about you?
