Confusion about Commission Rebate in Bay Area Recently I had a conversation with a client in Bay Area wanted to get Commission Rebate and at the same time be presented by his friend as agent. I know that it is hard for Real Estate Agents to give away their hard earned commission to clients, but sending the client to another Real Estate Agent to collect the commission rebate is not a fair thing to do It is obvious that the commission rebate is connected to agent, not to the property, 99% of the agents refusing to share their with clients, so it is obvious the 1% who do get more business, more work for less money Another issue is I sometimes send twits about other agents listings. I adore the neighborhood of Willow Glen in San Jose. I remember when I first moved to San Jose I lived in Cambrian Park (another great neighborhood) and would come to Willow Glen each holiday season to admire the Christmas Trees that the residents would place in their front yards. Yes, Christmas trees completely decorated with lights, ornaments, and a tree topper; a sort of neighborhood "festival of lights". An emergency measure taken this week, Senate Bill 94 is effective immediately and will remain in effect through January 1, 2013. The action taken by California Governor Arnold Schwarzenegger was designed to prevent distressed homeowners from being taken by companies charging upfront fees for loan modifications and then abandoning them. Senate Bill 94 prohibits foreclosure consultants, which includes attorneys who specialize in loan modifications and loan modification companies, from taking any compensation or fees before completing the service.This new law may likely cause many law firms and individual legal practitioners previously engaged in providing loan modifications services to close their doors. If you are planning to buy a Condo in San Jose or other parts of the state and planning to get an FHA loan keep reading. FHA has made some major changes to their condo guidelines and they go into effect of Nov 2nd, 2009. Some of the highlights: Currently lots of condominium projects in the bay area is approved by FHA. However, any project approved prior to October 1, 2008 loses it's pre-approval and must re-apply. To find a list of approved projects, visit the HUD link https://entp.hud.gov/idapp/html/condlook.cfm.
