Last night was my first time teaching the PESA system. My co facilitator and I had a total of 9 parents (the limit is 12 parents) In closing a few of the ladies asked if they could bring nannies, grandmas and helpers. It was a wonderful class.  This class in a nut shell teaches how to change you, so your children have great role models. When I took this class I noticed a huge change in my household. I also  think this system is a great addition to Real Estate. Anyone within the Berryessa school district should know this system is available and if you get the opportunity to take these classes, you should jump on it. I look for something positive to occur regarding real estate every day.  For most of 2008,  I embraced the hope that a new president promised.  I started to get excited as I   witnessed sales numbers go up while interest rates lowered to 4.8% in December 2008.  I re-energized when it was official that the Housing Stimulus Plan was about to be approved. The good news.  Nearly  4 million home owners will receive help.  Those who still have their jobs and are current on their payments, will receive help in modifying their loans.  That is wonderful news.  Unfortunately, less than 7% of homeowners in San Jose will benefit from the this plan.  The following chart was provided by Zillow. Almaden Valley has seen a continuing increase in its inventory. While Almaden seemed almost immune to the down market in many ways, the latest numbers are showing that even this desireable area is being hit by current market conditions. We had a big increase in the number of sellers putting their homes on the market in January. Worse, sales were the worst on record for ANY January, going all the way back to 1999. I love the Santa Teresa neighborhood.  You have the wonderful Santa Teresa Park with 1,627  acres of trails and the historical Bernal-Gulnac-Joice Ranch that offers visitors a taste of how a ranch was ran in the early 1800s.  Add in La Colina park for weekend soccer, kite flying, and picnics and you have a well rounded family neighborhood. I have biked many times along Curie and Colleen Drive to get to Almaden Lake Park and have many great memories of the area.  As with many neighborhoods, Santa Teresa has seen its share of short sales and foreclosures.  This week I wanted to point out a few homes with the intention of helping restore this great neighborhood to equilibrium. Today was a great day, I got up, my Husband was off to work, brought kids to School, sat down to work. Got a call from a past associate who needed assistance, so I met her at a Restaurant and helped her fix her tech problem (she bought me lunch ) YUM. As you can see my day was busy, but I was happy with how the day was going... I get asked by my clients if this is a good time to buy a home?  Or, "If this is the bottom"  To be honest, nobody knows when the bottom will be.  You can look at all the trends, graphs, and so called expert opinions, but are these the same experts who didn't advise the public this is a time to sell?  Everyone has their own opinion as to when to buy and sell.  But when my client asks, "Is this a good time to buy" I reply by saying, "Do you need a home?"  Don't buy just because the price is low, buy because you NEED a home, you need more space, or you have a career change.  Ask if I buy a home now, how stable is my job?  Do I have enough savings for at least 12 months to make the mortgage payment incase I lose my job.  I still see FHA loan approvals getting approved at 50% debt to income... 02/04/2009
