SAN LEANDRO When folks from San Francisco come to the East Bay, they only know a few cities based on the weather map they see in the San Francisco Chronicle. Most of them know about Oakland and Berkeley. But very few are aware of some gems of neighborhoods in the cities of Alameda, San Leandro, Castro Valley, Hayward and others. Perhaps that is changing. As people find out about the more affordable housing in the East Bay (as compared to San Francisco, Marin, Santa Clara counties, etc), we are seeing increased interest in real estate in our neck of the woods. My first time home buyers were excited about writing an offer on a property that appealed to them --- a bank-owned property that just came on the market, and listed just a hair under $300,000. After checking with the listing agent, I was told that there are over 50 offers on the property, and that many are significantly over list price, and several are all cash. It took a bit of time trying to educate them on the market movement. They had heard that it's a buyer's market. That they can negotiate and offer less than list price. With the number of people displaced by foreclosures and short sales, the real estate rental market is very active. Scamers have taken notice and are out there trying to extort money from renters. This is not a new trend, as a matter of fact this is not the first time I have had one of my listings taken over, pictures and all, posted on Craig's List as a bargain rental. When I start getting phone calls from renters on my listings I know someone is trying to extort money from them using my listing ads. In a recent episode, I went to Craig's List and looked for the ad. Sure enough, there it was, my pictures and my description of the house, address and all. One of the most difficult parts for a Professional Realtor to do, is to have the buyer write an offer to buy a house on an "as-is" condition, without asking the seller to do any repairs at all. The obvious fear of having to spend money fixing items that they did not expect, is a reason why home buyers are reluctant to pay full price on a house they have not inspected. But inspecting a house prior to buying it, is not a feasible possibility either. But when the buyer is competing with others for the same house, an "as-is" clause on his contract will make a huge difference for the seller when choosing which offer to accept. The process of sale of real property through Probate Sale with Court Confirmation is a court regulated series of steps that must be clearly and carefully managed. The deadlines are unforgiving, the documentation is specialized, the time elements are critical and the court's oversight must be honored at all times by all parties. My mother is having her roof redone.  This is the same house that my Grandmother purchased from the builder developer / mayor of San Leandro Earl Derry.  It was Earl Derry's very own home until 1946 when Grandma purchased it. My father grew up in this house.  I grew up in this house. I did the same thing to my house a few years ago.  You can see it in the picture above.  Mom's house is the one with the old roof being peeled away.  My house is the brown house with the brown singles two houses to the right. In my restoration of the house I made a mistake on the roof color.   When looking up from within the attic, I would assume that the orignal roofing layer was cedar or redwood shingles.  When the layers of my old roof came off I noticed I had it all completely wrong.  The roof color was...
