The pending home sales are down 1.3% in July.  Is the slow down due to higher rates and higher home prices.  But also we have to consider the lack of inventory to blame for the lower sales.  Mortgage applications are down 2.5% for the week! Average 30 year mortgages are at 4.8% up 12 basis points. The Day Ahead: Pending Home Sales Index, Syria             Higher mortgage rates and higher prices are now cutting into sales of existing homes. The Pending Home Sales Index, which offers an early signal on final sales of existing homes, is down 1.3 % (109.5)from the July report of 110.9, which is a bit weaker than the Economist consensus for a 1.0 % decline. Moody's announced today that they were reviewing the credit worthyness of large U.S. banks.   Moody's is concerned that there is not the will in the best U.S. Gevernment, or the U.S. people, to bail them out again if they get in trouble, like was done in 2008.    The mood of the American people is that no one is "too big" to fail.  iI they are in the same situation as 2008, then true capitalism should take its course, and the banks should fail.  There should be no double standards.  There shouldn't be socialism for the "big guys" and capitalism for the masses.

We are having a great debate here on my blog about interest rates.  My point is that sales were way up due to historic, ridiculously low interest rates for the 30 year fixed rate mortgage.  Sam, an avid reader and outstanding real estate broker, thinks that we have so much demand that the Fed. will have to raise interest rates above the 6% level to choke off the demand.  I believe I have the facts to back up my claim. One is mortgage applications have dropped significantly, and you would think that we would see more people applying to get the present rate than higher in the future if the demand argument was right.  Also I have had two buyers recently drop their search for properties due to the higher rates and affordability.  With the hedge funds and investors out there buying in bulk, ...

I had a great conversation with a major bank's asset manager yesterday!  Can't mention names, but he said I could blog his statements.  During a coffee break, I sat down and talked to him about where he sees home mortgage interest rates going.  He said he thinks that in 6 months we would have a 30 year mortgage at around 4.75%, and his next prognostication took my breath away.  He stated  in 2 years we could see the 30 year mortgage at around 6%!  My first question to him was how would we get to those rates.  He fired back that when the Federal Reserve stops buying treasuries, and they slowly back out of underwriting loans, the free market in home mortgages underwritten and funding by the Federal Government would be passed on to private firms.  He anticipates that the major federally ba...
