There are certainly many records being set in the financial world these days. Real Estate is no different. The number of Santa Barbara area homes sold in November is another all time low as far as I know. I did have my hopes up that the last quarter of this year would see more sales than last year. Two months in to the last quarter of the year and the Santa Barbara Real Estate Sales are 3 transactions behind where they were last year. Come on December! In 2007 there were 93 transactions in December. After seeing what we opened as a company in November it is going to be close. We have a number of transactions that are wanting to close by the end of the year, so there may be a small surge. So what did sell in November of 2008? Here is the Santa Barbara cort report for closed sales for October of 2008.  The cort report lists all closed sales of property regardless of whether they were reported in the Santa Barbara MLS or not.  This includes for sale by owners, transfers of property between family members etc.  Upwards of 95+ % of all sales are reported in the MLS, where as 100% are reported in the cort report. Santa Barbara's South Coast's Real Estate Market has been experiencing historically low numbers of transactions. Carpinteria, Goleta, Santa Barbara, and Montecito have all had their part in these numbers. Real Estate, even in our little part of the world has not been immune to what is happening every where. This year the highest number of real estate transactions that have been recorded was 135 back in April. That was followed by 132 in May, 127 in June, and 118 in July. You have to go back to August of 2007 to find a number higher than these. Guess what happened then? The credit crisis hit and we haven't been the same since. As more and more larger multi-unit Santa Barbara real estate development projects get presented to the City of Santa Barbara for approval, discussions abound over the future development path the city is taking with these luxury condo projects.  In layman's terms, the debate is clear and simple. Agents in Santa Barbara could not believe what the sales price of Peregrina was.  It was amazing how many agents contacted me after they saw the posted sales price of this home.  "If my buyer knew it could sell for that...they would have made an offer" or "why didn't you tell me the seller would take that type of price".... What is the point of this....?  Never assume what the seller may or may not take...If you have a buyer that wants to make an offer ...MAKE IT!!  In this market don't be the agent that is surprised when they see what a home sold for.

I have summarized below an easy to look at brief outline of the overall MLS statistics for the Hope Ranch CA area through the first 6 months of 2008.  The total number of single family homes sold in Hope Ranch was 9.  The number of current pending sales for single family homes is 5.  The number of current active listings for single family homes is 20. There are no condos, townhomes and PUD's in the Hope Ranch area.
