Property Tax FAQ's #2 If my tax payment is post-dated by the deadline (December 10 or April 10), will I still have to pay a late fee? Sad to say, the deadline is absolutely firm in requiring the payment to be physically in and received by the Santa Clara County tax collector by 5:00 pm on December 10 and April 10. Proof of posting on or before the due date will not exempt you from penalties.  Late Fees and penalties are assessed immediately when installments are not in to the office by 5:00 p.m. on December 10 and April 10. Homebuyers often ask REALTORs, "What do you think of the neighborhood?" I often tell them, "I think it's a good neighborhood, but it matters more how YOU feel." As an agent, I'm not supposed to give any opinion regarding the demographics, so the best I can do is state FACTS. At dusk on a Monday night, I walked around the Santa Clara neighborhood that is South East of Lawrence & Benton, South of Earl Carmichael Park, North of Stratford.School, Monticello Academy, and Curtis Practice Field. Who are the people walking around the block at dusk? 7:25pm An older couple taking a brisk evening stroll 7:30pm A mom pushing her new baby in a stroller as her older toddler followed close behind. 7:35pm An engineer from Apple What kind of neighborhood you like is a personal decision. Your best bet is...

Santa Clara Homestead Little League is in full swing right now.     Games and practices are usually on Tuesdays, Thursdays, and Saturdays.   Twice a season, the kids in Farm League get to play on the Major Field. The kids enjoy playing on the Major Field because it has the atmosphere of a real playing field with announcers, bleachers, a home run fence, lines, etc.   The Home team's job is to set up the bases and rake before the game. If you need to dry up some puddles, then throw QuickDry on them.   The Visiting team's job is to remove the bases, return the bases to the storage shack in Minor Field, then and rake after game.   The League provides each child with a cap, T-shirt, and socks.  The cap and T-shirt have your child's team name on them.   Parents need to provide shoes (cleats f...

It is no secret Mountain View as well as most of the Silicon Valley is experiencing multiple offers on homes for sale. While this is great for sellers, it can be extremely frustrating for buyers, and their agents. After losing 5-10 homes a buyer will unquestionalbly start to doubt their agent. They may feel that their agent is doing something wrong and maybe it is time to find someone else. Will this work? Maybe, but there are limits to what a Mountain View real estate agent can do. A lot of winning an offer is up to the buyer, so maybe you need to look in the mirror first, before changing your agent. In a real estate offer the buyer has some control over what happens. Here are some things you should do: 1. Are you making realistic offers? If a home is listed for $475,000, you know ther...

Today I met with a lovely family who wanted to sell a home in Santa Clara they no longer live in. I met them at the home and went over a number of things about the value of the home, what I would do to help them sell, including my staging, painting, and landscaping, and current market conditions. When we got to talking about commissions they were flabbergasted. I told them what commission I wanted and how it would be split between the buyer's agent and myself. That's when things got interesting. They were flabbergasted that the seller paid the buyer's agent commission and asked why. I was flabbergasted they asked. In 17 years in real estate I had never been asked that question. I just took it for granted that everyone knew that the seller pays. Period. When they asked me why all I could...

by Michelle Carr-Crowe Are birds chirping? Flowers blooming? Sun shining? After the cold, rainy days of winter, it's a relief to see God at work revealing spring blessings. After all the miracle of spring is the abundance of new life. If it's still dark and gray right now, remember it will change soon because today, March 20, is officially the first day of spring. It's also known as the spring equinox. Today is also Nowruz, or Persian New Year. Several other diverse celebrations are held today including these three: International Earth Day Extraterrestrial Abductions Day Proposal Day. The days will soon warm and lengthen. The nights will warm and shorten. Color will spring up in unexpected places.  Enjoy a Happy and Blessed First Day of Spring!

203k consultant in San Jose CA The consultant's job is to write up the bid specification and that has some "due dilligence" that goes along with the responsibility. It is often interesting to me how the RE agent and sometimes the Lender will push to get this done in 3 days and start calling every day thereafter to push this to an end. Lets look at the process... 1) Lender gets the loan started, they typically have it a week or two then pass it to us 2) We make an inspection and inform everyone that it should take about 4 days to a a week to gather all our data and put to gether the bid specifications... then it goes out to bid to the contractor 3) Contractor may take a day or two (many times a few days more than that to provide their bid to us 4) The contractors numbers are input and ch...

It's the beginning of the year so time for the round-up of last year's distressed property sales in Santa Clara. So here's what happened:   Single family and condo townhomes : Total sales:  816 Short Sales: 184 REO:            116 Distressed sales as a percentage of total sales: 37% Compare to 2010 Total sales:   818 Short Sales:   162 REO:            133 Distressed sales as a percentage of total sales:  36%   My conclusion: The percentage of distressed properties in Santa Clara is virtually the same  between 2011 and 2010. Also a 36% distressed property sale percentage is large enough to affect values. What is interesting is the the number of short sales went up in 2011 and the number of REOs went down. Hopefully this will continue in 2012. If you have any questions about short sales o...

I was starting to feel like the last player picked in dodge ball. The rejections were really hurting, especially since there was never any reason given. Just messages saying your supporting documents were rejected. Oh the pain! I finally got a really nice B of A negotiator on the phone today who gave me a simple explanation, the buyer's proof of funds were downloaded as a web page instead of being a PDF of the originals, and the current policy is only original statements are accepted, no web page screen shots. I guess I should not be surprised. Just yesterday I got an e-mail from PNC saying the same thing. They needed the original October bank statement, not the one that was downloaded from the internet. At least PNC did not tell me I was rejected. So if you want to keep your ego in tac...
