Dear For Sale By Owner: I picked up a flyer and, while reading it on your sidewalk, no less than SIX couples stopped by to see your home. All were disappointed. I was close enough to hear what was being said as they saw your closed door, the chair out front with flyers held down by a rock and a sign on your door saying to take a flyer and leave offers at the door -- none of the comments were positive. Two couples said they were considering making offers on the other two places being shown today just a few doors down form yours. Question: My lender said that the offer of $360,000 on my house was too low because the realor hired by the bank to perform a BPO said it was worth $380,000. What is a BPO? Answer: A BPO stands for Broker's Price Opinion. When a lender wants to know the market value of a home for that moment in time they will often hire a realtor ( or a company who hires realtors) to give them their opinion of what the current market will bear for the property in question.     What is the current Santa Clara Ca Real Estate market? Let us compare from August 2009 to August 2010 we can see some interesting changes: 1). Home inventory has gone up from last year’s 113 to 188 this year but the numbers of sold homes has dropped to this August`s 48 from 32 last August. 2.) The average Santa Clara homes sales price is higher this year. This August’s sale price is $609,305 vs. last August’s $606,132. The median sale price of August 2010 is $616,000 which has increased from last August’s $615,000. 3.) Last August took average 68 days to sell a home but it took 26 days this year.  This real estate trend is the same as last month.
