The first thing that comes to mind during the NFL Playoffs and especially Superbowl Sunday is the Open House.  The people out looking at homes during the playoffs and the parties that ensue are truly highly motivated or simply not Football Fans.  The agents that are taking them out to see homes are highly dedicated to their clients or simply not Football Fans. This is a terrific time for a seller to list their home should they also be in the market to purchase a home.  There are much less buyers during the NFL Playoffs so an offer, even a contingent offer, will be taken seriously.  The Superbowl, NFL Playoffs, Post Holiday Lag and Inclement Weather all make this as close to a buyer's market as we've seen in the past few years.Thinking of Selling at this time?  Call Tony & Dani Lewis with...

During the past several weeks - we have been developing systems that will give our clients a way to reach out when they are ready to have us monitor the real estate they currently own.We have finally developed that system and have it in place at SCVintel.com . Finally, a place that they can get automatic updates showing what their homes are worth at any given monent.Another thing that really blows their hair back is the fact this system will email them to show them what their "neighbors" home really sold for :)What is your home worth today? The Santa Clarita Valley is moving and here is our latest slideshare presentation related to the local housing market in Santa Clarita Valley California. Please reach out to us on HousingRadio.com where we have the longest running real estate radio b...

Supply and demand ultimately determine the value of an. y product with homes being no exception.  However this relationship is sometimes disguised as it surely is this year.  The stock market, China devaluation of their currency, financial problems in Europe and war in the middle-east should all dictate a slowdown in the rise of home prices.  There are less buyers out there looking for a home but as it turns out, those looking are highly motivated and buying homes.  The low inventory of homes for sale has kept homes scarce and given home owners confidence to list at a higher price.  Homes prices are still far below, about 10%, where they were at the peak of the market.  There are now many more people in need of a home as there have been many new families started since the recession.  Ma...

Dear Family, Friends & Clients, It's time for our annual sale.  Buying a home between Halloween and the middle of February offers those in the market an incredible advantage.  There are the least number of people competing for a home and the home owners selling at this time are usually highly motivated and would like to see an offer.  Let us know about the home you would like to purchase and we will send you the best currently active listing that match your criteria.  Dani and I have live in Valencia and Santa Clarita since 1980.  Our home search is base upon the quality of the neighborhood, schools and potential resale value.  You want the best available home but our job is to find you the best future investment as possible.  Happy Thanksgiving!  Dani & I have more to be thankful for t...

Housing Wire Mortgage Opportunity  Forecast gave 4 reasons why 2016 will be a good year to purchase a home.  Reason number 4 has been cut & pasted from this forecast.  This will be a game changer once implemented.1.2.3.4. Down payment protection will be availableWriting a check for a down payment on a home is often one of the largest investments someone will make. Down payment protection is a new option that can give modern homebuyers the flexibility they need to more confidently and securely buy a home. When homebuyers put less than 20% down at closing, this kind of coverage protects their down payment just like private mortgage insurance protects the bank.Given that the average employee tenure in the U.S. is 4.6 years overall, and 3 years for millennials, it’s understandable that the ...

Home Ownership is not for everyone.  There are many reasons to rent or live with someone rather than owning a home.  Renting makes sense if you are not sure you will have your job for the long run or even sure if you like working there.  Renting makes sense as well if you are new to a community and don't know yet if this is the place you would like to live for the next five or more years.  Renting also seems to make sense if you don't want to take on long term debt or maintain a home inside and outside.  Sometimes the responsibility is too much to handle.  There is a lot to be said for simply making your monthly rent payment and being done with the responsibility. Home Ownership just like the Stock Market presents a gamble.  The upside of owning a home is incredible but how can one forg...

Dear Clients & Friends,Halloween - Evolving from the ancient Celtic holiday of Samhain, modern Halloween has become less about literal ghosts and ghouls and more about costumes and candy. The Celts used the day to mark the end of the harvest season and the beginning of winter, and also believed that this transition between the seasons was a bridge to the world of the dead.  Over the millennia the holiday transitioned from a somber pagan ritual to a day of merriment, costumes, parades and sweet treats for children and adults.Click Here > Fright Fest, Haunted Houses, Pumpkin Patches, Hayrides, Trains, Universal, Knotts, Disney & Halloween Events in Valencia, Stevenson Ranch, Santa Clarita, Los Angeles, Ventura & all of Southern CaliforniaWe appreciate your business so if you would like to...

Dear /Clients & FriendsIt is the end of a wonderful Summer and School has already begun.  Six Flags Magic Mountain & Hurricane Harbor are ending their seasons and footballs are already in the air.  Dani & I have updated the Labor Day Weekend events page, we sure hope you enjoy our efforts. The local real estate market has benefited from a steady recovery.  This is a market in which prices have stabilized and multiple offers have happened much less than they had in recent years.  Homes sales are up about 20% over 2014 and prices have risen about 10% in the past year.  Many young and potential first time buyers remain on the sidelines but are trickling into the market.  This group of buyers control the pace of sales and rise of prices.  Once the young, highly educated first time buyers dec...

SANTA CLARITA MARKET REPORTS - AUGUST 2015 The Santa Clarita market is clearly gaining ground as we are moving more and more into a seller’s market. Dear Clients & Friends,Home ownership is back on the top of the list for most Americans when they speak of the American Dream.  This is a positive change considering how taboo it had become just a few years ago.  Home prices in most areas are at or near the value seen in 2008 when the bottom fell out of the the real estate market.  Home prices continued rising for the next two years but sales numbers fell off the table.Homes are once again selling at pre-recession numbers as consumer confidence has returned and interest rates remain well below normal.  Many fear that another bubble has been created but if history repeats, home prices should continue to rise for another seven or so years.  The last time the real estate market crashed it dropped about 33%.  During that recovery home price...

I was just thinking, what would God want to see in a Realtor before allowing them to pass through the Pearly Gates?  I guess some of the most important criteria would be: Did you put others best interest ahead of your own? Did you show homes based solely upon the clients criteria no matter what the commission was? Did you show homes that were listed by other Realtors no matter which company or your personal feelings toward that listing Realtor? Did you work with all people that asked for your help regardless of their age, sex, nationality, religion or sexual persuasion. Did you provide service providers based solely upon their merit and the benefits they bring to your client? Did you give answers to questions and concerns that were truthful and let your client know if you did not know t...

Dear Clients, Friends & Fellow Americans, Independence Day is on the 4th of July.  Tony Lewis is an honorably discharged DAV Vietnam era Veteran.  Service to our nation was required when I was drafted in 1968.  Today the draft and lottery system are long gone.  Our your children, both women and men, need to volunteer in order to defend our nation.  We thank them each individually and collectively.  It is unfortunate that too many of our Soldiers may not be from the most affluent of circumstances and this option is much more inviting than it would be should they have other options.  This 4th of July Holiday would be a great time to truly think of their sacrifice and also to give more thought before committing our youngest members of society in harms way.  We Salute our Soldiers everyday ...
