When I first moved to Santa Clarita, I was told I lived in Saugus, but then someone told me I actually lived in Santa Clarita, but I could use either name on my mail.  Huh?  Then I heard other names:  Valencia, Newhall, Canyon Country, Castaic, Stevenson Ranch. Are these little cities next to Santa Clarita? I knew for sure that California Institute of the Arts was in Santa Clarita.  Then I saw the sign off Interstate 5 near the campus which says “Welcome to Valencia.” What?!  I thought it was Santa Clarita!  On the other side of town, the sign says “Welcome to Santa Clarita,” but the nearby library is named Newhall Library.  What’s going on?  Why so many names? The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas.  These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall.There are currently 679 active listings in all of the Santa Clarita Valley.  Home prices have risen dramatically in the past two years.  The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community.There were 1502 homes sold in the entire Santa Clarita Valley from May 1 to September 30, 2013.  The inventory of homes was extremely low and a large percentage of homes were garnering multiple offer.  The lack of inventory limited sales to only 300 per month.There has been low demand for ho... 06/19/2014

Can the meter keep running when you owe the bank nothing — your principal balance is zero? Surprise! Much to the chagrin of large numbers of home sellers and refinancers, the answer for years has been yes. If your loan was insured by the Federal Housing Administration and you paid it off before maturity, at closing you'd be expected to cough up a full month's interest, no matter what day of the month you actually settled. Good news for Realtors, lenders and condominium unit owners who’ve been frustrated by FHA’s prohibition of “spot loans” in developments that haven’t obtained certification: The agency is now seriously exploring how to relax its ban and bring them back. Officials are mum on the details and timing, but they confirmed to me on Friday that reviving this key financing option is now under active study.
