Happy Cinco De Mayo Weekend ...belated.... please excuse the lateness of this post, I had good reason why I am just writing about it now!Los Angeles has been celebrating Cinco De Mayo for many years. It is truly just a big excuse to have friends over and have parties during the weekend. My take is that it is mostly a reason to enjoy Mexican food and drink a few margaritas. We were lucky this year, because we have been invited to three different functions that had a Cinco De Mayo Party theme. The Santa Monica, CA Condominium Market Trends Report is published...Needless to say you always see me write Market Trends Reports and my lamenting that inventory is virtually nonexistent. Well I have a little good news to share here. Well see for yourself:I was thrilled to see that inventory has increased a bit. Clearly without having to peak ahead I am starting to feel good about this. So with that said let us look at the Pending Sales:Well compared to last year it is better. Let's be realistic it will take probably 45 days for these numbers to increase. Wall Art in Santa Monica  We spent the weekend in LA visiting our daughter and their families, and stayed one night at a hotel in Santa Monica. We didn't have much time to explore but enjoyed breakfast on Main Street near the beach at the M Street Kitchen Saturday morning.  On the walk back to the hotel I spied this wonderful wall mural (it was about 12' x 15') near the restaurant and of course had to add it to my collection. I'm not sure if I am noticing wall art more, or there is more of it being done. Either way I enjoy seeing what artists create in the public eye in different communities. This was on our last trip, when we went to our newest discovery    ” The Bookmonster “in Santa Monica CA. Santa Monica Condominium Market Trends ReportInventory remains tight, few listings on the market: As you can see it is a huge drop of what is available for sale compared  to the last two years. As far as closed transactions virtually identical to last year. Clearly this is an indication that the Santa Monica Condominium is in  a sellers market! If there was any doubt you can see the Median Days on market is only 14 days. That is basically an extremely fast market! Those of us who watch the inventory and the activity totally get it. There are some buyers who have missed out on more than five properties are now seasoned and understand the market as well as their agents.  Not surprisingly in a fast low inventory market the prices would be higher. Santa Monica, CA  90401 has a new Independent Bookstore: The Book MonsterThe other day, Diane and I had some business to take care of in Santa Monica, CA, we were done by about 9 am and as we were heading towards the beach to grab breakfast, look what we discovered. Indeed, you guessed it, another Independent Bookstore😊Immediately, I headed to a nearby parking structure and in we went. Now THAT'S a Stretch    A stretch limo, that is. We were in Santa Monica about 10 years ago near the 3rd Street Promenade, when I spotted this stretch limo turning onto Ocean Avenue.  You can fit a small neighborhood in that thing. Imagine driving that around. You'd have to be pretty careful to stay on the roads large enough to accommodate you, and any turns you'd need to make.

The common denominator nation wide is lack of inventory, with that said check out Santa Monica, CA single family market trends:I am not surprised clients have been asking when will we get more listing? As most of you who read my market reports have noticed that I have been complaining for the past three years about shortage of listings. Well check out the Santa Monica, CA condominiums that are active as we speak and compare it to the past three years: As you can see my complaints are with  reason and legitimate grounds!In spite of the lack of inventory you must admit it is incredible that we had 27 sales.
