Monday's bond market has opened in negative territory as the markets await tomorrow's events. The stock markets are showing losses also with the Dow down 65 points and the Nasdaq down 20 points. The bond market is currently down 3/32, which with Friday's late weakness, will push this morning's mortgage rates higher by approximately .250 of a discount point over Friday's morning rates. There is no relevant news scheduled for release today. The first important piece of data comes tomorrow morning with the release of August's Producer Price Index (PPI). This report will give us a very important measurement of inflationary pressures at the producer level of the economy. There are two readings that analysts follow in this release. They are the overall index and the core data reading. The core...

Friday's bond market opened in positive territory but has since slipped into negative ground. The stock markets are currently showing losses with the Dow down 18 points and the Nasdaq down 6 points. The bond market is currently down 3/32, but we will likely see a slight improvement in this morning's mortgage rates. However, there is a possibility of seeing that small improvement erased by an upward revision to rates if your lender has already posted this morning's pricing. Today's big news was August's Retail Sales report. It showed that sales rose 0.3% last month, which was lower than 0.5% that was expected. The conflicting news was that July's sales were revised higher by 0.2%, somewhat offsetting August's disappointing number. If transportation related sales that are quite volatile f...

Thursday's bond market has opened well in negative territory due to sizable stock market gains and today's Treasury auction. The stock markets are currently rallying with the Dow up 140 points and the Nasdaq up 11 points. The bond market is currently down 15/32, which will likely push this morning's mortgage rates higher by approximately .250 - .375 of a discount point. The Labor Department reported this morning that 319,000 new claims for benefits were filed last week. This was an increase from the previous week, but smaller than what analysts had expected. However, this data is not considered to be of high importance and has not had much influence on today's trading or mortgage pricing. Some of today's weakness in bonds can be attributed to today's 10-year Treasury Note auction. It is ...

Make certain all smoke detectors within your home are in working condition!  If you are a tenant, smoke detectors are required to be installed and maintained in all dwelling units.  The smoke detector must be in operable condition at the time the tenant takes possession.  If a smoke detector does not work when tested by the tenant, the tenant is responsible for notifying the landlord or property manager.  (the landlord is not obligated to investigate whether detectors are operable during the occupancy).  To repair or replace a faulty smoke detector, the landlord may enter the unit 24 hours after serving a written notce on the tenant of his/her intent to enter, unless the tenant gives permission for a prior entry.  Courtesy of: American Homes Real Estate (805) 306-1444  (Listing home for...

Don't be fooled by all those banks overing to refinance your loan at no cost or for a flat fee. What you don't know is that your rate is going to be at least a half percent higher. The reason that banks are able to do this is that with this half percent increase in the rate you will actually be paying two to three times the cost would have paid using a loan broker to get you a great rate. It might cost you a little bit of money but you get service and save money in the long run. Don't forget that you get what you pay for!!

Not only are loan rates favorable.....but the quanity of homes currently listed are astounding!  Not long ago home buyers were faced with a slim selection, as well as multiple offers on homes they were interested in, which often led to bidding wars.....so to speak.  It was not uncommon to pay $5,000 to $25,000 above an asking price.  Home ownership IS the American Dream.....and with the current inventories and prices....NOW is a great time to purchase the residence of "your" dreams!  American Homes additionally offers home buyers represented by them a 1% rebate structured on the sales price........a great bonus/incentive to be sure!  As always, American Homes lists home for only 1%.....for FULL SERVICE.  Visit us at simivalleyhomeaccess.com (Serving the Ventura and Los Angeles counties....

WHAT IS A SHORT SALE? A short sale (also known as a short payoff) is selling a security that the seller does not own but is committed to.  It is used to capitalize on an expected decline in the security's price.  When a homeowner owes more than can be collected through a real estate sale, a short sale allows them to sell their property to avoid a foreclosure for themselves and the lender. Short Sales present a unique opportunity for homeowners, mortgage servicers, real estate agents and investors.  By accepting a short sale, or a voluntary transfer of title, the lender experiences savings on average of $14,000 and reduces the time to receive payment by 6 months, as reported in July 2004 by the Deputy Chief Economist at Freddie Mac. A short sale minimizes the time and costs associated w...
