  I am very excited to participate in my first RED DAY with Keller Williams in Sunnyvale CA today.  And it is nice to know that all around the world Keller William agents are giving back to their communities at the same time. We will be doing some spring maintenance to an apartment building that helps get homeless families into housing.   We will be doing some painting, some weeding and general repair.  The kinds of things that make a difference when staging but also in giving someone pride in where they live. The week that was: Freddie Mac in its Primary Mortgage Market Survey® reported that the 30-year fixed-rate mortgage (FRM) averaged 4.93 percent with an average 0.7 point for the week ending February 18, 2010.  The 5-year adjustable-rate mortgage (ARM) averaged 4.12 percent this week, with an average 0.5 point. The National Association of Realtors®  (NAR) reported that existing home sales rose in 48 states and the District of Columbia between the third and fourth quarters of 2009; 32 states experienced double-digit growth. Homes are Selling in 2010!!  Here is the latest Market trends for Santa Clara county.  Inventory has ticked up slightly, however pending sales continue to outpace new  inventory.  Both single family and condo/townhome  properties are selling quickly. This past week, I held my annual, private Client Appreciation Dinner Party. To be invited to the party, invitees must have either referred me to a prospective client (closed transaction or not) or have been a recent client that I represented on a purchase or sale that closed escrow. So, you too, can be invited by referring someone you care about for expert advice on the purchase or sale of residential or commercial real estate.   As in the past, we had a dinner party at Midori Japanese Restaurant in Sunnyvale. Having lived across the road from Pak 'N Save in Sunnyvale for 10 years, I shall be shedding a tear for its demise at the end of Feb 2010. I now have the skinny from a real Sunnyvale authority (OK, one of the checkers!). Personally, I have always enjoyed shopping there - parking is a breeze and the aisles are well-spaced. And of course there's the added advantage of Trader Joe's across the road for all that "other stuff" that only TJ's does (2 Buck Chuck anyone?). So What Exactly Is Happening?   FHA's Energy Efficient Mortgage program (EEM) helps Sunnyvale, CA  homebuyers or homeowners save money on utility bills. This is done by enabling them to finance the cost of adding energy efficiency features to their house as part of their FHA insured loan. EEMs recognize that reduced utility expenses can permit a homeowner to pay a higher mortgage to cover the cost of the energy improvements on top of the approved mortgage. FHA EEMs provide mortgage insurance for a person to purchase or refinance a principal residence and incorporate the cost of energy efficient improvements into the mortgage. In last 3 weeks, 30 year fixed mortgage rates have gone up 34 basis points for Sunnyvale, CA homes. In the latest results of its Primary Mortgage Market Survey® Freddie Mac reported 30-year fixed-rate mortgageaveraged 5.05 percent with an average 0.7 point for the week ending December 24, 2009. The 15-year Fixed Rate this week averaged 4.45 percent with an average 0.6 point. The 5-year adjustable-rate mortgage (ARM) averaged 4.40 percent this week. These rates are for conforming loan amount $417,000 and lower. Higher loan amounts come with higher interest rates. The rates through 2009 have been artificially kept lower by Fed by buying Mortgage Backed Securities (MBS). Fed is planning to stop buying MBS in March 2010 and if they actually decide to do so, mortgage rates could go up 25 bp...

  FHA delays implementation of HVCC for Sunnyvale Home Loans until February 15, 2010. FHA announced today that the enactment of Appraiser Independence has been delayed. This was originally planned for a January 1, 2010 implementation. On the lines of HVCC, the FHA policy prohibits mortgage brokers and commission-based lender staff from the ordering the appraisal or communicating directly with the appraiser at any stage during the transaction. Since implementation of the Home Valuation Code of Conduct (HVCC) for conventional loans in May 2009, many challenges and difficulties with appraisals have been reported, such as low appraisals, inexperienced appraisers, out-of-area appraisers unfamiliar with a local neighborhood, and problems with Appraisal Management Companies (AMCs). After waiting for almost 5 months my short sale home is approved by Bank of America! My buyer offer was accepted by seller in July this year. It took this long to get it done. I called the listing agent almost every other days. Last time I asked him:" Hello! Can you tell the asset manager that we want a Christmas gift from the Santa especially street name start with Santa." Sure enough he received a email from BOA this morning 11;34 AM that the short is approved. I cannot tell you so many calls I received from the buyer about the status and so many calls I made to the listing agent. Thanks for this listing agent. Why the bank cannot stream line the process? I use to think that a 20% down payment buyer was a for sure thing.  In today's competitive market with 10 sometimes 30 offers on the table, a 20% down payment would be considered just the bare minimum (San Francisco Bay Area).  I've recently had my share of being out bidded in multi-offer situations and was determined to find out how to get my clients offer accepted under those circumstances.  I began my research to find out what kinds of offers were actually being accepted.  I quickly discovered that it's not all about the highest priced offered, but more about the down payment.  Sure the offer price is important, but certainly not the deciding factor.  Because there are many "investors" out there competing with "regular" buyers the "investors" have a lump sum of cash to put down, some...

"You can't win if you don't play the game" is one of my favorite sayings that I often refer to ease my pain when: -I am over bidded -I lose a customer -I was not chosen for the listing agent -buyer backs out -buyer or seller is unrealistic -market changes -clients emotions get in the way - I walk away -buyer thinks they paid too much -last minute surprises -buyer or seller not being upfront Time to move on.........
