      Yesterday, I listened to offers on my latest probate listing, a very cute condo in Sunnyvale. It is an 880 square foot condo in a great location right across from a large park, and close to many Silicon Valley high tech companies. The schools are good, there is an inside washer and dryer, double pane windows, a two car garage, fresh paint, new carpets, a newer bathroom, and a dining room. It was listed at $409,000 which is a great price for a Sunnyvale probate condo that offers so many amenities. The Sunnyvale Probate condo was popular. I knew there would be multiple offers and let everyone know it was a probate sale, posted all the HOA docs, inspections, and disclosures on my website, and spent hours explaining probate sales to agents and buyers. What is the Impact on Seller When The Listing Agent Fails to Disclose? Listing agents have a duty to disclose, in writing, all deficiencies known about the property they list for sale. An agent's failure to disclose may end up costing the seller. There seems to be a lot of this (non-disclosure) going on in my Silicon Valley real estate market.  Last month a listing agent failed to disclose $3,700.00 in foundation repairs.  That agent ended up paying my buyer clients for the repairs. I know what you are thinking, I am going to wait till after the first of the year or the spring to sell my Sunnyvale home. It would be stupid to list a home during the holidays, no one does that. Or no one is looking for a home during the holidays.  I need to respectfully disagree with those sentiments. I believe December is a great month to sell a home in Sunnyvale, especially right after Christmas. Here are the reasons I think selling  a Sunnyvale home on Dec 26th this year is a great idea. 1. The inventory has never been lower. As of today there are only 17 homes for sale in Sunnyvale. A buyer's market doesn't even happen until there are over 80 homes for sale. Sunnyvale Community Players are a nonprofit theatre company.  They produce 4-5 shows every season that have specific cast requirements. The have productions for casts of Junior (8- 18 years old), Young Adult (13-26 years old), and Adult ( 18 years old and older). I saw their first show of the season, Pippin.  The cast was obviously having a lot of fun and really putting their energy into the show. This made the audience glued in, which was great because there was a few numbers that asked for audience participation. The production used the alternate ending, which Stephen Shwartz, the lyricist and composer, prefers. It made the production very powerful. The Silicon Valley real estate market has taken its proverbial foot off the gas pedal. Still a robust market climate, especially for this time of year, the market has cooled a bit. An indication of this is that there are fewer offers per listing than earlier in the year. Now, some of this is normal seasonal variations but, I think, some has to do with that a fever-pitched market can’t last indefinitely. Buyers get burned too many times in multiple offer situations and pull out of contention for a while. Prices thus go into a “choppy” time not really going up nor down. That’s where we are. The real estate market for Sunnyvale town homes and condos for sale is pretty crazy right now. There are hundreds of new town homes springing up for sale in the eastern part of Sunnyvale but even so, the resale market is still on fire for sellers in Sunnyvale. Normally, if there is a lot of new construction the resale homes with suffer. This is not the case in Sunnyvale. The demand for homes has so far out paced the town homes available for sale in Sunnyvale that prices continue to appreciate and buyers need to offer more than list price to have the winning offer. The closed sales of Sunnyvale town homes and condos was only 4.5% over list price, but that was a reflection of Sunnyvale town home and condo sales in December. With continued low inventory levels and higher demand from buyers, the April median price in the Silicon Valley real estate market jumped to their highest level since 2007 to $800,000 for a single family residence -- up 24% from the same month a year ago.   Similarly, the median price in April for condos and townhouses in Santa Clara County was $510,000, compared to $349,000 the same month a year ago which was a phenomenal 46% change.   For San Mateo County, the San Mateo real estate trends showed the April median price at $956,000, compared to $760,000, last year of a 25.8% increase.   As you know, a median price figure is the middle transaction so this statistical calculation won't necessarily translate into an across the board increase for each and every home.  What it does indicate ...
