Here are my observations of the most recent February transactions for Santa Clara County real estate and San Mateo County real estate. Your comments and questions are always welcome. Sunnyvale is located in central Silicon Valley, freeway or light rail close to just about everything.  Many of the Valley’s major employers have either their headquarters or major facilities in Sunnyvale.  Home values have suffered in recent years, making Sunnyvale relatively affordable compared to most of Silicon Valley.  Foreclosed, bank-owned (REO) homes offer an even more affordable opportunity for buying in this area. 2011 was a good year for Sunnyvale CA Real Estate; total home sales were up 7.27% compared to 2010. In 2011, 841 homes sold (565 single family and 276 condo / townhouses) compared to 575 SFHs and 209 Sunnyvale condos / townhouses sold in 2010. The Median Home Price for Sunnyvale Single Family Homes decreased slightly from $795,000 to $785,000. The Median Home Price for Sunnyvale condos / townhouses was also down to $455,000 from $472,000. This continues a trend where Sunnyvale CA home sales have increased year-over-year for the last three years while the medium home prices drop slightly. The Complete Sunnyvale CA Real Estate Story Unfortunately, the above numbers do not tell the complete Sunnyvale CA Real Estate story. What we’re really seeing is a shift in Sunnyvale CA home sales where...

Ramifications if you lose the Cupertino Union School District's Stocklmeir Elementary Lottery   The Cupertino Union School District (CUSD) will once again hold a lottery for kids entering kindergarten for families who live within the boundaries of Stocklmeir Elementary School. However, this is no cause for alarm. The CUSD expects all (or at least most) of the students to get into Stocklmeir. The unlucky parents whose kids don't get into Stocklmeir through the lottery have other options that aren't that bad. They can apply to other elementary schools within the Cupertino Union School District. What distinguishes Cupertino from some other top school districts is that ALL the schools within the Cupertino Union School District are highly ranked. If you don't get into one high ranking school,...

Tuesday, January 24, 2012 Stocklmeir expects to have enough space to accomodate all incoming kindergarteners   For the upcoming 2012-2013 school year, the CUSD expects everybody to get in. Stocklmeir has boosted its capacity to 8 kindergarten classes x 33 students per class. That's up from the previous total of 5 kindergarten classrooms x 33 students per class. Luckily, they have maintained the classroom sizes to 33 students per class.Kindergarteners only go to school for half days. That helps because then schools can accomodate the kindergarteners in two sessions - morning and afternoon. (The morning and afternoon sessions overlap for approximately 40-60 minutes.)The district expects 300 families to register for Stocklmeir. Most likely the numbers will work out because movement occurs....

Stocklmeir's lottery system means parents don't have to camp out Posted Under: Quality of Life in Sunnyvale, Schools in Sunnyvale, In My Neighborhood in Sunnyvale  |  January 24, 2012 4:43 PM  |  4 views  |  No comments Tuesday, January 24, 2012 Stocklmeir's lottery system means parents don't have to camp out   The Cupertino Union School District will be running a lottery system for spots in Stocklmeir Elementary. Some people don't like to hear the word lottery for such an important issue, but the reason for the lottery makes sense. If the school district had offered spots on a first-come, first-served basis, then we'd see a long line of parents camping outside the office to ensure their kids got it. With kindergarten spots offered to Stocklmier Elementary through a lottery, all paren...

The most interesting thing about this trend toward fewer homes on the market is twofold: one, this occurs every year but this time the level is at its lowest since 2005; and two, the portion of lender-cont...

Often we don’t think about what we throw away? For example, how do you dispose of old, burnt out florescent lamps? Did you know florescent lamps can contain small amounts of mercury, a toxic pollutant? When mercury-containing lights are improperly disposed or break, the toxic pollutant can be transported by air and runoff from rain can get in to our creeks and the San Francisco Bay. The good news we have options, many of the local Silicon Valley Communities have set up disposal options. For example, Sunnyvale Homeowners can bring these toxic lights as well as batteries, thermometers, and thermostats to the Sunnyvale SMaRT station at 301 Carl Road, Sunnyvale, CA. Sunnyvale Homeowners here are a few additional topics which might be of interest to you: Household Hazardous Waste Drop-off Ev...

It's the beginning of the year so time for the round-up of last year's distressed property sales in Sunnyvale. So here's what happened:   Single family and condo townhomes : Total sales:  835 Short Sales: 111 REO:            73 Distressed sales as a percentage of total sales: 22% Compare to 2010 Total sales:   849 Short Sales:   106 REO:            89 Distressed sales as a percentage of total sales:  23%   My conclusion: The percentage of distressed properties in Sunnyvale is virtually the same in Sunnyvale between 2011 and 2010. This percentage is starting to have an effect on prices, east of El Camino. However in the 94087 zip code there were 11 short sales and 3 REOs in 2011 compared with 4 short sales and 2 REOs in 2010 out of 295 sales in 2011 and 307 sales in 2010. While short sal...
