What would be involved to convert an electric range to a gas range if the kitchen currently does not have a gas connection? Some initial factors to consider are the location of the gas meter and existing gas lines. The house in this video already ran a gas line to the furnace in the garage. Another factor is the diameter of pipe you need to safely transport the gas. Typically for most gas ranges you need a 3/4" diameter pipe to feed it. If your gas meter is way over at the other end of the house, then you'll need to run a calculation that takes into account the BTUs and distance of travel. Specifically, you will need to take into account the worst case scenario of all gas appliances running at the same time, (i.e. all appliances pulling gas simultaneously). For Asians, an address of 1344 means one life, four deaths   The number 3 (pinyin san1) sounds similar to the character for "birth" (pinyin Sheng1).The number 4 (pinyin si4) is considered an unlucky number in Chinese because it sounds like the word "death" (pinyin si3). Similarly, the address 1314 sounds like "one life, one death" in both Mandarin and Cantonese. First time home buyers almost always start their home search on the internet. Next is to go out looking at open houses and driving neighborhoods. Eventually they usually pick a real estate agent to help them buy their first home. Along the way, they often stop in to a new home development. That is when the trouble can potentially start. If you can not pay your mortgage you might want to do something about it sooner rather than later. Here's why: 1. The Mortgage Debt Relief Act of 2007 is set to expire at the end of 2012 2. This act says that if you sell your primary residence as a short sale or it is foreclosed then no federal tax is owned on the debt foregiveness, the difference between what you owe and what the bank was paid back after the short sale or foreclosure. 3. There are several new developments in Sunnyvale and Santa Clara that are a big hit with buyers.  These homes are priced from the mid 400's to mid 600's, seemingly a sweet spot for Silicon Valley buyers. I have visited several of these communities and am pretty impressed with their size, floor plans, price, and finishes. Many buyers face the question should I buy smaller than I can afford or a larger home that I can afford but is at the higher end of what I can afford. the answer to this is complex and very personal but here are some things to consider: If I buy smaller: 1. More affordable so better cash flow and safer if unexpected bills or income decreases occur 2. Less money for utilities 3. May have to move sooner if family grows   If I buy larger: 1. Recently I was invited to join this investing opportunity using "Groupon" buying power to purchase Real Estate.  Is this a fad, a trend, or will it become a standard in the home purchase and selling process?  I've used Groupon to make "deal" purchases for smaller material items in the past but never considered investing in purchasing real property in this manner?  I remember hearing that someone put their home on eBay and sold it.  I was told another homeowner put an ad on Amazon, and I've seen hundreds of homes on Craigslist and other classified sites but Groupon power?  I'm curious how many others have this happening in their areas and if so, what are your thoughts? is this something you would participate in?  Can they really do this?  Dumb question: Looks like they already are... There is a new law that mandates Carbon Monoxide monitors be installed in all residential properties in California. Lenders are taking this seriously! I had a buyer purchasing a short sale in Sunnyvale that was scheduled to close last Friday, after several extensions. (The first lender kept asking for closings that were not physically possible to adhere to due to a second loan.) We managed to get to loan docs being drawn within 3 weeks of the approval on the second, a miracle in itself. This was on Wed., 2 days before drop dead close date.  Loan docs were signed and sent by currier (for a cost of $180) back to the lender. Thurs morning, when they were supposed to fund, the lender said they wanted to see a picture of the required carbon monoxide detectors before they would fund. The pic...

If you find yourself in the position of having to sell your home and it is not worth as much as you owe, you may be wondering what you should do. I am assuming here that you have either been turned down for a loan modification or have to move because of divorce, job transfer, or other circumstance. So you have to sell. Here is what you should do. FIND A REALTOR 1.  You can not do this on your own. The banks will want the home to be extensively marketed and you can not do that as a FSBO. Since the lender will pay the real estate commissions that should not be a concern. 2.  Gather your financial information. You will need 2 years tax returns, 2 months bank statements form all accounts, 2 months statements from all investment accounts, profit and loss for 2 years from any self employment....
