Orange Groves in Los Angeles, CA are a fading tourist attraction. If you have seen the movie China Town, I am sure you would remember the Orange Groves, you would have noticed, that Los Angeles was full of Orange Groves. Now fast forward about 70-80 years from the period that China Town portrayed in the movie, you will be sadly disappointed  if you come to Los Angeles for the first time, that there are hardly any Orange Groves in Los Angeles and vicinity. They contacted me and told me they were here from another country looking for a little condo and wanted to pay cash since they did not have credit here in the United States. You've spent months researching online.  You've read countless articles and viewed hundreds of homes.  (Hopefully not on Zillow or Trulia). You know you want to live in a great area of the San Fernando Valley but find that homes priced in Studio City, Sherman Oaks, and Encino are out of reach. You're in luck!  If you want to live south of Ventura Blvd but can't afford the higher priced areas, then Tarzana and Woodland Hills is your best bet.  You'll get more house for your money.  Since I've been in real estate (6 years now) I've referred to these two areas as the "New Money" areas.  If I recall correctly, Woodland Hills constantly topped the charts with the most foreclosure homes on the market in the San Fernando Valley.  You might think otherwise but a lot of new money buyers purchase... 04/12/2010

I don't want to mention any names, but I know of one agent who considers himself a discount real estate agent here in the San Fernando Valley. His site proclaims the huge amount of money you can save by hiring him to sell your home.  For example, he lists a home priced at $400,000 which would cost $24,000 to sell with a traditional 6% listing fee.  His site says he can sell your home for you for only $2,000. My math isn't very strong but isn't that a discount of his commission of over 90%?  I don't know very many people who like to work at a 90% discount, do you?  Unless you consider yourself the Walmart of real estate, good luck.
