As of October 9, 2009 a mere 6% of available listings in Tiburon are in escrow. For the month of September 2009 only 7 homes sold in Tiburon, for an average final selling price of $2,246,429. The average original asking price of these homes was $3,069,857. The range of final selling prices was from a low of $580,000 to a high of $5,880,000. Of the 7 homes that sold (1 of which was a distress sale) 2 sold over their orignal asking prices and all other sold for less than their original asking price. Tiburon and Belvedere, California real estate is some of the most valuable in the Bay Area — Belvedere had a closing at $5.1 million in August 2009. Perhaps because of this, sales and activity remain choppy, despite the favorable market environment for buyers. In fact, even the "anti-real estate" Wall Street Journal recently noted that the real estate market "has rarely looked better" click HERE for article. There are currently 113 active listings in the 94920 zip code, which covers Tiburon and Belvedere (up by about 10 properties from last month). Twenty of these properties are priced over $5 million. The average original asking price of these homes was $1,500,273. The range of final selling prices was from a low of $645,000 to a high of $2,575,000. Of the 8 homes that sold (2 of which were distress sales) 1 sold at the original asking price and 1 sold over the original asking  price. It took these homes an average of 119 days to sell. One way to evaluate how much farther prices will have to fall in Southern Marin County CA is to approximate average incomes in each town and to apply some basic financial planning concepts to determine what average prices should be.   Approximate 2009 Average Incomes: Incomes in Tiburon:           $270,000 Incomes in Mill Valley:        $180,000 Incomes in Sausalito:         $167,000  Example:  The average family living in Homes in Tiburon CA  earns $271,500, pays $38,000 income tax, leaving them with $233,500. They spend 30% on mortgage interest, could afford a $70,000 annual mortgage (rate 5.5%), and a $1,274,500 mortgage. The Tiburon and Belvedere real estate market is showing signs of gathered traction despite ongoing concerns on Wall Street regarding consumer confidence and spending. There are currently 102 active listings in the 94920 zip code, which covers Tiburon and Belvedere (down from 120 last month). Nineteen of these properties are priced over $5 million — however, three are currently in escrow and we did see a sale close for $7.5 million in July. This activity is up sharply from the flatline base experienced in the first half of 2009. Meanwhile, there is also fairly strong activity in the lowest price band (under $2 million), which accounted for 9 sales in July 2009. The average original asking price of these homes was $2,235,500. The range of final selling prices was from a low of $350,000 to a high of $7,500,000. Consistent with last month, the Tiburon and Belvedere real estate markets remain in a state of semi-slumber pending further clarity regarding the equities and housing markets. There are currently 110 active listings in the 94920 zip code, which covers Belvedere and Tiburon. Twenty-three of these properties are priced over $5 million with just one such home going into escrow in the past 3 months). Meanwhile, there is some limited activity in the lower price bands, including 2 sales in the $2 million to $3 million range. In June 2009, we had 10 sales compared with 7 sales in May 2009 (same as April 2009). Six of last month’s sales were properties priced under $2 million. As inventory collects in Southern Marin's toniest locales (Belvedere and Tiburon), we are starting to see and hear about more offers being submitted. Certainly, sellers frustrated by the lack of activity have in some cases taken what they could get. Most recognize that our new economy, post-Equity Market Meltdown, has shifted the pricing and value expectations of buyers. While I perceive a high level of pent up buyer demand, buyers seem to be willing to wait things out. Much of this behavior is based on expectations of further price declines weighed against likely increased interest rates in the near to mid-term future. There is nothing like Springtime on the Tiburon Peninsula, Corinthian Island, and Belvedere Island. Not only is the setting the most stunning in the World, but the wave of homes that hit the market this time of year is always awesome in its suddenness and impressiveness. Following a lackluster January & February 2009, March delivered 6 sales, including five sales in the $3 million to $10 million price range. Certainly, some extremely alluring inventory has found its way to market over the past few weeks, as we now have 19 homes on the market over $5 million, with more to come, including a couple of homes that are stunning!   As predicted, many of the homes taken off the market during November and December 2008 are being re-listed with adjusted prices (35 homes were withdrawn or expired...

As of April 6, 2009 only 7% of available listings in Tiburon are in escrow. For the month of March 2009 only 4 homes sold in Tiburon for an average final selling price of $4,725,997. The average original asking price of these homes was $5,760,000. The range of final selling prices was from a "low" of $1,200,000 to a high of $9,000,000. All 4 of these homes sold for less than their original asking price.  Worth noting, of these 4 homes 1 sold with seller financing 2 were cash purchases and only 1 was conventional financing.  It took these homes an average of 235 days to sell. The past few weeks have been glorious on the Tiburon Peninsula and Marin County. My 4 year old daughter Scarlett and I went for a walk with our dog along the rail trail (a former railroad line that is now a bike path skirting the bay) from Blackie’s Pasture last Wednesday and it must have been 75 degrees. The sun was warm and the water azure. Even Carmen (our black lab, if you are curious) seemed content to stroll in a leisurely fashion, enjoying the afternoon. Afterwards we went over to the ice cream shop downtown, took our cones to the grassy area by the ferry terminal and ate. Actually, I tripped, dropped my ice cream, and Carmen eagerly cleaned up the mess. Nevermind that just 2 homes sold in January 2009, this was a perfect day.    Indeed, while this time of year is generally slow...

I have a buddy that is looking to move to Tiburon in the next few months, now I am able to kill two birds with one stone, I can shop for him, and see how much nicer a place would actually need to be if I were to sell my house and move there instead. Not much up to my liking, but I have found the sweet spot for me is about 3 to 4m. My daughter morgan and I saw a few houses after church on sunday 12/21/08, I did like 7 Hillcrest Road,  its a 5 bedroom, 5 bath for 3.75m. I liked the solid doors and walls, the floorplan had a nice flow.
