Mr. Buyer says, "Now that we are in contract, is there anything that will keep me from getting the house?" As their realtor I tell them, "There are many things I would love to spell out & here are some of the most common ones for you. Your lender might not approve you in the end, because they do have to verify everything & sometimes their rules change in the middle of escrow. The appraisal might come in lower than our offer, then we will have to re-negotiate our deal. The city of Tracy not approving the down payment assistance that you qualified for in the beginning. You can change your mind, but after the loan/appraisal & inspection contingency removal, you will be walking away from your good faith deposit.
