It's that time of year agan.  When you can stroll downtown in Tracy CAon Saturday mornings, run into people you know and come home with bags of goodies. Locally grown fruits and vegetables are plentiful during Farmer's Market.  Fresh bread, home made mustard and jellies, soaps and chocolates are plentiful. The Tracy Downtown Farmer's Market is not to be missed.  Make sure you leave plenty of time to wander up and down the street, as you will surely run into people you know. I have my favorite items to buy.   My very favorite are homemade cannolis.  The only problem is they sell out quickly.   If you want more details and more information on items that are available during the Tracy, CA Downtown Farmer's Market you can get more information here. Just closed on ANOTHER Short Sale Home in Tracy, California...this time I brought the homebuyer! This 6 Bedroom, 3 Bathroom home with a 1,945 sqft. of living space and lot size of 9,405 sqft. with a pool. With a little love this is going to be a great home for this family!   Short Sales can still be a great buy for homebuyers...The Homebuyers were able to purchase this home UNDER market value! Purchased at $300,000 with closing costs paid by the sellers...appraised at $360,000! Talk about Instant Equity! It literally took 4 months after the lender received the offer to accept the it. Lenders will much rather close on a short sale than have the home go into foreclosure. When purchasing a Short Sale it is difficult to know the length of time it’ll take the lender to either accept, reject...

Saturday: Open house. Agent comes in with clients. Says, really like the property but we won't be writing because you are over priced. I say, write an offer based on what you and clients think its worth. He says , no we will wait till you drop the price. Sunday: Same open. Clients come in with different agent in tow. Say they like the property and have emailed offer based on what they think the property is worth. Monday: in office and read offer. Monday about 2 PM. Offer accepted in escrow. Buyers agent and clients absolutely understand that opening a dialog beats waiting around. My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031.

One of the tools I have employed for several years is asking my clients to decide upon a regret price. That being a price they would regret having offered or accepted. I tell them if you offer $395K for a home you really like and its listed at $400K would you have regret if you find out it sold for $401K. Conversely If you offered $405 and the offer is accepted would you regret having offered that price. For seller I ask them to consider a price thet would regret accepting and a price they might regret not accepting. This tactic has proved very helpful and many of my clients tell me it game them a consice method of determining what number is acceptable. Just a tool I use. My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031.

Tracy, CA and surrounding areas has a very active rental market.  Amazon came to town recently, and with it jobs, and people who needed a place to live. The local MLS service in Tracy, CA is Metrolist.  Unfortunately for the consumer, Metrolist does not list rental properties.  This means that the potential tenants have a very hard time finding rental properties.  It also means that property owners who are looking for a Property Manager have a hard time finding a good property manager. As a result, renters rely on Hotpads. com, Zillow, Craigslist etc to find rental properties. If you'd like to contact me directly to discuss your property managment needs, feel free to text, email or telephone me.  Our goal is to make your rental properties problem free and profitable.

Good morning mom. It was five years ago this evening that you were called by God to heaven. Your grandson Richard and I miss you very much. You are the kindest and wisest person I have ever known and I dearly miss the talks we shared just a few short years ago. I have the last thoughts you wrote about Richard and I in a small frame and I read it often as it tells me you still love us today. I have often thought of the glorious reunion when you entered heaven. You were reunite...d with your son, also named Richard, my father, your parents and so many more. I know that someday the a glorious reunion awaits Richard and I when our turn comes. We miss you mom and think about you a lot. To update you all of your Cleveland sports teams are doing well right now, Indians, Browns and Cavs. I kn...

I love first time home buyers. I love teaching them everything they want to know about Tracy Real Estate.   When I get the priveledge to work with a first time home buyer, it can all go wonky when mom and dad get involved. So today I heard... When I bought a house I didn't have to give a good faith deposit. When I bought a house the sellers fixed everything. When I bought a house I didn't have to sign disclosures. When I bought a house..... and the list went on and on. Pretty much everything I said, Mama said, "When I bought a house (Fill in exactly the opposite of what I just said.)" I don't want to be disrespectful, I really don't.  Mama isn't a real estate agent.  Mama bought her house 20 years ago.  I'm certain buying a home in Tracy is different now, than it was when Mama bought he...

Cockroaches and keys.    First, I'm not a pest person, so perhaps thebig bugs than ran out from under the pot were not cockroaches, perhaps they were some other kind of bug.  However, when it's dusk, and I need to use the flashlight on my iphone to see what I'm doing, it really doesn't matter. I'm sure you're all wondering what cockroaches have to do with keys in Tracy, CA.  Better yet how cockroaches and keys have anything to do with buying or selling homes in Tracy, CA. Well, the other day I needed to show property at 7:00 at night.  The home we were going to see had the following showing instructions:  "Vacant, call listing agent, key in the office"  Now these showing instructions "key in office" might be "normal" in some places, but not here.   I call the listing agent to find out h...

Last Monday at this time I was recovering from early morning eye surgery. The result seems a lot like a miracle. Before the surgery, my left eye vision was a perfect 20-20, while my right eye vision was nothing but a blur. It effected some very important aspects of my life, not the least of which was driving. My right eye was so bad I was unable to merge into a right lane of traffic. I drove out of my way to avoid it. My depth perception was seriously effected. Since my left eye was good I could get by with reading glasses for my work, but if I covered my left eye, faces were nothing but a blur. I had what is called Lens Replacement Cataract Surgery. My natural lens (it focuses light for the brain to interpret) had changed from clear to dark and was replaced by an acrylic lens. The opht...

Here is a lesson I was taught years ago and is so simple it is easy to forget. The lesson is this, keep reminding people you are in Real Estate, even your friends, because they always forget. Talked with a long time friend (20 years) yesterday about a non RE related issue. We talked for a while he said "hey I have a house for sale not far away, want to see it?" Of course I said, and as he drove over to his neighborhood I asked, why didn't you call me? I would have loved to help you sell the property. He looked at me with a stunned look and said, "Dale I completely forgot, your in RE." Yes Kevin I am and I forgot the basic lesson to keep reminding people. My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031. By the way, don't forget, I am in Rea...

If You Are Interested: Each year the first Monday of September is a national holiday called "Labor Day". It is an annual tribute to recognize the contributions of Americas workers to the strength, prosperity and well being of our great country. The labor Day movement started with simple municipal ordinances. While it was introduced first as possible legislation in New York, it was first passed into law in Oregon, on February 21, 1887. By 1894, an additional 23 states had legally adopted Labor Day as a state holiday. On June 28th 1894, The United States Congress passed into law that the first Monday of September was to be recognized as a national holiday, called Labor Day.   My name is Dale E. Bledsoe with Crown Key Realty and as always I may be reached at 209-481-6031. Since it is Lab...

As Realtors we are in the customer service business. The same goes for our terrific group of affiliates, the lenders, inspectors and such. That in mind I recently ad an interesting Customer Service at its Finest experience. Here is how it played out.   I have a non-life threatening medical condition that requires I see a specialist. I made an appointment over a month ago for Thursday August 14 at 3:30 PM. Unfortunately the condition has gotten worse so I called a few days back, explained the issue and requested an earlier appointment. The young girl was very polite and said they would be happy to help. She put me on hold and came back a moment later and said they could see me at 12:30 on... you guessed it, Thursday August 14. Thanks, I appreciate the help! The 3 hours will make all the ...

I showed property on Thursday to some buyers from out of state. The husband has been transferred and thus the move needs to be completed as soon as possible. With them was there 15 year old son, who seemed at best mildly interested in the process. He spent most of the day under headphones and with an I Pad mini entertaining him. We went into one house that was very representative of the properties we had looked at all day. As we looked upstairs the son stayed downstairs. Suddenly he came bounding up the steps proclaiming loudly and excitedly "mom, this is the house we're buying".. His excitement was amazing. He turned and bounded back down the steps as we followed. He shoved the garage door open and practically yelled, "when we move in that's mine!" As we looked into the garage there w...

This is simple, it's my birthday today and my DL says I am 63. Thats' great an  I'm still on the grass rather than under it. So not complaining to much. But, why do so many things have to stop working, work incorrectly or  hurt. Some of its my fault, yes for sure. Leg filled with titanium rods and screws from a biking accident and always hurts. Hearing awful from years in the music industry. I will rephrase, the really really loud music industry. Should have been smarter but I was young, naive (stupid would be another word) and seemingly indestructible. WRONG. Arthritis beginning in hands killing my dream of being a great guitarist. Thank goodness I didn't spend any money on a guitar or lessons. Eye site really becoming questionable and cataract surgery coming up in September. But I am ...
