RealtyTrac released on Thursday its Year-End and Q4 2013 Home Flipping Report, which shows single-family home flips—in which a home is purchase and sold again within six months—totaled 156,862 last year, up 16 percent from 2012 and 114 percent from 2011. All data points to a continued decline in foreclosure stock last year, but that didn’t stop home flippers from stepping up their game. Home flips accounted for 4.6 percent of all single-family home sales in 2013, up from 4.2 percent the prior year and 2.6 percent in 2011. In the fourth quarter alone, flips made up 3.8 percent of sales, a decline from 3.9 percent in Q3 2013 and 7.1 percent in Q4 2012. Fixed mortgage rates this week moved down to their lowest levels so far in 2014, according to surveys fromFreddie Mac and finance site Bankrate.com. The average interest rate on the 30-year fixed-rate mortgage (FRM) came down to 4.32 percent (0.7 point) for the week ending January 30, Freddie Mac reported in its Primary Mortgage Market Survey. Last week, the average 30-year rate was 4.39 percent. A year ago at this time, the 30-year FRM averaged 3.53 percent. The 15-year FRM this week averaged 3.40 percent (0.6 point), down from 3.44 percent in the previous survey. In adjustable rate changes, the 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.12 percent (0.5 point), down from 3.15 percent. Market speed remained stable for the third consecutive month in November, according to a report by Redfin. Across 23 metro areas, 27.2 percent of homes went under contract in two weeks, up slightly from 26.9 percent in October. While the percent of homes selling in two weeks or less remained steady, homes overall took a bit longer to sell in November than in October. For all homes across the 23 metros, the median number of days a home spent on the market before going under contract grew to 34 from 31 days in October. Buyers in San Jose, Calif., scooped up homes the quickest in November, with 48.6 percent of listings going under contract within two weeks, up from 48 percent in October.
