I found a great tool to get your budget under control, and keep those finances in order.  It's detailed enough, as well as being customizable, to handle most household budgets.  After using the Debt Reduction Snowball Calculator to see what it would take to get myself out of debt by the end of 2009, I found this Family Budget Worksheet at www.Vertex42.com.  This spreadsheet template saved me so much time.  All I needed to do was fill in income (variable from month to month in this business) as well as all my expenditures and I was able to come up with a budget that will help me plan for changes in my income as well as those months that have extra expenditures like November and February for property taxes, April for the TAX MAN, August to school shop for 5 kids, and of course that holida...

I've been working on my 2009 Goals, both personal and professional.  One of things I like to do is see what I need to acheive personally so that I can be motivated to push myself professionally.  So, one of my personal goals is to get out of debt by the end of 2009.  In my planning for that, I discovered this cool tool that helps you decide which bills to pay off first.  It's called the Debt Reduction Snowball Calculator.  The Snowball Effect, as they call it, is that extra amount that you have each month to put towards paying off debt.  As each debt gets paid off, that amount gets applied to the next debt, hence, the Snowball Effect.  Did I mention this is a free downloand?  I like free stuff!  Anyway, I plugged in all my balances, the corresponding rates, and the minimum payment amoun...

I was looking back over previous posts to my blog and found last years Labor Day post.  How soon we forget!  Last year we were having a heat wave and temperatures were in the triple digits in Ventura County.  This is extremely rare for Ventura County.  Everyone was flocking to the beaches where the weather was a perfect 75 degrees.  It was a nightmare to find parking, most had to park about 4-6 blocks away, but the cool breezes were well worth the walk!  I glanced at the weather predictions for this weekend and it looks like the weather will be perfect!  I'm sure the beaches will still be "the place to be", though.  Have fun and ejoy your last days of summer! www.VenturaRealEstate.org

It's back to school day for Ventura parents!  Remember that commercial a few years ago for an office supply chain where the parents were skipping happily through the isles and the kids had sour looks on their faces?  Love, love, love that commercial.  Don't get me wrong, I look forward to school letting out for the summer every year.  It's great to plan trips to the lake, and camping at the beach, and pancake mornings, and all that.  BUT, like everything good in life, moderation is the key.  SO, here's the schedule for all you parents with beautiful children attending schools in the Ventura Unified School District: August 19    First Day of School October 20-24    Fall Vacation November 26-28    Thanksgiving Holiday December 22 - Jan 2    Winter Vacation March 30 - Apr 3  Spring Vacatio...

Last week our friends invited us to spend a few days with them at their beach house located on one of Ventura County's best Beaches, Faria Beach. The days we visited this serene and majestic beach the weather was at its best. We woke up at dawn, 5:15 am, to take a peaceful walk on the beach. We watched our children play in the sand, surf, dig, kayak all day and discover a new window to look at the beauty of life. At night time we took another stroll on the beach under the moonlight.          There are many beach communities in Ventura County where home owners either live at their property all year long or rent out their home for parts of the year. As I was showing homes to a client in Silverstrand Beach this weekend I met a gentleman who informed me that he has lived in his beach house ...

One of my lucky clients just got a screaming deal on a west end condo!  Granted, it needed some work.  When the previous owner vacated, they didn't cap off the ice maker hose and it leaked and caused a bit of damage to the flooring.  All the flooring was pulled up, and a restoration company had removed the drywall partway up the walls in a few of the rooms, but there was no evidence of mold.  By the way, did I mention that it had ocean and island views? 707 Seneca Street Ventura, CA  93001 Sold for $165,000 Search the MLS for homes at: www.HopeGoss.com

Last night, as the fireworks show was about to start, a gentleman came to the microphone and announced that a 2 1/2 year old little girl was missing in the crowd.  My heart was sinking as the announcer described the little white dress she was wearing and her shoulder length hair.  Then the announcer said they would turn up the lights as soon as the show was over.  I screamed, in my head, TURN ON THE LIGHTS NOW!!!!!  Well, as I was screaming that to myself, the crowd started screaming in unison, TURN ON THE LIGHTS NOW!!!!  They didn't stop until the announcer relented and said they would turn on the lights before the show.  The crowd cheered louder than I had heard them cheer all night.  A singer came on stage to sing the national anthem.  We all stood and sang along, but you could feel ...
