    This Friday April the 24th the Tulare County Associations of REALTORS is hosting a REO mastermind panel where they will be discussing how to navigate an REO transaction successfully. Six of the top  REO listing agents along with one of the areas top REO escrow officer will be on the guest panel. The event is open to all REALTORS that are members of either the Tulare County Association of REALTORS or the Orange Belt Association of Realtors.  The evet will be held at the Lamp Liter Inn in Visalia from 9:00a-11:00a. I beleive that this will be one of the most important educational events of this year. See you there.

For those of you that might not know in the state of California if you purchase a Brand new home, never lived in you can get up to $10,000 credit when filling your taxes and the best part is you don' t have to be a first time home buyer! This will take effect March 1, 2009 - March 1, 2010.  Well since I can from new home sales I though wow this is great!  Not only that but if you are a first time home buyer you also get the up to $8,000 tax credit.  So that could me that you will get up to $18,000 back! But there is a catch!!!  The state of California only has $100 million for the program.  So you have to be one of the first people in line when you file your taxes next year.  So there could be a chance that you might not get the $10,000...Risky...What are some peoples thoughts on this?

WHO WHAT HAVE EVER THOUGHT BLOGGING WOULD BE A BIG THING? Not me that's for sure!  When I first join AR I didn't know what to do or how to go about it.  After awhile after reading peoples blogs it just started giving me great ideas.  Ok maybe some of my blogs are not the wonderful, but hey, its a start right? My broker put blogging into good words...She said it is like a diary, did I spell that right???  But it is for everyone to see it.  I guess  you can say that I'm hook on this stuff now!  I never thought that I would be a blogger but it's fun doing this after awhile! Who was the genius that came up with this concept?  Well, I guess am going to have to google he or she right?  Awww the internet what would we do without it????

Today just seemed like a long day for me, but at the same time it flow by!  I guess when you start you training things seem over whelming at first, but I know eventually I will get the hang of it.  I love real estate and the potential of the income. Different coming for new home sales.  Different but the same. There is a lot more to remember in resale. I cant believe we are already in the middle of the week already! But I like it because you have more freedom to run around to get things done. Just some final thoughts for the day!

SO HOW MANY OF YOU LIKE TO HAVE YOUR PICTURE ON YOUR BUSINESS CARDS???  I think that it's a toss up on that.  Me I really don't like putting my picture on my cards, but at the same time how is anyone going to get to know who you are?  The thing with me is that a lot of people think that I'm younger that what I really am.  I have struggled with this many times.  People will look at me and assume since I'm young that I probably dont' take my job seriously... Are there any other agents out there that have this problem?  How about your voice do they mistake you for sounding younger than what you are?  I'm 26 years old and I know for my age that is younger compared to other business professionals.  That is why I hesitated to put my picture on my card. We are in sells correct?? (Well no duh!) How many of you actually here the way sales people sound when they are talking to there customers?  Don't they sound like robots??  I recently took time out to go to different places, like Verizon wireless, best buy etc...One thing that I have noticed is that no one really pay attention to the customers needs...I think people are just way to focused on making money off of them or they are worried that they are not going to make an commission..I know best buy is not commission based but I know that they still have to sell the products that they have.. I think that we need to make the sale sound very natural.  I will be the first to say that I don't always make it sound natural.  I still continue to make myself sound as natural as possible.  Reason...

OK SO I NEED TO DO THIS..I need to advertise, but I just started in resale.  I came in for new home sales and money is a little tight right now, but I need exposure!  I have my SOI's it is a start and that is free advertising but what works better?  Radio? maybe not, newspaper?  Most likely..or the internet.  Right now the internet is hot!!!  I think about the internet when I need something for need to know what it is I will be looking for.  I don't know what we ever did without google!  I love it!! How has the internet turnout for everyone else??? Have you done any eye catching advertising without being too cheesy?  Of has putting a big magnet on the side of you automobile help as well?  That would be another way to advertise and get you name out there because no matter where you go yo...

  I just finished an REO mastermind this afternoon in my office with 4 of our REO agents. The discusion was all about being an REO agent and what the pros and cons of the business are and how to optimize that business for the most profit possible while still maintaining a balanced life. The undertone of the meeting was even thou it is a lot of work dealing with asset managers and banks that they still felt very fortunate that they had the REO business. I believe a lot of real estate agents would love the opportunity to be a listing agent of REO properties. The one thing I learned today is that there is no secret of how to obtain REO listings it just takes a lot of hard work and you have to prove to the asset manager that your willing to work extremely hard for the business.   I'm happy to announce that as of October 2008 based upon MLS statistics we are no longer in a buyers market and we have transitioned into a neutral market. To be what economist call a buyers market you have to have more then 6 months of inventory of homes for sell, which we have had for the past 18 months. But as of October we now have 5.6 months supply of inventory, which is what the same economist call a neutral market. This is when the market conditions neither favor the buyer nor the seller.
