What's Behind Today's Low Housing Inventories? I've been posting a lot about how home prices have been going up while the number of homes for sale has been declining. I thought it would be good to touch on some of the actual reasons behind this decline in home inventory. If buyer demand is so high, why is inventory low? Home Sales Continue to Rise in the United States Can you believe that on average 13,425 homes are sold EVERY DAY in the United States!? I had to share this number! I also wanted to share some of the numbers from the North San Diego County Association of Realtors year end HomeDex report for 2012. 2012 was a good year for single-family detached (SFD) homes in North County. The median price for North San Diego County SFD homes sold in 2012 was $450,000, which is a 4.65 percent increase compared to $430,000 in 2011. The median price-per-square foot also increased two percent, from $210 in 2011 to $214 in 2012. Experts say 2013 might be the year to finally buy a home for many Americans. From what I've been seeing, the numbers certainly support the notion. As noted in a recent Wall Street Journal article, the number of homes for sale in the United States fell to a 13-year low in January, leaving many buyers chasing a shrinking supply of homes. And according to the National Association of Realtors, there was an average of just 4.8 months of supply of existing homes for sale in 2012 Q4 (in other words, it would take approximately 4.8 months to sell off the amount of inventory at the current pace). The normal supply of existing homes for sale is usually around 6 months worth. Folks, there isn't much you can't do these days on the Internet, and real estate is no exception. I recently read some interesting statistics on how the Internet plays a role in buying and selling a home and I thought I'd share the data with you. According to a recent CAR (California Association of Realtors) survey, 96 percent (yes, 96 percent!) of all home buyers use the Internet during their home buying process. Selling  Your Vista Home Over The Holidays   Are you thinking about selling your Vista home  over the holidays and wondering if buyers really make decisions and write offers this time of year?  I decided to look at the numbers and see for myself.   I looked at the two month holiday time period from Nov. 1-Dec. 31, 2011.  During that time:   116 Vista homes went Pending  (offer accepted by the sellers, escrow opened) 61 of those transactions closed The other 55 homes closed after the first of the year The Average Price was $331,385 The Median Price was $301,250   During the first 3 weeks of Nov. 2012, 42 homes have gone Pending.   So now that we know Vista homes do sell over the holidays, let me give you a few of the reasons why.
