Five Steps for the Self Employed to Secure a Mortgage or to Refinance MSN ran this article a few months ago, but it's definitely a topic that is always relevant so I thought I'd share the post. If you are among the thousands of Americans who are self employed and are looking to buy a home, here are five important steps to take. 1. Good credit All borrowers today need good credit, with a minimum score of 620 or 640 for a Federal Housing Administration loan (minimum score depends on the loan) and a score of 740 or higher to be offered the best mortgage rates for a conventional loan. Some lenders consider self-employment income a higher risk than regular paychecks, so a higher credit score can offset your potential risk factors and give a lender greater confidence when considering you for ...

Average Weeks Buyers Take to Consider a Home Purchase As you can likely imagine, the home buying process often begins long before a real estate agent like myself gets involved. It is estimated that on average, potential buyers start considering a home purchase more than three months before contacting an agent. This is according to the California Association of Realtor’s 2012 Home Buyer Survey, and is actually down from a previous survey. For those of us with lots of experience in the real estate industry, this is an indication that today's buyers are quick to take advantage of current home prices and low interest rates. Related: Home prices are going up giving buyers a huge incentive to buy now! Buyers have also grown increasingly more thoughtful about their home purchase. While the "bu...

Tell-Tale Signs You Should Reduce Your Home Price While the main goal of any home sale is for the seller to get maximum value, it can sometimes be challenging to determine the exact maximum value price. However, it doesn't usually take long before a seller knows if he or she over-priced their home. There are some key tell-tale signs that will let you know. The best course, obviously, would be to appropriately price your home in the first place. If you hire a good real estate agent, you're much less likely to run into this problem. But... if this does not happen for some reason or another, it's important to know when to drop the price. Below are six tell-tale signs that you may have overpriced your home. According to Houselogic, these are good indicators that it's time to lower your aski...

Selling a Home in a Seller's Market Not that you need to be reminded, but North San Diego County is in a seller’s market! Low inventory and interest rates mean more buyers and higher home offers. Of course, if there is one thing we know about the cyclical nature of real estate, it's that a seller's market won't last forever. With this in mind, if you have been wanting to sell your home, now may be the best time to do so. With a growing pool of home buyers chasing a shrinking supply of homes, you have better chances of getting the maximum value for you home. As one of North San Diego County's leading home sellers, my clients have been seeing multiple offers, often for more than the list price, and have had their home pending sale within just a few days! Before listing your home, there ar...

What's Behind Today's Low Housing Inventories? I've been posting a lot about how home prices have been going up while the number of homes for sale has been declining. I thought it would be good to touch on some of the actual reasons behind this decline in home inventory. If buyer demand is so high, why is inventory low? According to an article in the Wall Street Journal, there are several possible reasons why home inventories have been falling: Many homeowners are still underwater: As of this past January, about 22 percent of U.S. homeowners with a mortgage still owed more than their home is worth. To sell now would mean taking a huge loss on their home, which is why many are holding off. Are you under water on your mortgage? Find out with a FREE professional home valuation! Home owners...

3 Tips for Selling Your North San Diego County Home I often tell my sellers that they only have one chance to be "Just Listed" in the home market. This statement is so true! As a seller, it is important to put your best foot forward right away to attract as many buyers possible and motivate them to buy your home. Once you've moved past the "Just Listed" phase, your chances of attracting new buyers starts to diminish. If you are considering selling your home, I have three important pieces of advice for an easy transition and experience. These tips are based on the many years of local knowledge and expertise I have as a North County real estate agent. 1. Hire a Professional Agent to Price Your Home Right My goal as a North County real estate agent is to know your neighborhood and be your ...

Golf Course Homes In Shadowridge - Do your taxes and buy this year! It feels like spring in San Diego! This past weekend my in-laws were in town from Iowa. My wife and I always love when they come to visit. It's and opportunity to show off the great area we live in. I took my father-in-law golfing twice over the weekend (Arrowood Golf Club and Shadowridge Country Club) and had weather in the 70's on the verge of being HOT! It is easy to be reminded how lucky we are to live in the San Diego area with the great year round weather! It's also time to get your 2012 taxes in order. I mentioned my wife and we are going to get some good tax breaks this year the benefit of being married! Abby said "we should get married every year". haha  Something to think about while preparing your taxes and w...
