Don't get me wrong, I love living here in Vista, CA (been living here since 1984 now!)...they don't call it the World's Climatic Wonderland for nothing afterall...but I really and truly get a tad bit homesick every year about this time... And mothers know everything.  No really, they do.  My mom just sent this picture of a dirt road back home, Northern Vermont, to me on my iPhone.  Isn't it pretty?  Granted, I have tons more from previous years...and waxed leaves...the whole works that she sends me every year...some are artwork quality...this one was just out as she was driving around and thought of me. So, since I'm sharing what fall means to me (the start of the holidays, the smells of pumpkin spice and cinnamon, beautiful fall leaves, crisp cool evenings...), I thought I would open u...

I recently read an article on Realtor.com that the only homes that were selling were above the $5,000,000 range. So one day I received an un-solicited call from a drive by agent and his client who had been looking for homes in our neighborhood for several months. I am fortunate to have purchased my home in 1980 during the 18% interest rate recession for only $150,000. It's in a beautiful coastal North San Diego semi-rural community with 1 acre minimum's. We own a flat one acre hilltop 4500sf 5bdrm, 4bth property with a panoramic ocean view that has taken every bit of 3 decades to create. When we purchased the property we were young and broke with 4 kids and a bun in the oven so I didn't have the money to pay for lavish landscaping or remodeling. Instead I would canvass all the nurseries...

I am so excited...I have been waiting to unveil my new Real Estate Virtual Assistant site for quite some time now and I think that we finally have all the kinks out of it!!! I belong to a list of fabulous web designers who frequently post their work for site checks prior to launching their clients' new sites...and I get to see a lot of designers' work that way.  Lots of them are great, but few of them speak to me...but one designer has, I admired her work for years, her work can be blunt and honest or stylish and elegant...and somehow, sometimes it can be both.  I have always done my own website design and even blog customizations...but i always swore that if I ever outsourced my website, that it would be to her.  And I did.  And I am so happy that I finally did it for myself. Her name ...

TIP:   Sometimes you've just got to go old school.  I was reading another blog post today about how even with all the technology around us, it is hard to get organized and stay on task...perhaps that article should have said "because of it"???  If you're like most of us, you have at your fingertips a computer with all sorts of software to help you stay organized, a PDA or smartphone, calendars, etc...but what good are they if you don't use them to stay on task?  I know that on my computer I have numerous programs that I can and do create To-Do lists with...I work well with them for a few days and then I figure it's just faster to get on with the work rather than keeping those programs updated...soon I have forgotten some important task that I had intended to accomplish.  I now have my n...

DISPLACEMENT So now that the stage is set I’ll get to the point. Unlike wind, fire and flooding events that can and have wiped out entire communities earthquakes can and usually do give you a second chance if proper proactive and preventative measures are implemented. The biggest tragedy and challenge in the aftermath of any disaster is total loss of the use of your home also known as DISPLACEMENT.  There are three classifications your home may be subjected to if it is damaged in an earthquake as well as many other types of disasters but let’s focus on earthquakes for now. They are as follows: GREEN TAG: Ah! You will be in heaven compared to your less fortunate YELLOW AND RED TAGGED neighbors. Your life will not change much. After you pick up the broken glass, clean up the debris, negot...

Vista California Foreclosure Auction, Bank Owned REO, Homes for Sale, Real Estate Hello and Welcome to Vista Foreclosure properties. During the recent down turn Vista home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market? We believe the answer is Yes, but only with the right approach. The potential silver lining and opportunity here is the following: According to Dataquick, in the month of May, 2009 there were 3,094 sales in San Diego county which represents a 8% increase in sales volume over May of 2008. The median home price for San Diego has actually increased by 15,000 over the last 3 ...

New Law Gives Renters Protection During Foreclosure, according to the National Low Income Housing Coalition.  I've heard too many stories about homeless families because THEY paid their rent on time BUT the homeowner did not pay the mortgage!  I jumped up and down when I read this new law. An urgent email from the National Low Income Housing Coalition says: "Important protections for tenants living in foreclosed properties were signed into law by President Obama.  The renter protection provisions took effect immediately and expire at the end of 2012.   S. 896 contains key renter protections, advocated for by NLIHC and other organizations: 90-day pre-eviction notice to tenants whose homes have gone into foreclosure. The rights of tenants to remain in their homes for the terms of their le...

When I first moved to North San Diego county, a wonder neighbor introduced me to the Moonlight Amphitheatre, located at Brengle Terrace Park‎ right here in Vista.I fell in love and have been a season ticket holder ever since. The amphitheatre offers summer musicals with full orchestra and a mixture of professional and local artists. This summer, there are three staged productions each running for two weeks.Guests can sit in reserved seats, or sit on the lawn in lawn chairs. Almost everyone brings a picnic dinner (alcohol is allowed). The productions are always first rate and of extremely high quality. There is not a bad seat in the place. The tickets are very affordable and a good time is had by all, both young and old. Tickets run from $22.00 to $44.00 for a most pleasant fun-filled even...

Capturing leads is our #1 job.  Our #2 job, equally important, is converting those leads into clients.  This was the fundamental principle top instructor Doug Smith spoke about at his recent real estate sales training seminar. While we can hire a marketing company or an assistant to GET leads, it's our job to turn those leads into buyers or sellers.  That was an eye-opener for me, as I had never really broken it down into 2 categories:  Capturing & Converting. "The most successful real estate salespeople sell mostly TO and THROUGH people they already know," said Doug Smith.  So that's why it's important to widen our Sphere of Influence (SOI) and get to know more people! So my next step is to (1) meet more people and (2) keep in constant communication with those I already know.  Those we...
