Breakfast and Cauliflower  We often get to the Carlsbad Farmers' Market on Wednesdays in Carlsbad Village, but haven't been to the Vista Farmers' Market for some time. It's every Saturday at the Courthouse Complex on Melrose, and is quite a bit bigger. We have our coffee at home, then venture out to enjoy breakfast at the Market (there are all sorts of food vendors - Indian, African, Vietnamese, vegan, crepes...the list goes on and on) and then do our produce shopping. We were pretty much done and walked by this one organic farm vendor with this beautiful cauliflower - it looked a lot like broccoli. We didn't need more but it was worth a photo. What a colorful dish this would make, don't you think?

Emerald Auto Service Center in Vista CA A Shout-Out! My Mom had to have her car towed by AAA about a week ago – it was not drive-able due to an oil leak - and was referred to the Emerald Auto Service Center in Vista, a AAA-approved facility, about 4 miles from where she lives. We met her over there near the end of the day last Friday to get the verdict from the Service Manager, Kevin – there were some significant issues – and to give her a ride home. The work took about a week, given the complexity of what needed to be repaired, and the car was ready for my Mom to pick up yesterday afternoon as promised. Kevin, the Service Manager (and Hector, too), was excellent to work with. He must have called me 6 times to give me updates, but to also report a concern about the head gasket and possi...

Shadowridge Aspens is a nice little tract of condos located in the heart of Shadowridge, directly across the street from the Shadowridge Country Club.   There Is Difference Between a HUD MANUFACTURED HOME and a MODULAR HOME    Part 4    Just to clear the air for those unwary folks that aren't quite sure how to differentiate between a "HUD MANUFACTURED HOME & A MODULAR HOME I thought it might be time to dig through some of my archives and offer up important information that every real estate professional, lender, title & escrow company, contractor, home buyer, home seller and homeowner should know about before entering into any 'FACTORY BUILT' HOME deal.   There's a lot of mis-information and/or dis-information in the real estate community on this subject and we just want to help set the record straight in an effort to prevent folks from becoming victims, or worse, getting involved with a messy, costly and time consuming lawsuit.    T...

Is Your City Or Community In The PATH of PROGRESS Or CONDEMNATION?   This post was inspired by a question I answered on Bigger Pockets; another RE social media platform I contribute to. It was about the acquisition of an old half empty or half full (depending on how you interpret your glass of ice cold brew) Mobilehome Community in Florida.  Not all Mobile/Manufactured Home Communities are bad investments. In fact most are actually very good investments with great cash flow, NOI, ROI and CR and there's plenty of gazillionaires around that would be more than happy to brag about their "TRAILER TREASURES" if you afforded them the time. So please take a few moments to indulge me if you wish. Having been beckoned In 2004 to Florida by a FEMA contractor in the aftermath of Hurricane Charley a...
