Discover the Sunrise Subdivision on The Shadowridge Country Club Golf CourseWelcome to the SUNRISE neighborhood in Shadowridge! Sunrise is cute little subdivion, in an island like formation that is surrouned by various holes of the Shadowridge Country Club Golf Course. At first glance, these Shadowridge Homes ( golf homes) look like single family detached homes, but they are town homes indeed! There are both single and two story floor plans in Sunrise. The community is located almost directly across the street from the Shadowridge Country Club main entrance, and it's next to Shadowridge Aspens, The Greens Townhouses in Shadowridge, also found direclty on the golf course, to meniton a few.  Buying or selling a home in Sunrise? Shadowridge Realty 411 on Shadowridge Aspens Condo Market  Are you a buyer or seller in Shadowridge looking for Shadowridge Aspens Condos For Sale and sales data? Shadowridge Aspens is a nice little tract of condos located in the heart of Shadowridge, directly across the street from the Shadowridge Country Club. Shadowridge Aspens, like many of the tracts in Shadowridge, is built on the golf course. I'd say about 10% of the condos in Shadowridge Aspens offer a golf front location, and maybe 10-20% have a some type of a peek a boo view of the greens. I've sold a total of 4 Shadowridge Aspens Condos For Sale. I've represented two listings and two purchases in this part of the Shadowridge Real Estate market. I'm writing this post today to inform you of my new site ( well it's not really ne...

There Is Difference Between a HUD MANUFACTURED HOME and a MODULAR HOME    Part 4    Just to clear the air for those unwary folks that aren't quite sure how to differentiate between a "HUD MANUFACTURED HOME & A MODULAR HOME I thought it might be time to dig through some of my archives and offer up important information that every real estate professional, lender, title & escrow company, contractor, home buyer, home seller and homeowner should know about before entering into any 'FACTORY BUILT' HOME deal.   There's a lot of mis-information and/or dis-information in the real estate community on this subject and we just want to help set the record straight in an effort to prevent folks from becoming victims, or worse, getting involved with a messy, costly and time consuming lawsuit.    T...

Is Your City Or Community In The PATH of PROGRESS Or CONDEMNATION?   This post was inspired by a question I answered on Bigger Pockets; another RE social media platform I contribute to. It was about the acquisition of an old half empty or half full (depending on how you interpret your glass of ice cold brew) Mobilehome Community in Florida.  Not all Mobile/Manufactured Home Communities are bad investments. In fact most are actually very good investments with great cash flow, NOI, ROI and CR and there's plenty of gazillionaires around that would be more than happy to brag about their "TRAILER TREASURES" if you afforded them the time. So please take a few moments to indulge me if you wish. Having been beckoned In 2004 to Florida by a FEMA contractor in the aftermath of Hurricane Charley a...

The Legends and Heritage Community in Vista Home buyers interested in living in Vista may very well be interested in the Legends and Heritage neighborhood. The Legends and Heritage neighborhood is a gated community in the Shadowridge area of Vista (92081), just west of Melrose and bordering the Ocean Hills area of Oceanside (you may see it as Heritage/Legends in the MLS listings).  The homes in the Legends and Heritage community were built in the late 1990s and are detached condominiums with living space ranging from 1131 SF to 1714 SF with 2 to 4 bedrooms, 2 and 1/2 baths, and attached 2-car garages. All homes have yards, of varying sizes. There is guest parking throughout the community with a permit required (obtained from residents)! The Heritage/Legends community is conveniently loc...

Wow!! We Were Bombed On Our First Night In New York I know it's not unusual to go out and get bombed in New York after a long flight from the Cali. But this type of BOMB was a little more than we bargained for.    This was the scene that greeted us literally steps from our hotel entrance. Indeed a very exciting reception wouldn't you say. After this what else is there? We had just arrived from California and were Ubering our way into Manhattan when we heard what seemed to be dozens of sirens closing in all around and coming in behind us. They just kept coming and coming. There must have been dozens of them and it seemed like they were literally escorting us right to the doorstep of our hotel which is the New York Edition at 5 Madison in the Chelsea district. Our Uber ride had to drop us...

Mega Squash As has become a regular habit, we stopped at the Vista Farmers Market for breakfast and then stocking up with fruits and vegetables for the week. There is always a wide selection of offerings but you do have to watch since prices can vary widely for the same product.  There was a hill of green beans on display, at $4/lb., but 2 other nearby displays, one at $3/lb. and one at $2.50. We came past the hill of beans (it was easily 18" high) and it looked the same. Wonder why?!  One stand was offering these mega squash. Some of these were truly monsters - at least 18' long, and by the pound. I was tempted to lift the biggest - to see if I could.  It sort of felt like shopping at Costco where you seem to have to buy massive quanitities of everything. The largest of the yellow squa...

Remember Where You Were & What You Were Doing 15 Yrs Ago Today? I know we'll be getting a lot of questions like this throughout the day on various media platforms and especially right here on AR. and with good cause. There are certain things that happen in our life that stop us dead in our tracks and possibly even change or influence the way we look at life from that moment forward. I had just turned on the local morning weather as I do every morning to check the surf condition. At the exact moment the screen illuminated I saw what  I thought had to be an action movie........................or so I thought.  Much to my surprise and dismay and very sadly I realized within a few moments it was no movie and that America was under attack and from that day forward the World I grew up in, lov...

We were at the Vista Farmers' Market early this morning, one of our favorites, with our daughter, son-in-law, and 15-month-old granddaughter. Such fun to enjoy a farmers' market and everything there is to see through a toddler's eyes, and hands!  There is always a wonderful select of fruits and vegetables, and it seems like I always see somethings new, like these dinosaur egg pluots (a hybrid of apricot and plum).  Round really does come in all sorts of size, colors, textures and tastes at the market!

Contrasts at the Farmers Market The Vista Farmers market, held every Saturday morning at the Courthouse Complex parking lot, is one of the best in my area, and a feast for the eyes and stomach. We often go Saturday mornings after having coffee to enjoy breakfast and do the shopping for fresh produce, plants, flowers or whatever else appeals to us. The contrasts in colors, shapes and size are always intriguing as are the names of some of the fruits and veggies. Today we bought a mix of microgreens for salads (the spicy blend, with arugula and radish plus other stuff I can't recall, from Pacific Microfarms in Encinitas). While we passed on the plums the Elephant Heart plums WERE rather large and beautiful to look at.

OK Cali We Know We're In A Drought & Have To Cut Back.  But Now What?  In my post earlier today, "Some Neighborhoods Being Inundated With Over Crowded Rental Tenancy", I was blaming a lot of San Diego County's blighted areas with over occupied dwellings and greedy landlords/property owners. This I still stand firmly behind. In the photo below are at least 5 autos parked all over this property. This was mid day and a about half of them were off to work or something. In the evenings, mornings and weekends you won't see much of that dirt in the foreground. Go figure a 1000sf 2+2 in totally run down condition. Doesn't take a whole lot of horse sense to figure out what's going on here.  When you look beyond the ugliness and gaze at the beautiful green lush topography in the background overal...

Some Neighborhoods Being Inundated With Over Crowded Rental Tenancy How are things going in your neighborhood today? Have you been noticing anything peculiar or different going on lately?  Like a half a dozen cars crammed into one driveway for months even years on end? Or old clunkers being abandoned on the roadside? Or worse yet old pieces of furniture, TVs, even dirty old used mattresses being dumped on the roadside? Poorly maintained landscapes? Or homes in a state of disrepair and poor or no maintenance (slum lording or just plain indifference or maybe even greed)? Trash accumulation around the property? Congregations of people loitering around outside of a home doing nothing but drinking beer and smoking cigarettes and even POT for weeks on end? Garage and yard sales taking place a...

Traveling Is A Very Personal  and Inspiring opportunity.   We all owe it to our selves to take time out of our busy lives to see those things outside of our World that make life so worth living. I start out each day with a special message to my 5 children in hopes they will pass it along to my 14 Grand kids which they usually do.   TIVOLI, the oldest amusement park in the World. It inspired many of Walt Disney's creations. I thought it only appropriete to share this photo inasmuch as we'll be taking a Disney Cruise up the Fjords of Norway tomorrow. Spelled backwards TIVOLI reads I LOV IT! But there are those special words that I sometimes like passing along to so many other  wonderful folks I care about. Have a wonderful day and remember to take time for those special moments. Life is t...

Vista Farmers Market Donut Peaches and Other Finds We went to the Vista Farmers Market this morning for breakfast and for some fresh fruits and vegetables.  I noticed these donut peaches, which, in doing some research, I learned are a natural genetic mutation which causes them to be flat and resemble donuts. No, they don't taste like that at all.   As always there was a wide array of fruits, vegetables (we bought some wonderfil heirloom tomatoes for salads), flowers and a host of foods and places to eat (Mexican, Polish perogi, French, Italian, Brazilian, West African), rather a mini mall which included all sorts of retailers.
