ISIS CRISIS    Coming To A Neighborhood Near You  Should the Real Estate Industry be concerned about this growing threat? I know there's been several posts submitted to AR recently about bearing arms, traveling in pairs, meeting in public places, etc. due to some of the strange things that have happened to them while in the line of their daily RE duties i.e. open houses, being followed by strangers, stalking, etc.   However, what about terrorism? I know it's a very difficult subject to discuss and lots of folks literally choke on it. But could it become a reality? If so how might it impact us in our real estate farms, communities, neighborhoods and homes. It's a known fact that technology can zero in on our whereabouts everywhere, anywhere, and at anytime in any neighborhood....

TERRORISM?   Not In My Backyard? We Need Neighborhood Watch On steroids.   TERRORISM     Yes, it's a very ugly word and no one likes to even hear the word let alone discuss it or even think about it. In fact many folks living in the USA in the comforts and confines of their humble abode think that anyone who does talk about it is a conspiracy theorist or perhaps even some kind of nut case.   Well, call me a nut case if you wish but having been a DISASTER RESPONSE CONTRACTOR for the past 3 decades I can tell you first hand that those who find themselves a victim after any disaster are either very lucky and fortunate to have taken the time to heed the warnings and advice and get and stay prepared for a disaster or certainly wish they had if they didn't.  If they didn't they are now more t...

Foundation Problems? Tips for Hiring a Foundation Contractor Part 3     In Part 1 we discussed FOUNDATION REPAIR INFORMATION for Homeowners and Engineers. Part 2 addressed FOUNDATION ISSUES and the Cost Involved. Part 3 will address:   Tips for Hiring a Foundation Repair Contractor     Foundation work is definitely not a do-it-yourself project, so it makes good sense to get at least three licensed contractors to give you a detailed proposal along with an assessment of your issues. The average inspection takes about two hours. Ron Davidson of Ram Jack Systems also offers the following advice and precautionary measures:   - Educate yourself on foundation repair methods and ask a lot of questions. Don’t make your final decision based on advertising and cheap prices. If it sounds too good t...

Rain Is Coming San Diego. How's your Drainage? Are You Ready?   It looks like San Diego is bracing for what could be a wet beginning to our much needed and long overdue rainy. Albeit San Diego desperately needs rain and has gone without much of it for several years rain can be a real nuisance if you're not prepared for it.    Bad DRAINAGE OR NO DRAINAGE at all under and around your home can cost homeowners tens of thousands of dollars and insurance companies millions. Here's a few signs you could become one of those very unpleasant statistics.   In the photo above right  you can see a drain line leading to the storm drain system at the curb of the property. This is probably the single biggest cause of drainage issues to your property and especially your home.    There's really no excuse...

Boomers Candidates For Future Home Ownership? Or More Content to rent?   10,000 Baby Boomers will be hitting retirement age everyday for the next 15 to 20 years. Millions, me being one of them, currently own large 3 to 5 bdm homes with big yards and lots of ongoing maintenance issues. They're now starting to downsize by the thousands. Anybody have a crystal ball? What do you think all these folks will do for housing for the rest of their lives?   I've got my opinion and I'm starting to see it surface everywhere in my farm nowadays. It's like a zeitgeist right before my very eyes and I don't see any end in sight anytime soon. However, today's seniors have myriad options available to them. Do they sell their home and move into a smaller one i.e. a condo, town home, manufactured home co...

Co-Signing Can Get You Into Trouble With Your Own Credit   I recently had a client who thought they had gold plated credit. They said they had  an 800+ credit rating and  had never been late or missed any payments on anything in their entire life. So I thought all was good and decided to move forward with them without an actual pre qual for the time being.   When we got to the offer stage on a property they wanted to purchase I told them that before we made an offer we should move forward with the pre qual. They seemed a little irritated and thought I didn't trust them but I told them that it would be bad for all parties should they make the offer, have it accepted and then find out they had a problem.   So they reluctantly filled out the credit app, submitted it to their lender who sai...

Factory Built & Panelized Construction Has Never Looked Better.             Let there be no doubt that the Factory Built Housing Industry has grown gradually but consistantly over the years. From Trailers to Mobile homes to Manufactured Homes, to Modular Homes to Prefabridated & Kit Homes the Factory Built Home segment is accounting for more than 10% of the total housing market in the US.          Prefabricated homes are gaining more advantage over site built homes for many of today's home buyers such as young folks trying to enter the housing market, newly married couples who wish to purchase their first hoe and particularly 77+- Baby Boomers who are starting to down size or choose a much more affordable and managable life style.     In recent post Great Recession years it appears tha...

Baby Boomers Wealth Transfer Paradigm Shift Into Family Trusts Booming       There's no doubt about it. We're an aging Nation much like the rest of the World. As of 2014 the US population has grown to 323,444,162. Baby Boomers represent 76.4 million of that total or roughly 26% of the US total population.   While it doesn't look like most Boomers will outlive their retirements. There is a growing movement towards establishing Family Trusts in order to protect what estates they have managed to accumulate and are attempting to pass on if they're lucky.   I often post on this subject as I for one at 69 definitely fit that profile. But more importantly I think it's important for the Real Estate World to know what the future trends seem to be heading to. It's safe to assume that many if not ...
