Today's    "FACTORY BUILT HOUSING TECHNOLOGY"       For Tomorrow Blu Homes was founded with the goal of making better homes for American families—better built, better to live in and better to maintain. We began after funding a two-year graduate study on the future of housing with the Rhode Island School of Design that found prefabricated homes to be the best way to consistently build quality homes, with little impact on the environment. But our founders wanted to look beyond the traditional prefabricated home and applied aerospace technology from MIT to craft our homes in an entirely new way. Precision-built homes utilize patented, folding steel-frame technology to create spacious, open homes that are built to high aesthetic and environmental standards produce a higher-quality end produ...

Recall of Nest Smoke/CO combo alarms due to arm wave silence.    Another great post by: Boy does Donald really know how to nail his topics!   BY DONALD HESTER Home Inspector with NCW Home Inspections, LLC EMAIL  SHORT URL              Share: May 21, 2014 02:41 PM Recall of Nest Smoke/CO combo alarms due to arm wave silence.   Nest Labs is recalling their Smoke/CO Alarms due to a failure to sound an alert. \ These alarms can be controlled by a computer or a smartphone using a wireless network. The issue is the “Nest Wave” function. Turns out you may accidently silence the detector by waving your arms. This is sort of the “clap on- clap off” feature of these device.   Homeowners who have these devices already connected should confirm the update to disable this function has been installed...

I Just Love Donald Hester's Style and Will Continue To Repost Him.   Baby it’s cold outside, put another log on the fire… in the garage!    BY DONALD HESTER Home Inspector with NCW Home Inspections, LLC EMAIL  SHORT URL              Share: March 05, 2014 06:46 AM Baby it’s cold outside, put another log on the fire… in the garage!   As home inspectors we often have to not only know a lot little things, then there is also the looking at the big picture.   On Douglas County home inspection a little while back I noticed what a not so uncommon installation. A wood stove installed in the garage.                                                   The general rule is that solid fuel–burning appliances should not be installed in any location where gasoline, flammable vapors or gases are present ...

VA Home Loan With Zero Down Up To $546,250 Purchase Price In Vista CA Vista CA - Did you know that qualified veterans can obtain a VA home loan in Vista CA with zero money down up to a sales price of $546,250?  This limit is for VA home loans closed in Vista CA from February 28, 2014 through December 31, 2014. In late December of 2013, the VA announced the new VA Zero Down loan limits for 2014 for Vista CA.  At that time, the VA Zero Down Loan Limit was going to be $527,500 which was an increase from the 2013 VA Zero Down Loan Limit of $500,000.   However, the VA Zero Down Loan Limits for Vista CA were REVISED and there was a slight increase from $527,500 to $546,250. Homeowners, Do You Have FIST FULL of    CASH    In Your Backyard?     You could be sitting on a FIST FULL of   CASH   and not even realize it.   There are literally thousands of homeowners throughout the United States who could be maximizing their home and property value, usability and functionality while insuring a place for them to live out their lives. Or perhaps provide a home for their Children and even Grandchildren to live instead of having to go through the heartbreak and inconvenience of  selling the home they love and raised their family in.   Do you realize that one of the main reasons MILLIONS of BABY BOOMERS are downsizing is not because they WANT to but because they HAVE to.  They simply can't afford to stay in their homes and they don't have the physical and/or financial ...

How To Prevent Drainage Issues From Damaging Your Home Part 5   In Parts 1-4 we discussed how "Drainage Issues Can kill A Real Estate Transaction".    If you've been following this series hopefully you have a much better understanding about how these various scenarios can kill your deal.   Thus it should be much easier for Real Estate Professionals, Lenders, Home Inspectors and most importantly Homeowners, Buyers and Sellers to understand the importance of how to mitigate and prevent these situations from ever occurring.   The graphic above illustrates what is called the: "Flow path" of water intrusion from the various "Flood Plains" aka "Standing Water" or "Ponding"  that collects "Runoff" from around the "Perimeter" of the home or from "Water Intrusion" from the "rain gutters" or from...

THE ROOF OVER YOUR HEAD   PART 4   Drainage Issues Can kill A Real Estate Transaction     In the previous 3 Parts of this series we discussed how drainage issues can kill a real estate transaction and how the related damages, costs, time, inconvenience and frustration can burden a homeowner, buyer, seller, Real Estate Professional, Lender and Home Inspector.   These issues if not disclosed and addressed from the onset of a real estate transaction can and often do end up in a very costly and time consuming lawsuit that in the end can cost everyone except the attorneys and their team of expert witnesses a lot of time money and energy.   In this, Part 4, we will address the costly issues resutling from the lack of something as easy as a little PRO ACTIVE DEFERRED MAINTENANCE on one of the ...

Be you a homeowner, home buyer, real estate professional, contractor, home inspector, lender, title or escrow company you need to know this.             Above left: A futile attempt at installing an effective French Drain system. No matter how many times we've all heard it....Water doesn't flow uphill! This catch basin will have to have a major 3 inch flood on this property in order  for it to function. Middle: Drains don't function well whence damaged or clogged. Right:  Always place catch basins below ground level and at the lowest spots on the property allowing water to gravity flow towards the storm drain system.   For several decades no...

GOOO.....CHARGERS! A Perfect Day In San Diego For We Baby Boomers!     Life just doesn't get any better than this. One of our vendors from Sacramento knows that my lovely wife, Janis, and I are avid Charger Fans so he sent us two tix for some great seats at Qualcomm Stadium  to   watch the CHARGERS beat the KANSAS CITY CHIEFS 27 to 24 in overtime.     Knowing we both abhor traffic and that we live in the beautiful and peaceful semi-rural North County (approximately 35 miles and a 30 to 45 minute drive depending on Sunday South bound traffic) we left our home at 10:15 and arrived at the Hazard Center parking structure (FREE PARKING) at about 10:50am. We parked and walked about 5 minutes to the Redline Trolley at Hazard Center ($6 ROUND TRIP FOR SENIORS) for a 10 minute ride to the "Q".  ...

Crime free Neighborhood?   I've been seeing an inordinate amount of these types of questions popping up in recent weeks. As I've said on the other posts and questions I've commented on there's absolutely no way of guaranteeing that any neighborhood will be a CRIME FREE NEIGHBOROOD.  We're living in a very different time and place today. Unlike anytime since possibly the Great Depression we are living in very volatile and challenging socio-economic times everywhere in America.  With dynamics like poverty, homelessness, unemployment, illegal immigration and often just shear desperation it's clearly obvious why crime is on the rise everywhere. What were once considered very safe and secure upscale neighborhoods are now very viable high value targets for those who wish to prey on them. I've...
