By Coco Clayman-Cook You've seen the numbers; you recognize the value, so you have decided that now is the ideal time to purchase a luxury condo as an income property.  Good for you.  You are in good company, the real estate investors who did the same thing during the last recession made millions doing exactly the same thing.  Now that you've made the decision you've contacted a realtor who specializes in Luxury Condominiums, if you live on the Westside of Los Angles you've called me.  Most likely you have already spoken to your private banker or are ready to visit a mortgage broker to get pre-approved. I suggest applying with your own bank and also a mortgage broker - just make sure both know what you are doing. Even if you've bought a hundred homes before this is a crucial phase in to...

By Coco Clayman-Cook Times are changing, and so are luxury condos. The days of women living in their parent's home, their sorority homes, and then their husbands' homes are thankfully long gone. It's the twenty-first century, and it's the age of independence. Single women are in a place of power, and they need the home to match. Look out luxury condos! The great part about luxury condos is that each one comes with entertainment space, living space, and the amenities to accommodate a twenty-four lifestyle. Late night of work and craving the perfect meal? World class dining is mere steps from your home! Want to entertain for 300 of your business associates without having to work to secure a venue? Take advantage of the high quality entertainment space available in your luxury condo! Locat...

by Coco Clayman-CookCompanies frequently spend hundreds of thousands of dollars every year renting out entertainment space and paying for hotel suites. A luxury condo provides all of these services and more, making it the perfect corporate asset. Whether you have a potential investor visiting or an awards dinner you need to host, a luxury condo is the answer for all your corporate needs. A luxury condo comes equipped with concierge services, a private pool, an average of three thousand square feet indoors and out for entertaining, and onsite services for catering, cleanup, security and more. Your company will no longer have to worry about rental hall fees, service and equipment fees, and calling numerous separate companies in order to put together an event. A luxury condo comes pre-prep...

by Coco Clayman-Cook Judy had a great life.  She was happy, independent and active.  She owned her own home and ran a successful business.  The future was bright and her life made sense.  Then she got her diagnosis and in an instant everything changed.  The doctors were optimistic but they didn't pull any punches, she was in for a long fight.  Suddenly everything that had once made sense no longer fit.  The beautiful home with five bedrooms which had once been a joy and a comfort was now too far away from the hospital and too much space to manage. She needed to keep it simple. And simple included a one story condo instead of walking up stairs.  Simply walking upstairs to the master bedroom was now an endless trek that zapped her energy.  That's when Judy called me.  She knew she needed ...

by Coco Clayman-Cook I frequently have family members call me with condo listings after the death of a dear family member.  There is a need for expertise and sensitivity in matters such as these.  After the death of a loved one there are financial burdens and issues that need to be addressed with speed and proficiency but with an awareness of how emotionally charged the situation can be. In most cases the condo will need to be prepped and staged to sell quickly.  This requires an experienced eye, some one who knows what the current market is and has their finger on the pulse of the current prospective buyers.  I always encourage the loved ones to go into the residence and remove the most treasured pieces of memorabilia before I stage it.  In doing so it helps the loved ones to accept th...

by Coco Once you are settled into your luxury condo, it's time to really invest in your lifestyle. Look around you. Your walls are the perfect color; your furniture is all in harmony with its surroundings, and your floors . . . your floors need help. You've invested in high quality plush carpets and perfectly designed imported rugs, now you need to invest in their week-to-week maintenance. This is where your luxury appliances come into play; personally I am a fan of the Dyson floor cleaning system. The great thing about Dyson vacuums is they're designed for someone who wants impeccable floors without having to work for the quality. They're fast, efficient, and stronger than any other vacuum on the market without damaging the floors below them. The rolling-ball design makes them easy to ...

by Coco Clayman-Cook The economy has changed significantly in the last two years.  With gas prices at an astronomical high, it doesn't take a rocket scientist to see that business is changing and about to change even more.  While the real estate market continues to stumble there is one area of the market that is stepping firmly into the limelight; the luxury condo market. Many of my clients are in the financial fields and look at condos on a price per square foot basis. Some of the funniest conversations I have had have been trying to explain to someone from Goldman Sachs that his condo is where he will live and love and grow and relax - that it can't be broken down to a price per square foot only. With the cost of renting approaching the cost of ownership more and more savvy buyers are...

by Coco Congratulations!  As you start your journey together there are a lot of important decisions to make, not the least of which is where you will live.  You know you want to own a home at some point, but you don't really want the hassle or the financial strain right now.  On the other hand you'd like to know that in a few years a home will be financially possible. Consider living vertically. Buying a luxury condominium is a great way to enter the housing market.  It's infinitely more economical and offers you all of the benefits of building equity without burdening you with unwanted expenses for gardeners and maintenance professionals. Best of all vertical living allows you to be close to all of the things that matter.  Imagine saving gas and commute time, by living closer to work a...

Have you ever driven up and down a street with rental properties or homes for sale? Chances are, you have! After all, you are in real estate business! :-) Well, how often do you see a sign and you just drive by and other times you stop and you actually read it? Chances are, if the sign catches your attention, you will probably be reading it, otherwise you'd be driving right by.    Proper and attractive signage is imperative everywhere, not just in front but also in the building. An eye-catching sign will bring you good tenants, a properly posted sign can reduce liability for the landlord and also reduce injury to the tenant. These days, having a custom-made sign can be quite inexpensive. You no longer have to purchase the generic signs sold at the store. The truth is, according to a sur...

I read a lot of magazines, newspapers and watch the news and everywhere the talk is about "GOING GREEN". Many of the improvements you can make to your building to make it more environmentally friendly and lower the operating cost, are quite extravagant and expensive. So, I was trying to think of a list of items that can be implemented immediately and is more cost-effective. So here is what I came up with: 1. Plant trees around your building - in the summer they will help keep your property cooler and thus have less of a need to run the A/C all the time; in the winter they will act as an additional insulation barrier and so keep the building warmer, lowering the need to for heating. The City of Los Angeles, for example, has a "Greener LA"-program in which they give building owners the op...
