The first thing I tell my sellers is I represent them. The buyer's agent represents the buyer. As such, there are things that can happen on the buyer's side of the transaction that we have no control over. One of the biggest obstacles is closing on time. It's tough when the buyer's lender cannot close on schedule, and it seems to happen more with institutional lenders than mortgage brokers. When I asked the loan officer why this particular home in West Sacramento needed a 2-week extension, he offered the excuse that he had been on vacation and his loan processor dropped the ball. I love it when sellers do this because I know all of the answers! I answer their questions before they ask. I know a lot of things about real estate, like why their dishwasher air gap was plugged up, and how to fix a sprinkler head. When I explain my comparative market analysis to the sellers of a West Sacramento condo, I am very thorough. I want them to understand exactly where I pull prices from and why. Not any pie-in-the-sky. It's got to appraise when I sell it. They know the pros and cons of being aggressive and whether the market can withstand the approach I suggest. I tried talking to my seller last night when she called to let her know the transaction had closed, and I could not talk. I opened my mouth but only little squeaky sounds came out. I first had scheduled a meeting with this seller last weekend, but then something came up for her and she could not make it. We rescheduled for yesterday, but she had a conflict with that day and time, too. We all lead hectic lives, and I do my best to accommodate my clients. However, when she called yesterday to say she would like to meet on Friday, I almost said, oh, no, any day but today. I have discovered over the decades I've been in real estate that you can pretty much tell any person anything you want, as long as the news is delivered in a sensitive fashion, backed up with facts. OK, maybe that doesn't work with Donald Trump, but it works with most home sellers in the Sacramento area.When it comes to objectively selling a home in West Sacramento, a home with certain drawbacks that are, let's say invisible to the seller, it can take a bit longer than perhaps other sales in West Sacramento. We drove to Davis on Sunday to see Spotlight, the movie with Mark Ruffalo about the investigative reporting by the Boston Globe concerning the cover up of hundreds of Catholic priest molestation cases. Granted, a not-so-cheery topic yet interesting. I seem to drive to Davis a lot, and was just there last week to pick up insulin for our cat Pica, who seems to be maintaining his own now, which is excellent. Some yo-yo in New Castle, Colorado, called yesterday to ask if am taking listings in Sacramento. I asked him if this was a telemarketing call, and he said no, he just wanted to know if I was available to take listings. I told him that a weird question and asked what he wanted. He still wouldn't answer me, and when I said any real estate agent who is in the real estate business is taking listings, so what did he want? I'd like to think that Fannie Mae BPO issues were over, but that would mean that short sales were over, and short sales are not over. We don't have as many short sales in Sacramento as we used to, and we're down by about 90%. Also, not every agent who lists a short sale even qualifies their sellers. They just run out to list the home without a second thought to qualifications, and not every short sale seller will qualify, unfortunately.Throw into that mix that the investor is Fannie Mae, and you can have a boatload of troubles. Today I am sharing a story about a short sale that took about 6 months to close escrow, and I explain why. Not all short sales move through the process this way, thank goodness, but when they do, it's often the buyer's fault. However, in this case, it was not the buyer's fault.Although we had our share of buyer's agents initially who, when asked what the buyer thought, replied that the buyers wanted to offer less than list price. When buyers want to offer less than list price, it's generally because the buyer has not been made aware of the comparable sales, and the only factor the buyer has is the sales price. A home seller in the Sacramento area told me yesterday that she has concluded you get what you pay for when you hire a Sacramento REALTOR. She had been trying to sell her home without any success through some discount agent, and she doesn't feel that her former agent had her best interests at heart. She says the agent tried to push them to accept an offer they did not want. It looks like I will have to take my poor stubbed toe and go to the grocery store today. The horrors. Grocery shopping is not something I do. My husband does it, but he's in Chicago visiting relatives and if I don't want to deal with take-out, I will have to step into a grocery store and wander aimlessly the aisles.
