June, 2013 Market Report - Westlake Village     The housing for June 30th shows that the market is slowing, and that higher interest rates are having an effect.  We have already seen interest rates rise a full point.  According to Mark Moskowitz, a top Real Estate Agent in Southern California who specializes in Los Angeles and Ventura County Real Estate, the average buyer has seen their payments go up 25-30% for the same loan.  Mark noted that every day, his lenders are sending him revised qualification letters for his buyers.  Clients that could afford a $700,000 home are now qualifying for a home priced in the high $500,000 to low $600,000 range.   This definitely will affect home values.  The reason home prices have risen 15-20% in the first half of 2013 is due to the artificially lo...

  May home sales remain steady in Westlake Village. The number of single-family homes selling in Westlake Village has not changed much from last month.  Consistent with April, inventory has stayed pretty much the same.  Basically, as new homes come on the market, they are being sold at roughly the same rate as the previous month.     Homes in Wetlake Village continue to sell at a very brisk pace!     Based on the Conejo Valley Association of Realtors, 31 single-family homes closed escrow in Westlake Village in April 2013. This is an increase of 41% over March and the highest number of sales for the year of 2013. At the end of April, there were 51 homes under contract, one of the highest this year.
