Many Americans in these challenging times are now seeking viable alternative paths to homeownership.  "Seller financed homes", "owner-will-carry" and "lease-options" certainly offer alternative paths for homeownership during these difficult times. With the high rate of foreclosures and even higher short sales, a lot of prior homeowners who may have missed some payments may doubt their ability to acquire a new home using conventional financing.  Additionally, with the high rate of job losses, reduced work hours, furloughs, and other reduction in household income, many doubt their ability to obtain a home through traditional forms of financing.    Despite these challenges, the desire to own a home versus renting a home is still a very strong desire amongst would-be home buyers.  These eco...

My Company was recently contacted by gentleman who was in desperate need of setting up a new new home for himself and his 2 young daughters. He was referred to us by a Realtor Friend who had recently used our services to Stage a Topanga Canyon home for sale.  Knowing how quickly we were able to respond to her and the excellent service she had received to Stage her listing; she suggested that he contact us to Stage his home to LIVE. Contacted on a Thursday morning; we heard his plight and agreed to meet later that same evening. Yep - not a single piece of furniture. We needed to provide it all: AND FAST! By Friday morning the game plan was in place; by Monday morning the "Furniture Fairies" had arrived. By Monday afternoon, the house was Staged to LIVEbefore the daughters came home from ...

What's So Special About Woodland Hills Ca and Why Should I Buy A Home There? I grew up in Woodland Hills, California so I think I know a little bit about the area. I love the feeling of being able to get into the car and take a short drive to most any place. There is plenty of shopping -- one of the largest shopping centers is here. Westfield Topanga Plaza is on Topanga Canyon & Victory Blvd. Shops include Macys, Nordstrom, Neiman Marcus, Target etc etc. Feel like watching a movie? Try AMC Promenade 16 Theatres on Oxnard St near Topanga Canyon Blvd. The stadium seating is nice! Maybe you have children or are planning on having kids in the future -- education is important. El Camino Real Senior High School on Valley Circle Blvd has won 6 national academic decathlons. There is also Pierce...

Daylight Savings Time ends tomorrow  and we must turn our clocks back one hour on November 7th.  The big question is "what to do" with this precious extra one-hour, 60 minutes, 3,600 seconds!  Do we enjoy much needed shut-eye of recuperative sleep with this extra hour? Do we desire a mid-course correction so we spend the extra hour strategizing for a "do-over" in a challenging economic climate? Do we need the slate wiped clean thus spend the hour looking for the proverbial "reset button"? Do we suddenly realize that we have ample new opportunities all around us to realize some of our fondest dreams? What can we really achieve in 1 hour or 60 minutes or 3600 seconds?  Consider the following one-hour historic feats! •1.    Walking on the moon •2.    Winning or losing most wars •3.    Elec...

You wouldn’t ask your dentist to review your taxes, and you wouldn’t ask your accountant to fill your cavity – so why would you listen to the media when it comes to one of the biggest financial decisions of your life? So, “Is the media correct when predicting the real estate market?”  I believe the answer is NO. Someone once told me that the media predicted 5 of the last 3 depressions… in other words, negativity &; controversy sells, so that’s what the media will promote. They make everyone so nervous that in the end, it actually comes true – it becomes a self-fulfilling prophecy. Whom should you listen to in regards to the real estate market? THE PROFESSIONALS! You should be listening to licensed Realtors &; mortgage brokers in the area that you’re interested in purchasing. We live &; ...

Are you needing to sell your home, but your mortgage debt is more than your property is worth?2. Are you struggling with your monthly mortgage payments for any reason what-so-ever?3. When a mortgage becomes unaffordable, avoiding foreclosure becomes a primary goal. It is a unique situation that adjusts priorities and changes perspectives. For the millions of homeowners unable to make their mortgage payments today, there are alternatives to foreclosure that can lead to an entirely different, more positive financial outcome.  One of the leading solutions to foreclosure today is a short sale. In a short sale, the lender agrees to accept the sale amount, even if it is less than what is owed on the mortgage. In this report, you’ll see how the consequences of foreclosure compare to those of a short sale. As a CDPE-designated agent, I have been extensively trained in the alternatives to foreclosure and can help you make an informed decision. Our goal is to help you get your...

First I was an architectural designer. Then I became a lawyer. Now I own a real estate brokerage firm. My original career choice as an architect was significantly influenced by my father. My dad is an engineer who believed that wealth is amassed through real estate development and acquisition. When my dad returned to Nigeria from schooling in England, Nigeria was an oil-rich developing country with many opportunities for returning countrymen to be pioneers, build roads, bridges, airports, schools, other infrastructure and housing estates. My dad worked for the government; however, privately he purchased lots of land, and developed properties from dirt up to earn significantly extra income to pay tuition for his 6 children.  My dad named me “Bandele”, which means “follow me home” because...

Hold a yard sale to reduce the clutter                      in your home and get rid of items                                              you don't want to move. 1.- Check with your city government to see if you need a permit or license.2.- See if neighbors want to participate and have a "block" sale to attract more      visitors.3.- Advertise. Put an ad in free classified paper, and put up sign and balloons     at major intersections and stores near your home.4.- Price items ahead and attach price with removable stickers. Remember, yard     sales are supposed to be bargains, so don't try to sell anything of significant     value this way. 5.- Check items before the sale to be sure you haven't including something you      want by mistake.6.- Keep ...
