Woodland Hills California Real Estate -  Falling Home Prices Well, it is the first day of spring in Woodland Hills California, usually its time for families who want to move in the summer time, to put their home on the market.  I was just checking the MLS for  listings for Woodland Hill California   and saw a   home that have been reduced in price by more than $100,000 dollars.  At one time the home was listed for slightly more than $780,000 when it went on the market 217 days ago and is now listed for $605,000.  I am watching it now to see how many days it remains on the market.  It is a short sale, and the lender approved it as such, some of the banks have figured out if they make the price low enough they can get multiple offers and get more than they ask for it. Some sellers still...

In a down market selling your home can be quite a challenge.  Many sellers choose a friend or referral to list their home and things don't work out as planned.  In a very challenging market like the one we are in the area expert is invaluable!  So many people don't price right for the market or don't have a pool of buyers for the area like an area specialist can bring you.I highly recommend consulting with and hiring an area specialist when selling your home in our current market.  If I can be of help for Woodland Hills, South of the Blvd. contact me at 818-347-4353.
Woodland Hills California Contractor- Preparing Your home for spring Part 1 :Dry RotWe had a lot of rain this winter in Woodland Hills California, leaks that are not repaired can lead to Dry Rot.The typical situations for breeding a healthy crop of wood rot fungus are leaks in roofs, water getting trapped between wood and concrete, siding that is too close to the ground, siding shaded by or in contact with overgrown greenery and wooden posts that have not been treated with a rot-resisting preservative. The fungus is very resilient and can survive with little or no moisture for a long time... sometimes years... only to become activated again upon contact with water. Fortunately, the growth of the fungus ceases if its water supply is cut off. Once a roof leak is repaired, for example, the ...

Developer Victor Girard did his part to improve the appearance of the Far West Valley of Los Angeles and his legacy remains on the winding streets south of Ventura Boulevard in Woodland Hills.  Girard's subdivision in the barren west end of the Valley needed to be dressed up, so he planted 120,000 shade trees and shrubs including seven varieties of eucalyptus, five kinds of acacia, Arizona elms, and Monterey pines. On the corner of what today are Ventura and Topanga Canyon boulevards, he built false storefronts and garish Turkish-style mosque towers to make the community look more established. Folklore has it that he spent time in jail for this "false city".The town of Girard was born on February 4, 1923, on 2,886 hilly acres purchased from the Brant dairy.  The young real estate develo...

Woodland Hills California Real Estate - Short Sale is a Hot Buzz Phrase  Short sale is a hot buzz phrase – it is also an opportunity to invest in real estate if you do it right. Banks hate to take over homes, especially in a declining market, so you should not underestimate the willingness of a bank to make concessions. Many buyers are getting excellent deals on real estate at below market prices with the short sales in San Fernando Valley in California On the other side of the equation. To complicate matters there are a bunch of so called Gurus running around proclaiming themselves as short sales mavens, we can blame them for teaching people and flooding the market with people that DON’T KNOW what they are DOING and these people can not close causing the LENDERS to become more SKEPTI...

Woodland Hills California Real Estate - Sellers The Internet at Your Service! When you have a home to sell in Woodland Hills California, it is important to know how your real estate agent is marketing your home. Are you really getting the most Exposure for your home? For many years, (and when I say "many" I mean since the dawn of "real estate" time) print advertising was the golden ticket ... the only way to sell a home in Woodland Hills California ... or anywhere. The number one venue for advertising was newspaper. But things are changing and news papers are not what they used to be, I don’t know if you saw your news paper lately, I got my news paper 4 days ago and it did not look my news paper, it was a smaller narrower version of  my older news paper. The reason is: not too many adve...

Woodland Hills California Real Estate - Southland home sales at a new low - Only 9,983 houses and condos were sold in six counties last month, the least in 20 years. Low interest rates, falling prices and promises of government relief were not enough to slow the pace of Southern California housing downturn, which hit a new bottom last month. Fewer than 10,000 homes were sold, this number is the lowest since data quick started keeping records in 1988.  Nearly 1of 4 homes sold has been foreclosed which is putting downward pressure on home prices.. Buyers remember those days when you said you were priced out of the Real Estate  market? your day has come, there are wonderful opportunities for buyers who are looking to buy a home in Woodland Hills California  for the right reason: owning an...

Sellers might want to consider the Internet savvy, who credit their sites with moving properties in a though market."                              The Blogger Brigade It goes on to say that back in 2006, which in the real estate blogshphere is pretty much ak...

It's important to understand that in a short sale, it's the lender that accepts the offers, counters, or declines the offers from the buyer, not the homeowner, although legally the owner still owns the property. Most of the time the lenders agree in principle that there is going to be a short sale, but they would not elude to the amount they would agree to unless there is an offer on the table. I have  seen this step in the process take up to 90,days or more, especially if there are more then 2 lenders involves and a mortgage insurance company, all this takes time.     This makes the process even more difficult given buyer's attitudes and choices in the market today. As these sales become more prevalent, lenders  are using companies that are assetts management companies that are doing ...

In woodland Hills Ca. like in other parts of the country there are short sales, this is the first blog in a series of blogs which will explain what you can expect when you make an offer on a property that is selling in a short sale. The short sale process can be very confusing because it is not as common as a regular real estate transaction. Typically the short sale process takes longer because you have to deal directly with the bank and gain their approval to sell the home. When a client makes an offer to purchase a real estate short sale they do not have the benefit of getting a quick response like they would from a regular seller. The short sale process begins with the client having to show that they are eligible for a short sale. All lenders typically require 2 years of tax returns,...

The Woodland Hills Real Estate market has been very challenging for sellers but is providing tremendous opportunities for buyers and for sellers that want to buy that bigger home or do a lateral move.  Prices are and have been declining for over two years now.  Sellers who want to sell in the next few years may want to consider selling now before prices go lower.  We are in a down cycle which is normal after nine years of steady appreciation.  This could not go on forever.  We have only rolled back to 2003 prices.  This is at prices that were after seven years of appreciation.Interest rates are getting lower and loan programs are getting more attractive which make it a good time to buy.  There are many great deals out there.  Banks are selling foreclosures at very low prices to get rid ...
