I am such a sucker for historic homes. Perhaps it's because I didn't much appreciate or see the value when I was younger. They were just houses. A place to live. (This is what happens, perhaps, growing up in the suburbs, ewww, it's not new.) But then one day you realize how significant these older homes are. Or, at least that's how it happened with me. Complete transformation resulting in a fixation.Others feel this way about older homes. It's an undescribable urge to preserve for future generations. What is up with all the Rumors of banks giving away money to entice you to do a short sale in Woodland? Well, in many cases it is the truth. Chase has a program where you can get as much as $30,000 when you short sale your Woodland home. $30,000 – that’s a lot of money. The story is they own a number of portfolio loans that they have no idea where the documentation on them is. Most of the loans came from Washington Mutual subprime when Chase bought WAMU a number of years back. Now Jamie Dimon President and COE of Chase is no dummy. In fact the truth is just the opposite – the guys a genius when it comes to finances and making money. A client called us the other day confused. He had a first and second loan and owed more than their Woodland property was worth. He had refinanced and pulled money out to improve the Woodland property. In calling his bank to discuss a loan modification he found out that the second was not a true mortgage second but a Home Equity Line of Credit or HELOC as they are often referred to. He was surprised to find out that the bank would not consider a loan modification unless he settled the HELOC for a minimum of 20%. Now let’s face it, how many people have an extra 10 or $20,000 to give to their lender on a property already 50% upside down. I recently spoke with a very confused investor that really needed guidance. She owned a couple of rentals in Woodland and had a little money in the bank but owed more than the Woodland rentals were worth. To make matters worse she was taking a negative on them every month. Think about that – she was losing $500-$600 dollars a month per rental on properties that were 50% or more upside down.   One of the most photographed houses in Woodland, California is the Gable Mansion. Central Woodland is known for it's lovingly restored Victorians and the Gable Mansion is perhaps the best example. Usually we can just admire these beautiful homes from the street but on Sept. 11 the home will be open for a tour, benefiting the American Red Cross of Yolo County. The house will be open from 11-3, tickets are $20 and can be purchased here or by calling Yolo County Red Cross at 530-662-4669. The home, at the corner of Cross Street and First Street in Woodland, was built in 1885 for the brother Amos and Harvey Gable. The cost was $16,000. It is a a California State Landmark, as "an outstanding example of 19th century Victorian Italianate architecture".
