Yorba Linda California: A Fun, FREE Day at The Nixon Library & Birthplace on President's Day 2011       I Have  been a Yorba Linda Homeowner for 10 years. I pass by The Richard Nixon Library and Birthplace often. I usually do not think of visiting a  Library as a fun time but on President's Day the halls of the library are filled with characters from the past lots of families and laughter. For the past 4 years I have been attending the FREE event that The Nixon Library hosts.  Past Presidents like George Washington, Abraham Lincoln and John Adams make presentations and answer question from guests of all ages. Through out the year there are wonderful exhibits. Take a day and visit the History that comes alive  right here in our own town of Yorba Linda.  For more info check out http://www...

The 5 Stages of Grief of a Defaulting Homeowner Getting to the point where you can no longer pay your mortgage and recieving a NOTICE OF DEFAULT on your door can take the same emotional toll on you as losing a relative or a close friend of the family. You may find yourself going through the same stages of grief. Once it comes to your home, the emotional and thought process usually comes in this phase: 1. Denial: "This isn't happening to me, I can fix this, I'm not going to lose my home." 2. Anger: "Why ME? Why my family? How can my lender do this to me!! This isn't fair!!!! (I know this phase is one of the hardest to go through. Your experiencing a vast array of emotions. Please keep in mind that it is not a good idea to take your anger out on the house by causing extensive damage. If y...

What Questions Should I Ask My Realtor When Purchasing a Short Sale? I actually recieved this question from a friend of mine out of state today. Her and her husband are newly weds and in the market to buy a home.. They found a few they like but a good majority of them are short sales. I gave her as much information as I could on what to expect once it comes to buying a short sale, but she then asks me what questions should  I ask my Realtor if I decide to buy a short sale? These are the questions you should ask your realtor when purchasing a short sale: How much experience do you have with short sales? If the agent doesn't have much experience working with short sales, it coud end up wasting alot of your time if they are not sure what they need to be doing to move things along. How far ...

What Does it Mean When The Short Sale Listing Says "Approved"? I have gotten this question several times from my buyers once we are in the beginning stages of finding them a home. Of course in the very beginning they usually say "No Short Sales, I don't have the time for that." Then your job becomes to warm them up to the idea of a short sale, if they found one they like, because by saying "NO SHORT SALES" they are shutting down over half the inventory that is available to them. I always love it when my buyers ask me what is an "Approved" short sale??? Because then I get to say..... This is one of the last phases in the short sale process, it is when the lender has reviewed the entire short sale package from the seller, has conducted a broker's price opinion and now has an idea of what ...

A few months ago I had a client ask me, Why are you advising me to bid above the asking price? This is how I resonded: As you can see by the comps this property is priced $30,000.00 below market value. What I am advising you to do is place your bid according to the value of what homes are actually selling for in this area. I am advising that because with this being a short sale, a lot of agents will price it really low for the purpose of generating activity, but that doesn't necessarily mean that price is what the house is going to sale for. That offer will have to be put on their lender's desk, and from there they will order a Broker's Price Opinion, where a broker will go and check the condition of the  house look at the neighborhood and look at the same comps I am showing you now and...

The past week in Southern California has been beautiful and in the 80s during the day, it has be gorgeous to say the least. Recently have noticed that buds have started come on trees and flowers are blooming. You would almost think spring has officially arrived. Though spring for the rest of the country is still a little over 2 months away, I believe it has reached Orange County...

If you are looking to sell your home anytime soon, these are the pitfalls you should avoid. Don't base the value of your home upon the Zestimates you got off of Zillow. Zillow is NOT an accurate source to get your homes value. I have seen in some cases where their value is $75,000-$100,000 over what the market value actually is. Zillow also states in a disclaimer that it is best to consult a local real estate professional to get accurate and up to date information in regards to the best price to put your home at. Don't put $50,000.00 worth in upgrades into your home with the assumption that the value of your home is going to go up by $50,000.00 because it won't. Your home is still subject to market value. It will add some value to your home, but more than anything it will add desireabil...

Notice of Trustee Sale filings set the date and time of an auction, and serve as the homeowner's final notice before sale. Yorba Linda,CA - Foreclosure Outcomes Foreclosure Outcomes—After the filing of a Notice of Trustee Sale, there are only three possible outcomes. First, the sale can be Cancelled for reasons that include a successful loan modification or short sale, a filing error, or a legal requirement to re-file the notice after extended postponements. Alternatively, if the property is taken to sale, the bank will place the opening bid. If a 3rd party, typically an investor, b...

I watched this video today and it almost made me sick to my stomach. But those that are fully immeresed in this industry see the truth in this video and how it makes sense. We can all say that there is alot of corruption in the banking system and how they don't make their decisions based upon whats good for the consumer anymore, their decision is based upon what is best for their pocket book. So instead of homeowners being able to successfully negotioate a loan modification that will allow them to stay in their home, they are pretty much forced to Short Sale or foreclose which leaves these banks still making a lovely profit from whichever one of the decisions, between foreclosure or short sale, is made. Please watch the video and share it if you deem it to be valuable information.

As I was working on my flyers for the new year I was thinking of the Pros and Cons of a Short Sale and a Foreclosure.. The pros to a short sale include: A minimum of 2-3 years to recover Get to walk away from the debt Can possibly extend your stay in the house a bit longer while the short sale is being negotiated Cons of a short sale include: There is a possibility the short sale will not get approved You still have to move Considering you don't file bankruptcy after the short sale is complete and you are able to move forward in recovering your credit, it will still be 2-3 years before you can buy again. Now the Cons of a foreclosure: You lose your house Your still stuck with that debt It will take you a minimum of atleast 8 years to recover from a foreclosure, and that is if you don't ...
