Yorba Linda California: A Fun, FREE Day at The Nixon Library & Birthplace on President's Day 2011       I Have  been a Yorba Linda Homeowner for 10 years. I pass by The Richard Nixon Library and Birthplace often. I usually do not think of visiting a  Library as a fun time but on President's Day the halls of the library are filled with characters from the past lots of families and laughter. Her and her husband are newly weds and in the market to buy a home.. They found a few they like but a good majority of them are short sales. What Does it Mean When The Short Sale Listing Says "Approved"? I have gotten this question several times from my buyers once we are in the beginning stages of finding them a home. Of course in the very beginning they usually say "No Short Sales, I don't have the time for that." Then your job becomes to warm them up to the idea of a short sale, if they found one they like, because by saying "NO SHORT SALES" they are shutting down over half the inventory that is available to them. A few months ago I had a client ask me, Why are you advising me to bid above the asking price? This is how I resonded: As you can see by the comps this property is priced $30,000.00 below market value. What I am advising you to do is place your bid according to the value of what homes are actually selling for in this area. I am advising that because with this being a short sale, a lot of agents will price it really low for the purpose of generating activity, but that doesn't necessarily mean that price is what the house is going to sale for. If you are looking to sell your home anytime soon, these are the pitfalls you should avoid. Don't base the value of your home upon the Zestimates you got off of Zillow. Zillow is NOT an accurate source to get your homes value. I have seen in some cases where their value is $75,000-$100,000 over what the market value actually is. Zillow also states in a disclaimer that it is best to consult a local real estate professional to get accurate and up to date information in regards to the best price to put your home at. I watched this video today and it almost made me sick to my stomach. But those that are fully immeresed in this industry see the truth in this video and how it makes sense. We can all say that there is alot of corruption in the banking system and how they don't make their decisions based upon whats good for the consumer anymore, their decision is based upon what is best for their pocket book. So instead of homeowners being able to successfully negotioate a loan modification that will allow them to stay in their home, they are pretty much forced to Short Sale or foreclose which leaves these banks still making a lovely profit from whichever one of the decisions, between foreclosure or short sale, is made.
