 Looking At A List Of Rot Projects  I am in the middle of bidding on a large dry rot project in Sacramento. The list is pretty extensive, several pages of spreadsheet, and needs to be put together this week. I expect to be bidding against a handful of vendors from the vendors list, I think we have all done some work on the property in the past.This project will have it's own challenges, I look forward to seeing how the bidding goes.

Yuba City Short Sale Success comes in many shapes and sizes. This particular Yuba City short sale at 2600 Red Bud Lane in Yuba City should have been about as plain vanilla as you can get. Bank of America first, Greentree second. Purchase money and a true hardship - how much better can it get? Well it was all good right up until the time Bank of America transferred the loan to Ocwen. While we knew it was going to happen and did all we could to get the approval before the transfer we came up a couple of days short and the loan was transferred. Good News for California Short Sales with Junior Liens Until recently, a California short sale with a junior lien (second mortgage) left open the slim possibility that the seller might have to pay a deficiency, even if the junior lienholder agreed to the short sale.  However, a new state law recently extended the same deficiency protections that previously existed for first liens in a short sale to junior liens, as well. The new law, which took effect on July 15, 2011, means that in the vast majority of cases, homeowners considering a short sale no longer need to fear the prospect of a deficiency.  In layman's terms, the bank will no longer be able to come after you after you complete a short sale (with a few, relatively rare exceptions). It's not that often I get to list what I feel is a "GEM"  of an investor's delight, but now that I have an REO listed and I feel pretty darn sure that any investor would be lucky to find this deal, I can't seem to find the right investor with any interest at all in the Yuba City, CA area. Here's a photo and here's a link to this already mostly rehabbed single family residence that offers an over-sized .21 acre lot, 2 bed & 1 bath with detached 2-car garage.
