Here is my year end wrap up of the Del Norte County Real Estate Market. Sales for 2013 were record setting in the number of residential transactions at 292.  The Del Norte Association of Realtors MLS history goes back to 2008. The average sales price for 2013 was 26% lower than 2008. What this tells us is that if you purchased your home for $200,000 in 2008, you would be looking at a sales price today of approximately $148,000. Ouch!  The average  sale price did increase in 2013 over 2012’s average by approximately $3000. This may be the start of the upward trend in prices that homeowner’s are looking for, however one has to be cautiously optimistic with this news as interest rates are predicted to increase by many market experts as well as increasingly stringent guidelines for buyers ...

  Really Big Weekend!!! My daughter, Elizabeth Gatti, graduated from University of Redlands. I can't begin to say how proud we are of our oldest daughter. She stuck it out and made it to the end despite giving birth to her two daughter's along the way.   Liz has a degree in Economics and is now in the job market. She is considering a career in real estate (I'm bribing her to come on board with me), however Crescent City is a long way from her current location so we will see if a move is in her families future. Of course it took the support of a good man to make it all happen. We are blessed beyond measure. Thank you Ben, for hanging in there with Liz. Congratulations to all four of you.

Two boxers, a male and a female, were running loose around the outside of our fenced yard this morning, driving our dogs crazy. We have a fenced area at the back of the house, and were able to corral them there with loving words and treats. THIS IS SO SAD. Although they have very sturdy collars, there is no identification on them. The male boxer is very protective of the smaller female boxer, and she is very loving to the male, but very shy. He followed my friend into the large enclosure, and they have not tried to dig out. They also seem to be very relaxed unless something sets them off. The male dog has a major scar on this back, but old and jaggedly healed. He does seem to have a medical problem. The female boxer has a slight limp. They may have jumped out of a traveling car or truck...

Many investors purchased their oceanfront or oceanview lots before the downturn of the market. There are quite a few bank owned properties (REO's) that need a bit of work done. For example, owners started to do upgrades, ran out of money, and lost the home. Most investors here in Crescent City, Del Norte County California buy low priced properties and fix them up themselves, then turn them into rentals. One particular client of mine only buys multi-unit properties but those don't come on the market much now. But there are great buys in single family homes under $100,000 and sometimes quite a bit under that. These are properties that need CASH TO CLOSE. Although we hear that this is a seller's market and that multiple offers are the norm, here in Del Norte County, California we still see some bank owned (REO) homes and short sales. These are slowing down, however, therefore I urge first time home buyers to get in touch with me before even this inventory has dried out. I found a spring phenomena I have never seen before, a baby pine cone! Normally I don't pay attention to pine cones until they start dropping out of the tall trees here in the fall.  Once I start taking photos, especially on a beautiful sunny spring day, it's hard to stop. My dogs and I first went up the hill on our normal late afternoon walk where I talk some wildflower photos.  Our neighbor has a lot of fruit trees on their huge property, the ones which attract wild animals in the fall like bears and deer.
