Actually with higher interest rates we find more people wanting to fix up their homes and make it more liveable and the FHA 203k program is a great way to do that. I recently moved from a house that I had built 22 years ago to a house that was built for someone else 33 years ago.  There have been some surprises despite having had (my first ever home inspection).I have a particular home inspector that I really like because he is also a licensed contractor. He likes to tease that he doesn't work anymore -- just does home inspections.  One of the reasons I like him is that he keeps up on changes in code and best practices in the home building and renovation industry.  So, of course, I chose him for my personal inspection.As he always does, he tested every outlet, but one,  in the house.  And they were all operating correctly.  The one he couldn't test was under the brand new carpet in the living room.  Shortly after I moved in, I had all the flooring...

I suppose it's possible that they still serve a purpose in terms of getting a house sold, but in many cases, the primary purpose seems to be advertising the agent listing the house instead of advertising the house.  Why does it feel this way to me?  When the sign has a picture of the agent that is the most prominent element, what other conclusions would you be led to?From my perspective, there are two primary purposes of putting a sign in the yard of a house for sale: First of all, it makes the house easier to find when one is showing it. Second, for the few random people that are still driving around looking for signs instead of beginning their search on the internet, the sign can be used as an opportunity to get more information about the house. Great question, isn't it?  Is a smart home right for you?  My discovery is that on some level almost everyone can benefit from smart home technology.I moved (and downsized!) my own home recently and am in the midst of remodeling to make it truly mine.  I've installed some smart home devices already and the two that I'm loving the most are the August Connect lock on my front door and my Liftmaster garage door opener with the MyQ connectivity app.Why do I love these?  Simple, because when I'm not home, I can see who specifically has entered or left my house by the front door and when the garage door has been used.  I also love that I can easily check remotely to be sure that when the front door has locked after the last contractor has left by the front door that the garage door is also cl...

What's the 2018 Tax Law Mean for Real Estate in Tehachapi?NAR (National Association of REALTORS®) is projecting a 1-3% growth in home values in 2018 but says that in areas with higher housing costs there could actually be a decline in value.  Why is that?The new tax law limits the state (and local) income tax and property tax deductions to $10,000 total.  That will definitely have a big impact in higher property value areas.  For example, a property valued at about $800,000 could expect to pay about $10,000 in property taxes leaving no "room" for a state and local income tax deduction.There are also changes in the amount of mortgage interest that can be deducted, but for loans originated before the end of 2017 and closed before April 1, 2018, they get a pass.  Again, these changes gener...
