I was raised in the Portland, Oregon area, where residents have to crush every object flat before they trash it, because they have such a limited amount that they can put out for collection. It's always seemed lazy and wasteful to take advantage of the fact that the amount of trash we put out every week here in Arvada Colorado is virtually unlimited. But I've gotten used to it. I may have to learn some new tricks. The City of Arvada, and other nearby cities, are planning to create city-wide trash collection policies. This is a good thing. Currently, *every homeowner chooses whoever they want to pick up their trash, mostly based on cost. Each company picks up on different days. Consequently, there are trash trucks on the neighborhood streets and trash piled up along the curbs every day. ...

This is the twelfth and final post in a series. If you haven't been keeping up, you can go back and read my first post about Gardening Between Denver and Boulder, and from there go to the second, third, etc.  If you are a Colorado gardener, especially in the area between Denver and Boulder, I'd love to hear about your favorite plants.   September 20 - Favorite plant of the day - well, this time of year I don't have any unusual flowers to offer. But thank goodness for the bright blooms of chrysanthemum! September 21 - as the gardens wind down I'm happy to still see Angel's Trumpet blooming and enjoy its scent. I used to think it was named Angel's Trumpet because of the delicate trumpet shape. But then I found out it's poisonous and I wonder if the name has a darker meaning! September 22...

August 23 - the late summer bloomers are coming into season now. This is tiger lily. I like them because they have such personality! August 24 - I have a re-blooming lilac, just getting back into boom. What do you think about that? August 26 - agastache. Dainty blossoms dancing on every breeze, beloved by bees and butterflies, and an intoxicating scent. Be careful where you plant it - it's in the mint family so will spread.   ************************************** I write po...

The following is a report I wrote to a client after I previewed nine Denver homes for them. Previewing homes is only one of the services I provide my clients. I thought there might be someone 'out there' buying a house who'd like to get an idea what to expect from a full service real estate agent, so I'm making this report public. Or, maybe one of these homes sound interesting to you and you'd like to know more about it. If so, give me a call! All these homes are currently for sale, and I viewed them on September 1. They were all south of 84th, and between I-25 and Zuni. They are all ranches with 2-car garages and basements, most of them were brick, some were half brick. They all have 3 or 4 bedrooms and 2 bathrooms. I've eliminated the addresses so I don't get in trouble with any listi...

I’ve been blogging about real estate issues between Denver and Boulder pretty steadily for over two years now, and have amassed a good collection of posts about Arvada neighborhoods.            I’ve also figured out that these posts are more popular than a lot of other topics I’ve written about, so I decided to organize them better, so folks can find this information more easily.   The first chart below consists of links to the neighborhood posts I’ve done in the past 30 days.   Just click on a link to see the median list price, median sold price, average days on market, absorption rate, and the percent of distressed sales (foreclosures, short sales, and homes the listing agent noted to need serious work).   The second chart below links to the initial post written about each ne...

Tracks and their trains are a fact of life for folks in Arvada. I wrote a post about it last year, which has generated a lot of phone calls, so I know it's on the mind of home buyers and sellers in our small town. You can read it here Arvada Life - We've Got Trains. Recently, I was doing some research for a client, and had an enlightening conversation with an Arvada City employee.  It seems the Union Pacific folks plan to add a second track alongside the busy track that traverses Arvada. The man I was talking to said he thought it meant there would be more traffic on the tracks. Union Pacific owns the right-of-way and the City can't do anything to stop it. That's something to give some thought to when considering whether or not to buy into certain Arvada neighborhoods. However, then I f...
