Eleven of the Arvada homes sold in April closed at or above list price. The upswing in the number of homes sold continued its, 30 homes compared to 17 homes in April of 2012.  Plus, the inventory has whittled down to just over a month, compared to a 3-month inventory just two months ago. See Arvada Homes for Sale between $200,000 and $300,000 See current market reports for Arvada, Westminster, and Broomfield CO (click the link) Read on for a report on Arvada Home Sales: Arvada homes listed between $200,000 and $300,000 are seeing a nice upswing in the number on the market since last month (54 today, 34 at the time of my last report).  That's a 60% increase in the number of homes available, and there is not yet a corresponding increase in the number of homes under contract (117 today compared to 110 at the time of my previous report). So, either the market is beginning to balance in Arvada's upper entry-level price range, or we will see a big jump in the number of under contract next month.  Stay tuned! In this price point, many Arvada homes are not in good condition, and then they do linger longer on the market. Still, 64% of the homes sold last month went for asking price or above. The Blues & BBQ for Better Housing Block Party returns to Arvada CO on July 14, 2013.  This fun family event is a fundraiser for Habitat for Humanity, raising $20,000 in 2012.   Held in Olde Town Arvada, Grandview Street is closed to traffic and the party starts at noon, goes until 8 pm. Hosted by The Duke Street Kings, see 18 hot local bands for ten bucks.  All bands volunteer their time and talent.  I don't see the lineup yet on the website, but I do know Austin Young & No Difference is scheduled to return, and if you've ever heard this kid play, you will want to be there just for that set, even if you can't make it to any others. Arvada's first-ever sand sculpture contest, via Sand in the City will be held on the Arvada Center lawn (6901 Wadsworth Blvd., Arvada). Join in the fun on June 14 between 4 pm and 8 pm, and on June 15 between 10 am and 6 pm. The event is free, and parking is free! The Landing at Standley Lake is one of the most highly sought after neighborhood in Arvada and our team receives several inquires about it each month. As we were looking at some Arvada Homes for one of our clients today, we ran a market report for the sold homes over the past 6 months and wanted to share that here. This report includes all homes sold, foreclosures, short sales and "regualr" sales, over the past 6 months. For his time period, there were 19 sold homes with a median sold price of $301,897. The most encouraging number in this report (at least for Sellers) is that homes old for roughly 98% of list price and the median days on market was just 14! The really nice thing happening in this price point of Arvada homes is the increase in the number sold; twice as many this year as the same month last year or the year before.
