Denver is 'most improved' U.S. housing market, Businessweek says - "In Denver, the economy and employment slowed just as other areas did during the recession, but things appear to be moving in the right direction this year," the report says.  Metro-area home prices increased 5.8% in the first quarter from the same period of 2009 as sales grew and distressed sales fell.  The report cites research by Development Research Partners of Littleton forecasting a 5% boost in both home sales and prices in the Denver-area this year.  "An influx of renewable energy companies and the relocation of kidney care giant DaVita's headquarters to Denver from California in 2009 are expected to create jobs," Businessweek's Venessa Wong wrote.  Read full article:http://www.bizjournals.com/denver/stories/2010/...

Denver-area home resales up 20% in May from 2009 - May completed sales of houses and condominiums increased more than 20% in the metro area, to 4,365, from the same month of 2009.  However, homes put under contract dropped roughly 27% to 3,883 year over year, partly because of the credits’ expiration.  “May really reflects a good month for resales,” said independent broker Gary Bauer, who’s also a Metrolist analyst.  “I like to use word normalizing to describe it, because that’s what our housing market is doing; it’s normalizing.”  Read full article:http://www.bizjournals.com/denver/stories/2010/06/07/daily23.html?s=industry&i=resi_real_estate

Motivational Mid week! "The longer I live, the more I realize the impact of attitude on life. Attitude, to me, is more important than facts. It is more important than the past, the education, the money, than circumstances, than failure, than successes, than what other people think or say or do. It is more important than appearance, giftedness or skill. It will make or break a company... a church... a home. The remarkable thing is we have a choice everyday regarding the attitude we will embrace for that day. We cannot change our past... we cannot change the fact that people will act in a certain way. We cannot change the inevitable. The only thing we can do is playing on the one string we have, and that is our attitude. I am convinced that life is 10% what happens to me, and 90% of how I...

Help building your credit!   If do not have enough credit line required to obtain a mortgage loan!   Or the credit scores are not high enough! Or have no credit at all!   First easy way go to your Bank, Credit Union, and ask for over drat protection on your checking account!  If you use that over draft on your checking account, then the bank, or credit Union will repot it to the credit reporting agencies, for example if you have $1000 over draft protection and used let's say $ 100 the Bank is going to report credit limit $1000 Credit used amount is $100. That will show on your credit report that you are using only 10% of your total credit line!  This way your credit scores will definitely go up!   Second way is to go to the same Bank or Credit Union and ask for a secured Credit Card, fo...

Commission Position On the Broker's Payment Or Rebating A Portion Of An Earned Commission! (Revised Position 4/13/2010) The License Law forbids a broker from paying a commission or valuable Consideration for performing brokerage functions to any person who is not licensed as a real estate broker. Thus, "referral fees" or "finder's fees" paid as the result of performing brokerage activities are prohibited. The question of whether or not a broker may make payments from his or her earned commission to a buyer or a seller in a particular transaction will arise because usually neither the buyer nor the seller is licensed. In a listing contract, the broker is a principal party to the contract and the consideration offered is the brokerage services. The broker may add to this consideration the...

Long- and Short-Term Rates Nearly Unchanged From Last Week - The 30-year fixed-rate mortgage averaged 4.79% with an average 0.8 point for the week ending June 3, 2010, according to Freddie Mac's Primary Mortgage Market Survey.  Last week, it averaged 4.78%, and a year ago it averaged 5.29%.  "The economy grew at a slower rate than originally reported in the first three months of the year, according to the Bureau of Economic Analysis, which suggests inflation will remain tame in the near term," said Frank Nothaft, Freddie Mac vice president and chief economist. HUD/REO properties new lead paint rule! Housing and Urban Development (HUD)  Real Estate Own  (REO)   If you are working with HUD-Owned REO property, this may make a difference. Prior to June 1, appraisers were required to make a lead-based paint test a condition in every appraisal of a property built before 1978. Effective June 1, that limitation for HUD REO properties only applies if there is observable defective paint. Your appraiser or lender may not have caught up with this very recent change. Here is the link to the Mortgagee Letter 10-17. http://www.hud.gov/offices/adm/hudclips/letters/mortgagee/files/10-17ml.pdf   This is just FYI only! Thanks

I do have a collection account on my credit report what should I do?   If you have a legitimate collection on your Credit report with organized crime collection agency!  Or their cousin rips off collection agency! First make sure there are no multiple collections on your credit report for the same account!  If there is, you need to make sure you are dealing with the right organized crime collection agency!  Never pay the collection account, because if you bring the collection account to Zero (0) it's going to be a negative entry on your credit report, and may adversely affects your credit scores! Sometime organized crime collection agency never sends you a notification about the collection, and they never ever send the proof right away regarding what's the collection about!  And most of...
