Mortgage Rates Decline - International money is flowing into the U.S. as result of the financial turmoil in Europe, pushing domestic mortgage rates to the lowest levels of the year and back near 50-year lows.  Falling mortgage rates could lift the U.S. housing market.   The housing industry had been bracing for months for a period of rising mortgage rates, triggered by the end of the Federal Reserve's $1.25 trillion mortgage-securities purchase program.  Instead, many in the industry now say rates could drift as low as 4.5% this summer from 4.86% now, instead of rising to 6% as some economists projected, making for significantly lower payments for Americans buying homes or refinancing their mortgages.  Read full article:http://online.wsj.com/article/SB10001424052748704904604575262713807...

Understanding the Home Appraisal Process Consumers are often baffled by the home appraisal process. They may feel their home is worth a certain dollar amount, and therefore, the appraised value doesn't make sense to them. It is important to know that appraisal guidelines are dictated by the lenders. In many states, the lenders must disclose the purpose of the appraisal, as each situation carries its own set of rules. In essence, lender guidelines force appraisers to put a fair market value on a home based upon comparable sales in the area where the home is located, as the home must be bracketed according to size and value. For example, there is no set amount associated with a great view, pool, spa, bathroom upgrades, etc. If a homeowner installs a custom pool that cost them $30,000, and ...

Those are proven sale closers. There are certain other improvements you can make to your home that will beautify it or create convenience for your family. When it comes time to selling, however, those improvements may do nothing to increase the value of the property and may even turn off potential homebuyers. http://www.brokeragentsocial.com/article/761/five-bad-home-improvement-ideas

Pillar To Post: EPA Renovators, Remodelers and Painters Rule In 1992 Congress enacted the Residential Lead-Based Paint Hazard Reduction Act (Title X of Public Law 102-550) to limit exposure of humans, especially children, to lead based paint hazards. Section 1018 of Title X regulates disclosure of lead-based paint in sales and lease transactions involving pre-1978 residential properties. On April 22, 2008, EPA issued a rule requiring the use of lead-safe practices and other actions aimed at preventing lead poisoning. Under the rule, beginning in April 2010, contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead co...

Here it is, the Friday before Mother's Day and I sit at my desk listening to those around me. I hear three out of the four say "I need to do something for my wife this weekend." My kids and I have already made the plans for my wife this Sunday. A day that could only be designed by an eight and a five year old. We will make the breakfast they want to give her. They have her gifts that they made her ready to go. Both are anxious to give them to her with a big smile of pride for what they see as a masterpiece work of art. Then off to enjoy the weather - a day in the park or a walk with the dogs. Of course, she won't need to clean all day, she will have that done for her as she sleeps in. My wife will agree I'm sure that the gifts from my kids are the greatest thing ever created and keep th...

Denver, CO ranks No. 3 in home appreciation - The median price of a Denver-area home rose 14.4% in March, compared with March 2009, ranking it No. 3 when compared to 20 other metropolitan statistical areas tracked by the National Association of Realtors.  The main reason that the median prices are up is because more sales are occurring at higher price points than in the spring of 2009, said Jeff Thredgold, the economist for Vectra Bank in Colorado.  Read full article:http://insiderealestatenews.com/2010/04/exclusive-denver-ranks-no-3-in-home-appreciation/ What is your Denver CO home value?   92% of homes sold priced below $500,000 in the Denver area - An analysis of Metrolist data by independent broker Gary Bauer shows in the eight-county Denver area, almost 93% of the homes sold and closed in the first quarter were priced below $500,000.  “The biggest change that I see is that in 2008 and 2009, homes priced below $100,000 accounted for a much bigger part of the overall housing market than in 2010,” Bauer said.  ”First, there are just not as many homes priced below $100,000 out there.  All of the activity is no longer at the low-end.  We are seeing more activity in the $200,000 to $300,000 range and the $300,000 to $400,000 range.”       Full article: http://insiderealestatenews.com/2010/04/92-of-homes-sold-priced-below-500000-in-the-denver-area/ What is your Denver CO ho...
