According to a recent study released by Federal Housing Finance Agency (FHFA.gov), Boulder County's appreciation for the four quarters ending September 30, 2010 ranked 53rd best out of the largest 301 metropolitan areas.  Boulders yearly appreciation for the year came in at .55%.  For the most recent quarter (July 1 - Sept. 30) the home appreciation was measured at .98%.  This quarterly appreciation  ranked 117th best in the nation.   Many of the areas which have shown the highest volatility during the boom and subsequent bust are now back gaining ground.  The top rated area in the nation for annual appreciation is currently held by Battle Creek Michigan.  Over the past five years homes in Battle Creek have depreciated by 9.53%.  This includes the most recent 1 year gain.  Other bounce ...

On a recent airing of the Today show, a viewer named Lauren from Boulder, CO, e-mailed a question to real estate guru Barbara Corcoran. Lauren asked, "We want to buy a home in Boulder, CO, and I've noticed many properties have been on the market over 60 days. How low of a bid is appropriate on $500,000 house on the market over 60 days?  I don't want to bid too high or low." Ms. Corcoran quickly knocked some sense into the e-mailer, saying that deciding to make a low offer based on the number of days on market is nonsense.  The best gauge of whether a low offer might be accepted is the seller's motivation. Boulder Colorado Real Estate - Sales Stats for October 2010 Sales in Boulder continued to be active for October.  Below is a snapshot of the market statistics for the month of October: Single family home sales increased by 10.5%% over October of last year (condo and townhome sales decreased by 22%).  On a year to date basis, sales increased by 23.7% for single family homes.  Year to date sales for attached dwellings decreased only slightly by 3.8%. It took longer on average to sell this fall.  Average days to contract for a single family home increased from 80 to 99 days and for attached dwellings, average days to contract increased from 82 to 108 days. We took a family expedition yesterday to do some shopping in South Denver and have lunch. We had lunch at Jai Hao, just off Parker Blvd.  First time we had been there.  Indian Restaurant.  We had the buffet.  Rasam was very spicy, Sambar was really good.  Not many appetizers.  Biggest problem I had is we only got one Dosa person for the buffet, completely unacceptable to me--I could have had a least 4 of them, they were not that big.  We did get a couple more and they did charge us extra for them.  Kind of counter to a buffet concept. We then went shopping at Arash and H-Mart.  Some pics below of H-Mart.

Our self-image and results are based on how we view and think of ourselves. How is 2010 going to end up for you?  My gross commissions are right on track for what I expected going into the year.  I didn't really believe I could do better and so I am getting what I expected.  How about 2011?  Are you starting to think about where you are going to end up next year? You never know when you are going to run into a past Client or existing Client during the day. Every morning when I take my oldest Daughter to school I see one of my past Clients I helped buy a home last year.  We enjoy saying hi and getting our 1-2 minute chat in before the bell rings for school. And this afternoon I was in Target picking up a few things I literally ran into one of current Clients.  Very funny :)  They are scheduled to close next Friday, so we did a quick status check and then chatted a bit about weekend plans, etc. I think this is a good example to the saying that all "Real Estate is Local." Boulder Colorado Real Estate - September Sales Statistics The mountains west of Boulder have already received their first snowfall (although the picture below is not from this season)  and the race amoung the various Colorado Mountain ski areas has begun to see who can open first!  We had our coldest seasonal temperatures last night and both yesterday and today, there was definitely a feeling of fall in the air. This is not a tweet.  This is not a Facebook update.  Not a txt msg.  Not an email with a bunch of happy face icons.  I am not sending you a viral video on YouTube.  And IMHO, I not LMAO!  This is serious, no one is reading books anymore. We are becoming a "screen" based society.  All day and night we are looking at some screen or the other.  I was on Pearl Street the other day and I noticed how many people walk and look at their smartphone at the same time.  And recently I saw a bunch of teenagers hanging out and they were all clicking away on their smartphones and laughing, they weren't talking, they were texting each other. I am guilty too.  Since I got my iPhone I am addicted to checking my email every two minutes, I don't want to miss anything.  I am constantly hopping on Facebook ...

They are a jeweler in the true sense of the word.  Their store is also their work shop where rings and jewelry are being made on a daily basis. Most jewelry stores are just retail outlets for many different designers, filled with salespeople, no designers or craftsmen. In their store you can speak directly with the owner, designers and the craftsmen who will be in charge of finding your diamond and building your engagement ring.  This complete control of the process allows them to control their pricing and to have influence over each and every aspect of buying an engagement ring. This is the first weekend since Labor Day where I do not have any appointments on the weekend.  And I could not be happier.  I am totally relaxing and enjoying the Fall weather and spending time with my family. We went to our Elementary School fundraiser on Friday night, had a Karate test for my oldest Daughter yesterday morning and then we went to a baby shower yesterday afternoon.  And then in the evening my Wife watched a movie after the kids went to sleep, our first movie in a few months, watched "The Ghost Writer" and it was very entertaining. And today is a "nothing" day.  This is what my youngest Daughter says when we don't have school or anything big planned.  We'll get outside and enjoy the great weather and I'll try to squeeze in some couch time to watch some football.  :) It ...

I have been a professional salesperson for many years and I have bought and read a ton of sales books, sales and motivational audio tapes, attended sales and motivational seminars, formal company sales training and I have spent thousands of dollars.  What was I looking for?  A sure fire way to be successful, earn more money, be happier, be healthier?  What was I seeking?  I ask myself these questions today and I think I was looking for an easy way to be successful.  Over time, I realized the answer I was seeking was within me.  I just needed to do the work, focus on what is important and do the best I can every day.  I wasted tons of money and time searching for something that never existed.  I wish someone had pulled me aside and told me what I know now; that there are no shortcuts in ...

How many prospecting calls do you get in a day?  Sometimes, it's overwhelming to me and very frustrating.  So many of these "lead generation" companies keep calling me.  And when they call my cell phone, I have to answer since I don't recognize the phone number and it might be a new client. And they all say the same thing: Stalker:  "Do you want a new Buyer who is ready to buy a home today?" Me:  "Sure, I love to.  How much will it cost me?" Stalker:  "Um, well, it depends" At this point I say thank you because I know there will be an up front fee of at least $99 or a monthly fee of $19.99 to join their program.  And then a referral split of at least 25%.  No thank you! Yesterday we hosted a broker open house at 772 Circle Drive.  It is listed for $5,900,000 and understandably, brokers and some members of the public at large wanted to see the epitome of luxury real estate in Boulder.  We had well over 100 people come and the food started to run out around 11:30.  The house got rave reviews from the toughest critics.  The day was beautiful and with all of the people the house really shined as a star for entertaining.  People were eating and drinking up on the top deck, the back patio the east patio and near the lower fountain.  The accordion doors were wide open, melding the kitchen with the deck.  This will be an incredible home to the lucky new owner.   I had my first opportunity to go into the Fourmile Fire burn zone today.  I visited the site of a friends home.  As you can see it was quite devastating.  Almost everything was charred but the birdbath and the saint were left standing.  My friend has such a great attitude and is seeing only the good that can come from change.  Where a door shuts another one opens.
