Next week I am hanging up my Real Estate License because all I have been reading about lately is how being a Realtor is a dying profession and I am going into the restaurant business.  The buzz lately on the news and blogs is how so many Realtors are changing jobs because business is bad and the public does not value our services. I don't know why Real Estate Agents are quitting since it's so easy being a Realtor.  We show three houses to our Buyers and after they see three houses they decide to buy one of them and then the Real Estate Agent and the Buyers execute a Contract on the hood of the Agent's car and the offer is accepted immediately and then the Buyers move into the house.  It's true, I see this play out every night on TV and it's so easy being a Real Estate Agent. Peak to Peak is a K-12 public charter school in the Boulder Valley School District and it's located in Lafayette, Colorado. It's a very popular school in this area because they offer an excellent education from Kindergarten all the way through High School. Boulder, CO - August Residential Statistics Here is a brief glimpse of the Boulder, CO residential market for the month of August as compared to August of 2009. Single family home sales increased by 7% while sales of attached dwellings decreased by 35.7%. YTD sales of single family homes increased by 12.7% while sales of attached dwellings decreased by 1.6% Average days to contract increased for single family homes to 66 days and for attached dwellings to 126 days. The number of active listings actually decreased for single family homes by 13.2% (494 homes) and by 9% for attached dwellings (447) The average sales price for a single family home increased by 2.4% to $651,414 and by a whopping 21.2% for an attached dwelling to $310,644. Colorado Fires Nearly Contained The Fourmile Canyon fire in Boulder is nearly 90% contained. Officials are now investigating the possibility that the fire may have started in a resident’s fire pit that was not fully extinguished. Meanwhile, a few miles north the Loveland fire also seems to be under control after burning 900 acres. The fire started on Sunday morning. Fortunately, the crews and resources from the Boulder fire were quickly able to get the upper hand on that one. Although the fires are mostly under control heavy aircraft are still flying overhead throughout the day. Boulder Colorado Saturday Sunshine It is a beautiful sun shiny day here in Boulder Colorado. When I stepped outside early this morning I could not see or smell any smoke from the forest fire. It is the first time since the fire started that it has been so clear. Because of the smoke I hadn’t bicycled since before the fire. Since the air was clear today I decided to go out for a spin. I bicycled 35 miles along the Front Range but I did not go up into the mountains. Officials now report they are starting to get the upper hand on the fire. Today I only saw a couple of helicopters flying and no air tankers. I am hoping this means the fire will be completely extinguished within a few days. Four Mile Canyon Fire Relief Center Volunteers Today, there is a drop off center located at 3111 28th Street in Boulder.  If you are thinking about making a donation; items are very much still needed. Items needed included all types of clothing for babies through adult, diapers, paper products, bath products, personal hygiene items, bedding, toys, and school supplies. Our Keller Williams office has been participating all day at the relief site, receiving donations, and sorting them into the appropriate bins so they can be taken to the distribution centers where fire victims can pick them up.   The morning started out slowly with lots of volunteers assembling boxes, setting up sorting tables, and getting organized.  However, when the donations started coming in there was much to do.  By ...

Boulder Forest Fire: More Evacuations Possible Officials hope to achieve up to 40% containment of the Boulder Forest Fire overnight but the optimistic outlook it tempered by a prediction of high winds in the area. Weather reports are warning of wind gusts up to 50+ mph this evening blowing out of the west directly toward the city of Boulder. As a result fire officials are warning of the possibility for additional evacuations. The area of concern is within Boulder city limits West of Broadway, North of Spruce and South of Dakota Ridge. Boulder Sunrise—We’re Still Here  9-8-10 Here are some sunrise photos from Boulder this morning. I was up on the side of the mountain around 6am. The smell of smoke from the forest fire was extra strong this morning but it wasn’t until I got up on the mountain that I could see how thick the blanket of smoke really was. The ‘inversion layer’ caused the smoke to drop close to the ground in the cool night air. Boulder Forest Fire Time Lapse Night Video The time lapse video below of the Boulder Forest fire was shot Monday Night. In it you can see the span of the fire as the flames race over the mountainside. The small moving lights in the foreground are emergency vehicles navigating the mountain roads. The Boulder County Emergency Services will meet with the Sheriff’s department, Fire Managers and other officials will at a community meeting at 7:30 pm this evening at Coor’s Field on Colorado University Campus. Rain in Boulder It’s raining in Boulder. Ordinarily that would be no big news but for the 300+ firefighters and the many people displaced by the Fourmile Canyon fire, it’s a much needed relief. The rain is not super hard but at this point anything is better than nothing. The sheriff’s department updated figures today reporting 140 structures destroyed and 54 damaged. However, I have taken a look at specifically how this question pertains to us in Boulder Colorado. There are two key questions that should be asked. Boulder Fourmile Canyon Fire Update Tuesday 9-7-10 @ 5pm Here are a couple of more photos of the fire that I took this morning. The first photo was taken in town near Glenwood and 30th St. looking up behind the Safeway in North Boulder. The second was taken from the front deck of my apartment. The last three photos were taken from the from Lost Gulch above Boulder overlooking the fire. The helicopters are dumping water and the tankers are dropping fire retardant. The latest reports are over 7,000 acres burned, 63 stuctures lost with only 50% of the burn area surveyed.Nine firefighters fighting the blaze also lost their homes. This is a good question to think about the next time you are buying a house.  What are you really buying when you buy a house?  You are buying the house itself, the foundation, the walls, the bedrooms and bathrooms, the kitchen, backyard, garage, etc.  But, I feel the biggest "thing" you are buying when buying a house is the city, neighborhood, community, and the public schools where the house is located.  Whenever I meet with Buyers we always have our first discussion where I learn what is important to them in their new home.  If the Buyers say the most important feature to them is having a big kitchen with granite counter-tops because they love to cook then I need to have a "talk" with them.  I feel it's my responsibility as a Buyer's Agent to educate my Buyers on the issues of buying...

Boulder Fourmile Canyon Fire Update This afternoon I watched as the sky grew orange and the sun was masked by the dense smoke from the wildfire. Around 4:30 I drove to Settler's Park and was turned away. I then drove to Lost Gultch above Flagstaff where over 100 people had gathered. It was a horrific scene. I have never seen anything quite like it. With my binoculars I witnessed 8-10 structures go up in flames. Eventually, the tankers flew in and began dropping fire retardant, but it hardly seemed to make a difference--the fire continued to grow for the 3 hours I was there on the rocks. Boulder Fire In Four Mile Canyon There is a huge fire burning here in Boulder Colorado in Four Mile Canyon. Boulder is completely enveloped in thick yellow smoke. Ash is falling from the sky. The smell of smoke permeates everything. The sky is yellow and the sun is a strange burnt red color. Early reports are that several structures have been destroyed and a fire truck burned over. Evacuations have been ordered for Four Mile Canyon and Sunshine Canyon. More to follow later today…
