This neighborhood sits on the eastern town limits and one side of it backs up to open space. It's not of the newer neighborhoods in Cedaredge, CO, but it's one that people love to call home. There hasn't been any change to the real estate sales and listing activity since last month's market report.  There are two homes on the market.  One home is a small two bedroom that backs up to open space. It has a small shop building and carport. It's a great value at $127,500. The other house is much larger with a large lot that backs up to open space. It's listed at $194,500. The fall market in this area continues to be strong with a lot of buyer activity in all segments of the market. In the last month we have seen some significant changes in the two bedroom home area of our market as well. Since my last two bedroom home real estate market report, we've seen quite a few of these homes sell and more come on the market.  In the last month four two bedroom homes have sold in the Cedaredge and surrounding area.  Prices for these sales range from $75,000 for a small townhome to $380,000 for an out of town property on acreage.  Also in the last month we've seen eight new homes come on the market. Nature in this part of Colorado never ceases to amaze me. From wildlife sightings to cloud formations and sunrises and sunsets...there's always something to please the eyes. This sunset picture was taken a few evenings ago. I was showing property the other evening, and this big bird kept following me around. I think he was smitten with me. I first got a glimpse of the bird when I pulled into the property. It flew out from a group of trees and across the yard.It stayed nearby even after my buyers showed up. It would make a brief appearance flying from tree to tree. At first I thought it was a big hawk. It wasn't until I saw it a few more times that I realized it was an owl. Due to the size it's probably a Great Horned Owl, but it's coloration is a bit darker than the ones I've seen. This real estate market report will cover those four bedroom homes for sale in the Cedaredge area. The area also includes the smaller towns of Austin, Eckert and Cory. The big news in our foreclosure/bank owned/REO segment of the market, is that inventory is way down. We aren't seeing that many of these homes come on the market. That's great news and means the market is recovering. This report covers the Cedaredge, Austin, Eckert and Cory areas. Last night was the first full moon after the fall equinox. This moon is always called the Hunter's Moon. It's also called the blood moon, although I didn't see it glowing red last night. Maybe I went to bed too early.This particular Hunter's Moon was also a supermoon which means the orbit is closer to the earth and the moon looks bigger and brighter. The effect of the moon appearing brighter actually started on October 14th. It will continue for several nights, so it's still possible to see a bright, almost full moon tonight. The supermoons also have a stronger effect on tides. Cedaredge is a great place for those that want to view full moons. That's because there are a lot of places out of town where it's easy to get a great view of the full moon without the disruption of city lights. ...

Activity is holding steady in this neighborhood. There haven't been any changes in the real estate sales or listings since last month's market report.    The fall market has been strong and I expect we will continue to see that up until the end of November. I have to tell you the operation is going very well. The Cedaredge Animal Shelter is behind me 100%. They are even trying to figure out a shelter for me to have out for the cats, because the weather is getting colder. The three kittens I trapped in July did very well at the shelter. They tamed down nicely. I did go in to check on them, and I couldn't believe how friendly they had become after a few weeks of good care. I wish I had thought to take a picture to share on this blog post. They were all so relaxed, and happy to be petted. Since I trapped those first kittens, I've also managed to trap a few male cats. Of course they've been taken to the shelter where they will be neutered and taken care of. So far the shelter hasn't wanted me to release any of them back into my area. The shelt...

Condominiums and townhomes for sale can be difficult to find in the Cedaredge area. That's certainly true right now. Throughout the summer there were several on the market, but at this there aren't any available. Not many condos and townhomes were built in this area. The highest concentration of them is on golf course. Here's an overview of the properties that did sell so far this year:Five townhomes have sold. Prices started off at $73,500 and went up to $205,000. Three of these sales were townhomes on the golf course. I think living in Cedaredge, Colorado is wonderful. I've called this small mountain home since 1999. The town sits at the base of Grand Mesa which is known as the world's largest flat top mountain. The mesa has over 300 lakes, and the fishing in a lot of them is very good. Just about ten miles up the road towards the mesa, the national forest starts and goes on for what seems like forever. If you are looking for someplace to live with a lot of shopping and other amenities...this might not be the place for you. Although if you are looking for someplace where you can enjoy the great outdoors and where every drive is a scenic drive, then Cedaredge might be the place for you. There flat out aren't a lot of condos and townhomes available in Cedaredge and the surrounding area. This may seem unusual for those that come from a larger populated area, but that's the situation here in this small, rural county. Not many of them were built. Everyone in the building and real estate business has an opinion on why this is. The general consensus is that people move here to enjoy the outdoors and their own space, and they aren't looking to live in a complex where there are regulations, and not a lot of space to call your own. There is no shortage of smaller bungalow style homes, and these serve very well as a condo and townhome alternative. This is a great neighborhood north of town. It sits on both the east and west sides of Highway 65. The yards are all at least one acre so there is plenty of elbow room, and if you really want privacy, there are some heavily wooded homes, too. The Colorado Grand Tour is a road show of early sports and race cars. All of these cars are pre 1960 models. This afternoon the group toured through the Northfork area and then made it's way over to Cedaredge. A portion of Main Street was blocked off so everyone could view the vintage cars. This is a neat car show where you get to see these vehicles in action.I don't really know what I'm looking at when it comes to antique cars, but I still enjoyed watching them. These vehicles are restored and detailed very well, and they had powerful sounding engines.
