From hot dogs to doggie baths and frozen dog treats, the day was for the dogs at the Surface Creek Vet Clinic. Doctors Jeff and Suzie host this open house every year. I really forward to it, but I think Lucky is finally catching on that this event isn't like an afternoon at the dog park. For Lucky it's bath time. But don't let that look on his face fool you. I think he's beginning to realize that baths aren't that bad and not much different than swimming in the lake. When the bath part of the afternoon is finally over, he has a great time. Today he had part of a hamburger, and he made a new friend. I took some new clients (now friends) of mine to the open house. They have a little dog which they call Abbey. We do have beautiful skies in Western Colorado. The color is so blue, and there are many different moods to experience. Clouds add to the beauty.I saw these big puffy clouds and they seemed to be begging to have their picture taken. If you are looking for a four bedroom home in and around the Cedaredge area...there is a lot to select from at this time. Several new listings have come on the market in the last month. This report will cover the small towns of Austin, Eckert, Cory and Cedaredge and the rural areas surrounding the towns. This information comes from the local multiple listing service (MLS).  There are 20 four bedroom homes on the market. This is the same number of listings as my last four bedroom home real estate market report, but the inventory has changed. Northridge is a large neighborhood in terms of the area it covers. It's just north of Cedaredge. It lies on the east and west side of Highway 65. Some of the subdivision is heavily wooded and other places are wide open with great valley and Grand Mesa views. There is some new real estate activity to talk about since my last report. At this time there are no active listings in Northridge. If you are looking for a five bedroom home in Cedaredge...act fast. There is one on the market at this time. There is also a Grand Mesa cabin available with five bedrooms. Last month's report showed four homes on the market with two being under contract. The two under contract homes have closed and sold. There's been some changes in the West Ador neighborhood real estate market. There is good news to report. We've seen the number of sales increase from last year and the average sales price has gone up. Here's one of my previous real estate market reports for West Ador. Let's take a look at the numbers: So far this year there have been three sales in West Ador. The average sold price is $213,333. Compare that to 2015 when the average sold price was $127,500. This low average sales price can easily be explained. There were two sales in 2015. One was a bank owned home that was under priced for the neighborhood and the other was a seller that was motivated to sell. I know Lucky sure could use a bath, and I know just when and where he's going to get it, but please don't let him know. When he gets in the car on that particular morning, he's going to think he's heading out for a good time with his doggie friends. The Surface Creek Veterinary Clinic is holding it's annual open house on July 30th, 2016. Part of the fun is a dog wash. The picture was taken at last year's open house. That's Lucky in the pool, and you can see how much he loved it...NOT.  There's going to be a lot going on. There are a lot of choices available if you are looking for a two bedroom home in or around Cedaredge. This quiet little subdivision sits on the east side near the town limits. Some of the homes back up to open space. There are no thru streets so there is very little traffic. Most of the homes are ranch style with three bedrooms. On the east side of the neighborhood there is a wide open pasture that allows for good views of Cedar Mesa. As regular readers of my blog know...I really love Cedaredge,CO. I've called it home since 1999. This small mountain town really has me hooked. I also love taking pictures and sharing them on Active Rain. There are so many great photo opportunities in my area. The mountains, rivers and canyons are just that way. They seem to have their own moods. From sunrises to sunsets and the all the hours of the days and nights in between, there is always something that stands out to me about Cedaredge. When people think of Colorado they don't often think of the luscious and juicy fruit grown on the western side of the divide. There are communities that have become famous because of the local produce. There's Olathe Sweet Corn, and Palisade Peaches. There something about the warm days and cool night that make the fruit around here extra special. Although some would argue there's something special in the soil. Maybe it's a combination of both. Cherries are the first fruit to ripen. Cherry season is just beginning. The trees are a bit slower to ripen the higher the elevation. This is a great time of the year to be taking pictures. There are so many photo opportunities available. Between the flowers and the insects that love them, I can really get a lot of neat photos. I was pretty happy with how these butterfly pictures turned out. This swallowtail absolutely loves the milkweed plant I have in a flower bed. I have a friend that wants me to take out this plant, because many consider it a weed. I don't. This market report covers the Surface Creek Area of Delta County. That includes the small towns of Austin, Eckert, Cory (collectively called Orchard City) and Cedaredge. This is the area from where Highways 92 and 65 meet up to Grand Mesa. The number of foreclosure/bank owned listings is holding steady since my last report. Even though that number is steady, it's still way down from this time last year. If you're in Cedaredge it's just a short trip to take a giant step back in time. You can do this by visiting Pioneer Town. The Historical Society is gearing up for it's annual Night on the Town at Pioneer Town. It happens on June 25th from 6 to 9PM. I think we are finally finished decking out the office for the summer season. We even have the fountain running. When I say we, I'm talking about me and Casey. Casey is someone that worked for Cedaredge Land Company, and we have missed her since she left a few years ago. Now she's back. This weekend is the 3rd Annual Celebrate Cedaredge street festival. The event started several years ago after the town remodeled our historic Main Street. My office is on Main Street. So we love this event. It was really important for me and Casey to make sure the outside of the office looks nice for the celebration, and for the summer. I think we accomplished that.
