The weather is still cool and rainy in Cedaredge. We can expect another day or so of that type of weather and then it will warm up again for a bit before it rains again next week. Lately the hummingbirds have been flocking to my feeders. They work really hard to keep their energy level up during this cool stretch of weather. I like to keep them well fed, and they are so much fun to watch. I expected to see a bunch of them this evening, but they seemed to disappear. Normally the area around my patio is alive with their buzzing sound. As you can see from this picture, someone else had other plans...possibly a different type of dinner plan for the little birds. That's Aslan in the picture. He's a menace. He likes to taunt birds and dogs. Just ask Lucky. He'll tell you that Aslan is always u...

There is some new real estate activity to report since last month's neighborhood market report. I think the latest information shows how the real estate market is gaining strength all over the Surface Creek Area. This report will focus on the properties listed in the local MLS in the Cedaredge Estates neighborhood. This is a neighborhood that people love to call home. The area backs up to a large open field. It sits on the east end of town and is very quiet with very low traffic. You almost forget you are in town.   In the last month, two new listings have come on the market and one is already under contract.  There are two properties listed that are available. Prices are $127,500 and $163,000. The lowest prices listing is a two bedroom home.  One home has sold since the beginning of th...

The Northridge neighborhood is north of town. It has great mountain and valley views. A lot of the homes and lots are wooded and some of them have a year round 'creek' running through them. This is a neighborhood that people love to call home. The lots are all at least one acre and some of them are two to four acres...so there is plenty of room between the homes. There is some new neighborhood real estate activity to report since last month's report. There is also a nice lot available for someone that wants to build their own custom home.  One home has come on the market in the last month.  There are three total properties listed for sale. One of them is under contract and pending a sale. Two of them are active listings.  Prices start at $295,000 and go up to $395,000. The higher priced...

Since last month's report we have some new listings on the market. Even with that the overall number of foreclosed homes listed for sale in and around the Cedaredge area is very low. This report covers the small towns of Cedaredge, Austin, Eckert and Cory. It includes those properties listed as bank owned homes in the local MLS. Here's a look at the homes on the market: There are five active listings. Four of them are new on the market since last month's report.  Prices start at $83,250 and go up to $259,900. The average listed price is $158,590. The median listed price is $125,000. There are two homes under contract.  Of the active listings, two of them are out of town on lot sizes over one acre. This is a part of the market where the inventory changes very quickly. If you would like m...

This event is held once a year in the spring. It's hosted by the Town of Cedaredge. I know this is short notice, but better now than never to share the information. The clinic is tomorrow (April 16th) at the town park. It starts at 1pm and will go until 4pm. Meet at the Lion's Club pavilion. Remember...no puppies under four months old and your dog MUST be on a leash.I talked with Surface Creek Vet Center. Dr. Jeff will be on duty to give your dog the shots. It's $10 for a rabies shot and $10 for DHPP shot (this covers distemper and parvo). If you live in town, it's required you have your dog licensed. You have to have a rabies shot to get a license and be in compliance. A license is good for a calendar year and cost $10...if your dog is spayed or neutered. If your dog isn't fixed then t...

There have been several changes in this segment of the market since last month's report. This report covers Cedaredge and the surrounding communities of Austin, Eckert and Cory. It will also include some one bedroom listings.   At this time there are 22 active listings and five listings under contract.  Six of the listings are new since last month's report and one of them is already under contract.  Four of the active listings are one bedroom homes.  Prices start at $19,995 (this is for a small trailer in a 55+ neighborhood) and go up to $750,000.  The average listed price is $185,985 and the median listed price is $139,900. All over you can see the signs of spring. The tulips and daffodils are up. The willows are budding and the apricot trees are flowering. It's spring time in Cedaredge. On our colder nights, those that get below freezing, you can hear the wind fans running in the orchards. They work to take the cold air off the ground and circulate the rising warmer air back down to the ground to keep the buds from freezing. A heat source is used on the ground to make the warmer air. It's all very scientific, and I should do a blog entry on how they work. Even with spring arriving, that doesn't mean we can't still see some reminders of winter. The town of Cedaredge sits at about 6,200 feet above sea level. The weather can play some mean tricks on you at this elevation. Just when you think spring is here t...

In this market five bedroom homes tend to be larger or homes with basements that have a bedroom or two in them. This report will cover homes in the Cedaredge, Austin, Eckert and Cory areas and cabins on Grand Mesa that have at least five bedrooms. There's only been a slight change in this information since last month's report.  At this time there are six active listings. We are up one more listing over the last month.  Prices start at $275,000 and go up to $375,000. One is a property with two homes that bring the total bedroom count to eight.  All of the listings have an out of town location on acreage except for the Grand Mesa cabin. It sits on a standard sized lot for that area.  The average listed price is $332,308 and the median listed price is $337,425. No five bedroom homes are un...

If you want to sell your Panorama Heights home now is a great time to get it on the market. There are no homes listed for sale in the local MLS (multiple listing service). This means that now is a great time to put your home on the market. There isn't any neighborhood competition, and this is a place that people love to call home. Here's what's been happening in the neighborhood:  March real estate information for Panorama Heights.  February real estate information.  January real estate information. Inventory is low all over Delta County, but there are still buyers searching for homes. If you would like more information on how to get your home on the market, I can help you with that. I would also be happy to talk with you about the local real estate market and pricing. You can click on ...

Collectively the last three towns are known as Orchard City. Because of the popularity of three bedroom homes, this is an area of the market where we see the most change.  Since last month's report 17 new listings have come on the market.  At this time there are 70 homes for sale.  Prices start at $30,000 and go up to $890,000. How about a shot of wild turkey? All I can say is this guy was in full strut and showing off for the local ladies. This tom wasn't going to give up, either. He was on a mission to pick up a domestic hen or two. I took these pictures at a house I have listed. I know the neighbors have domestic turkeys. That's the white one you see. I also know the wild turkeys can be lured in by the domestic females, and it's that time of year when a young man's (tom's) fancy lightly turns to thoughts of love. Prior to the 1980s, Colorado almost lost it's turkey population due to over hunting. In the 1980s the state Division of Wildlife put plans into place to increase the populations of these birds. The programs were very successful and now wild turkeys are a fairly common sight throughout most of the s...

Surface Creek Animal Shelter Building Fundraiser Update March 2016The Surface Creek Shelter has a sign up on the Foodtown sign on Highway 65. You can't miss it. Now you can tell at a glance how close we are to getting a new animal shelter building.  The sign will be updated as money is raised for the new shelter. The group, Friends of Cedaredge Animal Control (FCAC), is working to raise $120,000 for a much needed new building. The old trailer (current building) is falling apart. So far $35,000 has been raised. The group hopes to break ground this fall. The Surface Creek community has shown some wonderful support towards the project. Two recent fundraisers added about $10,000 to the building fund, but there's still a long way to go.Here's what you can do to help: Make a donation. Go to su...

West Ador Cedaredge Homes for Sale Real Estate Information March 2016The market is slow and steady in West Ador Subdivision. This neighborhood doesn't experience a lot of turnover. It's a place the residents love to call home, and there are a lot of good reasons for that. West Ador has nice views of Grand Mesa. Some of the homes back up to open space for even better views and great sunsets. It's a low traffic area with no thru streets. The neighborhood is centrally located to a lot of what Cedaredge has to to offer. The homes are mainly one story, but there are a few two story and bi level floor plans. Here's a look at the current real estate market activity since last month's report: There are two active listings. They are priced at $225,000 and $239,900. Two homes have sold in the las...

Northridge Cedaredge Homes for Sale Real Estate Information March 2016There is some real estate activity to report in the Northridge neighborhood. It appears the neighborhood activity is warming up with the weather. Here's a look at last month's market report which also has sales history dating back to 2014. At this time there are three homes on the market and two of them are under contract. One is a new listing since last month and it went under contract within days of coming on. Listing prices start at $235,000 (this is the new listing that went under contract right away) and top out at $395,000. This one is also under contract.  No homes have sold since the first of the year.  While activity has been slow in this neighborhood, things do change. New listings come on the market and pro...

Affordable Homes for Sale Cedaredge Estates Real Estate News March 2016Cedaredge Estates is a neighborhood that people love to call home. There generally aren't many homes selling in this neighborhood, because there aren't a lot of them on the market. Slow market conditions and the lack of homes for sale have kept real estate activity down over the last few years. Last month's real estate report does a good job of analyzing home values in the neighborhood. Here's a look at the current inventory of homes. At this time there is one active listing, and one home under contract. The active listing is a small two bedroom home. It's priced at $127,500. The under contract home is a more typical three bedroom home for the neighborhood. It's priced at $155,900. The spring buyer market is heating ...

Foreclosure Homes for Sale Cedaredge CO Real Estate Information March 2016Not much has changed since last month's report. The number of foreclosure listings in the Surface Creek Area is still very low. I expect we will see the number of listings stay low because decreasing inventory in this segment of the market has been the trend for the last two years. Throughout Delta County the sale of foreclosure homes accounts for less than 10% of the residential sales. Here's a look at the current bank owned listings for Cedaredge and the surrounding area: There are three properties on the market, and one is under contract. Prices start at $90,170 and go up to $283,900. The higher priced listing is on two acres, out of town with nice views and a large shop.  One listing is new since last month's ...

Serendipity Sunday...Share Your Nature Pictures Calling all nature lovers and photographers. I really enjoy sharing the pictures I take on Active Rain. If you have a shot you would like to share, please post it below. Some of you may remember my post from about two weeks ago. I was really lucky and got some neat bald eagle pictures. I was up in the same area yesterday and saw the bird again. I don't honestly know if this is the same bird, but there's a good chance of that.   This bird didn't want to move, either. It watched me and I watched it and took a few pictures. I still want to get a picture of one in flight. These birds are amazing to me. They are so big, and so majestic looking. I'm glad this is our National Bird and not the turkey like Ben Franklin wanted. In Colorado there are...

How Big of a Lot Do I Need to Build a Two Bedroom Home in Cedaredge? This was a question I was asked by a buyer earlier this week. The answer isn't simple, because it really depends on what size of a home you want to build. In Cedaredge and the surrounding area, you can build any size two bedroom home you want.In town you have to consider the setbacks. Generally you have to have the front 20 feet from the edge of the curb and the setback is five feet on the sides. The golf course development has different setbacks. It's 25 feet from the curb and 10 feet on the sides. As always you should confirm the setbacks with the town. The lot should be researched for utility easements. Those should also be considered when building. In town lot sizes vary, and your lot selection should take into cons...
