Rental prices are Mile High in Denver, it just might be time to buy. My middle son recently had several friends graduate from college and many are finding their first "big-boy/girl" job as an adult. After living away from the parents for the past 4-5 years, it is very difficult to transition back into living under mom and dad's roof again. However with rental rates approaching $2,000 for a 3 bedroom townhome that makes for a very difficult decision. Do you sink everything into a rental with a couple friends, so you can be on your own, or do you play it smart, move back home for a year or so and start saving some money to put a down payment on a house. That would be the smarter move. Although I am seeing an even smarter move, several parents are in a position to help their adult kids pur...

Things to do at Tagawa Gardens: August 2014   I enjoy shopping at Tagawa Gardens. During my last visit in early July, I wandered around the indoor gift shop. They had many wonderful and unique items including yard art and decor; gardening clothes, tools and hats; greeting cards, pillows and pottery. And as you can tell from the photo, outdoor furniture! After perusing for a bit, I ended up purchasing a lovely brass and glass hummingbird feeder! I had a cheap plastic one from last year and decided I needed an upgrade. My sister claims she saw a hummingbird when she was visiting, but I still have not seen one myself! I think they are hiding from me!   In addition to their shop and nursery, Tagawa Gardens offers weekend classes, concerts and other events. Get out your calendar and save the...

If you remember one thing from this article, please remember this: The Colorado Real Estate Commission approved contract to buy and sell real estate is extremely slanted in favor of the buyer. Every builder’s contract is not in favor of the buyer. Listen, I have nothing against builders. I like builders and have many good relationships with builders, but buyers need to beware of builder contracts. You see, a builder’s contract is not approved by the Real Estate Commission and is written to protect the builder, not the buyer. There’s nothing wrong with that, but if buyers are expecting the same contingencies and protections they would receive when they buy a re-sale home with an approved contract, they need to wake up. The builders know that there is no inventory in the market. They are ...

Whether it’s a new restaurant opening, a cocktail event, fundraiser, new art exhibit; you name it and this city has got it. If you have been around the real estate game for any period of time, you must have heard of the term “quiet listing” or “pocket listing.” This means that a realtor has a client who would like to sell their home, but does not want to put it on the market. Here is how it works: A seller calls their agent and says, “If you know of anyone who might be looking in this neighborhood, could you tell them about our house?” The agent then usually asks a series of questions, not the least of which is, “Do you want to put the house on the market?”  This entails a listing agreement, entering it into the multi-list, marketing it, and scheduling showings. This is usually where the conversation ends because the seller doesn’t want to do all that and they just want to sell. They are basically saying tha...

This column goes out to my fellow real estate agents. When my fellow owners at Keller Williams were courting me, they started asking all kinds of uncomfortable questions like, “What is your cost to do business? What is your cost per listing, cost per buyer? What is yourmarketing budget? How about the ROI from the marketing budget, how many leads are you generating per month, where were they coming from, what was the conversion rate of the lead, and what is the total transacted volume and number of units, average commission after expenses, etc., etc., etc.?” I am ashamed to say that three years ago, I did not know those answers. Back then, I thought more like a real estate agent and not as a businessman. I didn’t realize that there was a difference. You see, real estate agents get up eve...
