 In the Colorado Springs area, the real estate market is a sellers market overall.  However, that does not mean that all homes are selling quickly and for top dollar.   With the exception of the lowest price ranges, buyers are actually very picky.  They are willing to pay top dollar for the house they want IF it is updated.    If they can't find what they want, they appear to be content just waiting.   (Note:  This post is somewhat a work in progress.    I plan to update  it over the next few days to include more pictures and specific sales statistics for the full month. )   Homes that are not updated are NOT selling very fast unless they are priced low enough that an investor can purchase the home, gut the kitchen and bathrooms, make the updates and then resell the home.  They have to ...

The Briargate subdivision of Colorado Springs saw a new high Median Sales price in January of 2018 of $384,900. This is a big deal for a subdivision that started with home sales in the low $100's back in the 80's. As a matter of fact, I remember being at a Colorado Springs Real Estate Company in the late 90's when an agent announced in an office meeting "Can you believe someone just listed a house in Briargate for $350,000?". This was a big deal back then because Briargate was where you took your buyers that were looking in the $150,000 to $250,000 range. The community was well planned and pricing was very consistent. We are still seeing the impact of the holiday season to the local real estate market as predicted. Active listings are down 8% over December and sales are down 22%. Average Sales Price and median sales price both up by 1.3%. From one year ago, Active listings are down 7% and sales are up 3%.  The average sales price and median sales price for Colorado Springs MLS are both up 10.2%. Inventory is 1.3 months MLS wide. One year ago inventory was at 1.5 months.

    January was a slow month for closings, which we anticipated due to the low number of pending properties the previous month. But it was a very active month for buyers. The Briargate area of the MLS, which includes Cordera, Wolf Ranch, and Pine Creek, saw a 225% increase in pending properties over December. Of the closings that did occur we saw a big jump in sales price. In December 35.4% of the homes sold were priced under $300,000, in January only 8.7% of the homes sold were priced under $300,000. 32% sold for list price and an additional 16.5% sold for above list price. This means that 48.5% of the homes in District 20 sold for list price or higher. All good news for sellers but means a very competative market for buyers!The average sales price and median sales price are both up 5%...

The real estate market in Academy District 20 in Colorado Springs slowed down a bit over the month of December in preparation for the holidays. Active listings, new listings to the market, pendings, and solds are all down from the previous month. Average sales price is the same and median sales price is down 3%.  From one year ago, the average sales price is up 9% and the median sales price is up 10%. The Colorado Springs Real estate market continues to follow typical annual trends with low inventory and an increase in average sales price and median sales price. Our current inventory is at 1.2 months, which is making it difficult for buyers to find acceptable properties and in heavy competition when they do. Homeowners who do not have to sell, are not making the move. Those that do, have to act quickly when their home hits the market, often receiving multiple offers. The East Colorado Springs housing market saw a good month in October of 2017 but not a great month. The overall market in El Paso County Colorado has seen some slowing as well. The Briargate real estate market has been one of the stronger stories in the greater Colorado Springs Real Estate market. Over the last ten years, this area has seen a Median Sales Price 18% increase from 2007 but a 35% increase from its recession low in 2010.The most surprising statistic is the actual number of home sales we are seeing in the Briargate Real Estate Market. East Colorado Springs has become a popular area for Colorado Springs Home Buyers. In the month of September of 2017 the area saw 136 home sales. The Briargate subdivision of northern Colorado Springs, Colorado has seen another impressive month of Real Estate sales. September in Briargate saw 119 sales, that's a 170% increase from the September low of 44 in 2010. The volume of sales in Briargate for September of 2017 is very impressive but the Median Sales price is even more impressive. Briargate saw a 10% increase in the median sales price from 2016 to 2017.  This is impressive but if you pull back to the most recent low of $260,000 in 2010 the increase is an impressive 35%. This is really impressive because El Paso County and Colorado Springs are generally thought to show slower, steadier rates of growth. There were 108 sales in the "East" MLS area of Colorado Springs for August of 2017. This is up 64% from the Feb low of just 66 home sales but off 10% from its high in June of 120 sales. We feel like the 10% decrease has more to do with normal seasonal slowing in conjunction with lack of inventory.Year-over-year August home sales in East Colorado Springs have stayed consistent for the past three years. We think this a lot to do with the rapidly escalating prices in Downtown Colorado Springs. Briargate Sales Numbers-August 2017   Number of Sales 96 Median List Price $362,450 Average Days on Market 32 Average Price Per Square Foot $122.35  There were 96 sales in the Briargate subdivision of Colorado Springs for the Month of August of 2017. This number is down 27% from August of 2016. We think this decrease has more to do with lack of inventory and affordability than lack of demand.  Briargate has gotten more expensive, especially over the last three years. The Median Sales price in Briargate is now $358,250.
